Management Couple - Must Have Mobile Home Experience - Monroe, WI

Property Management Couple / Team position for a Manufactured Home Community.
Location: Broadhead, WI OR Monroe, WI, OR Onalaska, WI
Compensation: $33-50K for the team

We are looking for a self-motivated couple to manage a Mobile Home Community. The team must live on property. One person will work in the office working with computer systems, residents, collecting rents, accounts payable, filing, and all other aspects of office work. The other person will work outside doing mowing, edging, painting, snow-plowing, light plumbing and electrical, and all other aspects of maintenance.
Property Manager:
- Direct sales and marketing activity.
- Perform weekly property visits with follow up.
- Ensure that all rents are collected and handle delinquency accounts with Attorney.
- 3 years of related management experience in retail, hospitality or property management preferred.
- Clear understanding of the budgeting process and effective financial management and analysis.
- Knowledge of computer systems is a must. Proficiency in rent management-based software.
- It is expected and required all business practices are conducted in accordance with company policy and procedures.
- Must be flexible, willing to work Saturdays, and able to adapt in a fast paced and ever-changing environment.
- To adhere to all applicable fair housing laws governing real estate sales, leasing and management maintenance service.
Maintenance Manager:
- Physical ability to effectively accomplish diverse skilled work in the repair and maintenance of facilities.
- Clean vacant lots.
- Basic electrical and plumbing repairs.
- Respond to resident service requests when applicable.
- Follow safety precautions.
- Complete all work in a timely manner, without sacrificing quality.
- Ensure the maintenance of equipment and tools in a clean, secure, and appropriate working condition.
Qualifications for Both Roles:
- A minimum of 2-3 years of property management experience.
- High school diploma or GED.
- Excellent customer service skills.
- Excellent communication, problem-solving and organizational skills.
- Detail oriented with strong time management, leadership and follow-through skills.
- Ability to multitask and be a team player in a fast-paced environment.
Compensation is based on experience. Property Management experience is required.

Responsibilities include, but are not limited to:

Maintain an exceptionally clean facility, including outside maintenance
Greet customers and others in a professional manner Show, Rent and clean units
Maintain financial reporting and bookkeeping systems provided by the employer
Perform market surveys
Answer the telephone in a professional manner
Make collection calls to late tenants
Process liens and auctions when necessary
Perform daily lock check and patrol facility on a continual basis daily
Communicate facility issues with Director of Property Management in a timely manner
Clean public restroom and stock with supplies as needed
Clean facility, including sweeping, picking up trash and cigarette butts, using the blower, mop, pressure wash etc.
Job Requirements:
Must be willing to live on site in apartment provided Daily surveillance of property to ensure protection of customers' stored possessions, as well as company property and buildings. Must be able to enthusiastically sell company products and services in person and on the telephone
Must be willing to work Monday - Friday with Saturday and Sunday off.
Must pass a detailed background check, drug (including THC), including a DMV check
Must be proficient in MS Windows, Excel and Word. Storage Commander software experience is a PLUS!
Must be able to sit and/or stand for 8.5 hours per day
Must be able to bend, twist and lift 45 lbs
Must abide by company dress code at all times Any other duties designated by the Director of Property Management or Owner

Schedule: Variable hours based on location needs – one day off per week, weekends required. Total number of hours may fluctuate from week to week.
COMPANY VEHICLE:

JOB DUTIES:

Greet arriving guests, assist with check-in and check-out
