Apartment Manager/Maintenance Couple-Part-time - Mesquite, NV

Maintenance and Property Manager wanted in the retirement community of Mesquite, Nevada for brand new 48 executive studio suites. Many golf courses near by.
The position is part time, estimated average of 30 hours weekly (15 hours weekly each) office to be open 3 hours Monday through Friday except holidays. Either mornings 9-12 or afternoons 1-4 decided by you. Position could be start soon.

Being an apartment property management would be defined as managing rental properties and overseeing the people (tenants) that live in the properties.The areas of responsibility encompassed by being an apartment or property management are many and varied. Following is a list of common duties as an apartment management:
- Enforcing property rules and regulations
- Handling evictions when necessary
- Mediating disputes between neighbors
- Preparing reports for the owners/management company
- Light maintenance of property grounds and landscaping including drip system repairs
- Cleaning of common ares, which include all walkways, elevator, stairways, parking lot and grounds
- Providing property security and observation duties
- Supervising work when outside contractors needed
- Preparation of vacant units for rental. This would include a basic knowledge of touch up finishes, electrical, plumbing, and other general maintenance required
In addition to this list of duties, working in apartment manager jobs require a good working knowledge of fair housing laws. Other requirements would include strong interpersonal and business communication skills, attention to detail and organization, being competent with office management software, as well as a working knowledge of financial reporting. The successful candidates must have a positive attitude, professional image, and possess good organizational skills and communication skills. The successful candidates must be willing to be on-call.
This position includes a studio apartment with a salary of $15,000.00 to $19,000.00 per year depending upon experience, after 1st year of employment 2 weeks paid leave.
Candidates should be able to pass a drug screen as well as a background check and have a point free valid drivers license.

· Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
· Analyzes and monitors community market conditions to anticipate market changes or trends that could affect the profitability of the community.
· Monitors closing ratios of leasing associates to ensure requirements are met and provides additional training as necessary.
· Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
· Ensures staff is implementing resident retention and renewal programs.
· Supervises and ensures collection of all rent and other Community income.
· Inspects Community common areas, models and vacant units on a regular basis and completes the community inspection report.
· Reviews and approves or rejects resident applications.
· Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
· Performs variety of duties associated with maintenance and related programs.
· Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
· Makes recommendations and oversees the editing of the community newsletter.
· Becomes active in local business community and develops rapport with residential community.
· Attends and participates in training seminars as requested.
· Ensures all on-site staff has enrolled in and completed necessary courses.
· Transports residents and/or prospective residents via motorized vehicle throughout Community grounds; runs errands as necessary.
· Performs other related duties as assigned or requested.

Job Qualifications
· Minimum Education: High School
· Minimum Experience: 2 Years of on-site management
· Minimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
· Preferred Education: Bachelor’s Degree
· Preferred Field-of-Expertise: Sales/multi-family leasing experience
· Valid driver’s license and good driving record.
· Yardi Accounting Software a plus, but not mandatory
