Mobile Home Park - Property Management Couple Needed - Casper, WY

Property Management Couple / Team position for a Manufactured Home Community
Locations Available: Wyoming
Compensation: $80,000 - $100,000 per couple

We are looking for a self-motivated couple to manage a Mobile Home Community. The team must live on property. One person will work in the office working with computer systems, residents, collecting rents, accounts payable, filing, and all other aspects of office work. The other person will work outside doing mowing, edging, painting, snow-plowing, light plumbing and electrical, and all other aspects of maintenance.
Property Manager:
- Direct sales and marketing activity.
- Perform weekly property visits with follow up.
- Ensure that all rents are collected and handle delinquency accounts with Attorney.
- 3 years of related management experience in retail, hospitality or property management preferred.
- Clear understanding of the budgeting process and effective financial management and analysis.
- Knowledge of computer systems is a must. Proficiency in rent management-based software.
- It is expected and required all business practices are conducted in accordance with company policy and procedures.
- Must be flexible, willing to work Saturdays, and able to adapt in a fast paced and ever-changing environment.
- To adhere to all applicable fair housing laws governing real estate sales, leasing and management maintenance service.
Maintenance Manager:
- Physical ability to effectively accomplish diverse skilled work in the repair and maintenance of facilities.
- Clean vacant lots.
- Basic electrical and plumbing repairs.
- Respond to resident service requests when applicable.
- Follow safety precautions.
- Complete all work in a timely manner, without sacrificing quality.
- Ensure the maintenance of equipment and tools in a clean, secure, and appropriate working condition.
Qualifications for Both Roles:
- A minimum of 2-3 years of property management experience.
- High school diploma or GED.
- Excellent customer service skills.
- Excellent communication, problem-solving and organizational skills.
- Detail oriented with strong time management, leadership and follow-through skills.
- Ability to multitask and be a team player in a fast-paced environment.
Compensation is based on experience. Property Management experience is required.
COUPLE NEEDED/ASSISTANT PROPERTY MANAGERS - Wilmington, OH

- Experience with QuickBooks and or other accounting platforms (not mandatory)
- Possession of a valid driver’s license
- Successful passing of background check

Duties include:
- Checking in/out guests
- Maintenance and repairs
- Record & keep the required operational and maintenance records
- Routine cleaning of rooms and common areas
- Routine laundry services
- Coordinate revenue management with franchise and ownership
- Coordinating necessary landscaping and pool servicing.
- Cooperate with master franchise on revenue management to develop all applicable channels, create packages and rate codes
- Sales efforts to develop all applicable sources of business. Inside and outside sales efforts required
- Work on marketing and follow through initiatives to impact the hotel’s revenue.

- $12,000 stipend to be provided to the successful couple used for accommodation and utilities
- Monthly compensation $4,000-$5,000 depending on experience.

· Coordinate maintenance issues and work orders on inventory occupied/vacant homes.
· Manage and organize paperwork flow to corporate office.
Minimum Requirements
· 2 years of property management experience with proven management skills.
· Strong customer service, communication, and organizational skills.
· Detailed-orientated and the ability to multitask and problem solve.
· Proficient with MS Office, specifically Excel and Outlook; Rent Manager experience is a plus.
· Thorough knowledge of federal, state and local laws pertaining to fair housing and employment law
· Ability to be flexible and work evenings and weekends
· Valid Operator's license required.
· General knowledge of repair and maintenance duties.
· Solid negotiation skills.
