Mobilehome Park Operations and Maintenance Couple
LOOKING FOR an experienced Maintance team to operate an all ages manufactured home community and RV Park in Serria Vista Arizona.
Job duties for management aspect include experience in a general office with strong communication and marketing skills, attention to detail, computer skills, collecting rents and making deposits, processing monthly reports, enforcing rules and regulations, issuing rule violation notices when necessary, screening prospective residents and processing new resident paperwork. Landscaping and maintenance is part of this position.
Must have maintenance experience Must have the ability to deal with resident issues and prospective residents in a professional manner, handle after hours emergencies, be organized and able to prioritize projects.
Bilingual would be very helpful!

Compensation is 60k per couple on contract!
Essential Functions:
- Respond to and complete service requests in a timely manner.
- prioritize tasks throughout the day.
- Provide excellent customer service when interacting with residents, guests, and vendors.
- Identify any issues regarding safety, hazardous conditions or maintenance needs in the community and correct them.
- Perform preventative maintenance on equipment within the community.
- Accurately complete records in Rent Manager regarding service requests, preventative maintenance, and meter readings.
- Perform metered utilities work as required, including inspection duties, repairs, preventative maintenance, and emergency response.
- Perform electrical and plumbing work as required.
- Perform pool maintenance.
- groundskeeping, housekeeping, distribution of notices, property and unit inspections, and other tasks as needed.
- Demonstrate knowledge of technical skills as it relates to property maintenance.
- Troubleshoot and repair HVAC, plumbing, electrical and all other systems at the community.
- Ability to work a varied schedule including weekends and holidays as required and able to accommodate an on-call schedule.
- Obtain bids from outside contractors for work that is outside the scoop
- Purchase maintenance supplies for the property while staying within the planned budget.
- Landscape and irrigation knowledge.
- Key and lock replacement.
- Comply with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
- Take and address after hours emergency calls and respond accordingly.
- Other duties as assigned by Ownership.
Physical Requirements:
Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment up to 100 lbs.), climbing ladders/stairs, and walking on rooftops.
- Ability to lift, push and pull up to 100 pounds.
- Ability to walk around the property several times daily - up 10 miles a day.
- Ability to walk on uneven surfaces.
- Ability to climb several flights of stairs several times daily.
- Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion).
- Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment.
- Must be able to complete tasks wearing appropriate safety equipment (i.e., goggles, masks, gloves, etc.)
- Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, etc.
- Must be able to apply common sense understanding to carry out instructions and plans.
- Deals with standardized situations with occasional or no deviations from standard procedures.
- Requires public contact and excellent interpersonal skills.
- Will be exposed on a regular basis to outdoor environment (i.e., heat, cold, damp, rain, etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.)
- Will be exposed to some low-level noise when using power tools.
- Hazards can be minimized with proper lifting techniques, SDS and general safety training, and wearing of proper safety equipment.
- Attendance and punctuality are essential for success in this position.
