The man needs to be an all-around handyman with basic plumbing, electrical, mechanical,and carpentry experience. The job will be small projects as part of a new home build as well as maintenance or small renovation projects on the current home.Tasks could include installation of doors and windows, installation of cabinet blocking, deck building, lawn mowing, soffit framing, etc. Must be a self starter, and can see what needs attention. His partner can assist with job site work or home chores or child care depending on preference. Ideal candidates will love dogs and be interested in watching our 2 adorable shih-tzus when we are out of town. We are very flexible on the structure of the position and willing to work with the right candidates to create a situation that is best for everyone.
Housing could become available after first year of work, but is not available at current time. There is space on the property for a camper if that is a housing option of choice. Salary would reflect experience and whether a full or part time position is desired. Open to negotiation!

Essential Functions:
- Respond to and complete service requests in a timely manner.
- prioritize tasks throughout the day.
- Provide excellent customer service when interacting with residents, guests, and vendors.
- Identify any issues regarding safety, hazardous conditions or maintenance needs in the community and correct them.
- Perform preventative maintenance on equipment within the community.
- Accurately complete records in Rent Manager regarding service requests, preventative maintenance, and meter readings.
- Perform metered utilities work as required, including inspection duties, repairs, preventative maintenance, and emergency response.
- Perform electrical and plumbing work as required.
- Perform pool maintenance.
- groundskeeping, housekeeping, distribution of notices, property and unit inspections, and other tasks as needed.
- Demonstrate knowledge of technical skills as it relates to property maintenance.
- Troubleshoot and repair HVAC, plumbing, electrical and all other systems at the community.
- Ability to work a varied schedule including weekends and holidays as required and able to accommodate an on-call schedule.
- Obtain bids from outside contractors for work that is outside the scoop
- Purchase maintenance supplies for the property while staying within the planned budget.
- Landscape and irrigation knowledge.
- Key and lock replacement.
- Comply with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
- Take and address after hours emergency calls and respond accordingly.

Physical Requirements:
Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment up to 100 lbs.), climbing ladders/stairs, and walking on rooftops.
- Ability to lift, push and pull up to 100 pounds.
- Ability to walk around the property several times daily - up 10 miles a day.
- Ability to walk on uneven surfaces.
- Ability to climb several flights of stairs several times daily.
- Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion).
- Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment.
- Must be able to complete tasks wearing appropriate safety equipment (i.e., goggles, masks, gloves, etc.)
- Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, etc.
- Must be able to apply common sense understanding to carry out instructions and plans.

- Requires public contact and excellent interpersonal skills.
- Will be exposed on a regular basis to outdoor environment (i.e., heat, cold, damp, rain, etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.)
- Will be exposed to some low-level noise when using power tools.
- Hazards can be minimized with proper lifting techniques, SDS and general safety training, and wearing of proper safety equipment.
