Manager Duties & Compensation
The property is a tranquil setting over 25-acres situated on the Kings River and a gateway to Kings Canyon National Park & Sequoia’s National Park en route to Yosemite National Park and near several large metropolitan areas.
We are seeking a "working" management team (office manager and maintenance manager) to live on-site and manage both a 45-space mobile home community and a 50-space RV Park that accommodates transient guests. The management team reports directly to the Managing Partner of the company.
Primary Office Manager Duties Include:
· Maintain accurate resident records on Rent Manager Accounting Software (RM)
· Assist Residents in using Zego (formerly “PayLease”) for all recurring resident collections
· Rent Collection – Timely rent collection of all rents due by the 1st of the month
· Tenant Relations – Assist residents with any park concerns or questions
· Rule Enforcement – Apply rules consistently and enforce all park rules
· Manage RV Park reservation system (ResNexus) and assist guests with check-in
· Develop and implement marketing plans to increase occupancy in the RV park
Primary Maintenance Manager Duties Include:
The Maintenance Manager will be responsible for working closely with the Office Manager in the overall maintenance and management of both parks. We need someone who can accomplish projects to further, improve the facility while maintaining the property overall. They will be responsible for completing all current or projected projects and provide oversight on the whole mobile home community and the RV park. The Maintenance Manager will be expected to directly handle all maintenance requirements for both parks with limited help that may be augmented based on seasonal requirements.
MUST be able to work outside for most of the day and juggle multiple tasks with varying levels of priority
Roles and Responsibilities:
· Painting and repairing the exterior of park-owned buildings
· Mowing/trimming/edging/landscaping
· Rehabbing used homes and preparing them to be marketed
· Rodding/ cleaning sewers lines
· Repairing water main lines
· Replacing water heaters, furnaces, etc. in rental homes
· Minor roofing repairs
Required Skills:
· Highly organized and disciplined
· Mobile home park management experience (maintenance experience is a plus!)
· Self-motivated, proactive and able to follow directions well
· Excellent communications skills and regular communication with the company
· Maintain a professional appearance while representing the parks
· Computer skills, including Microsoft Office products
· Experience using Rent Manager a plus
· Define and solve problems
· Experience with basic plumbing
· Knowledge of gas/water/electric meters. (Utilities are on a sub-metered system that park manages)
· Availability to work Monday – Friday and Saturday and Sunday as required. On-call to back up maintenance as needed and must be available by cell phone 24 hours a day.
· Ability to effectively communicate with residents, vendors, employees, and supervisors
· Experience with wastewater treatment plant and/ or testing of water wells a plus
· Must have own car with insurance and CA DL, or be able to obtain as a condition of ongoing employment
Managers Compensation
Based on the above Job Description, which outlines the majority of tasks to perform for our Mobile Home Community, RMHP, LLC is pleased to offer you the position of Park Manager in charge of the Riverbend RV and Mobile Home Park.
Our compensation package offering is as follows:
· Free Rent and utilities for park owned home (2-bedroom, 2 bathroom stick built home with fenced in back yard with deck)
· Annual Salary of $25-35,000 for Manager and $25-35,000 for maintenance officer, paid semi-monthly (1st and 15th) with potential incentive bonuses.
· PTO of 10 days a year is earned and accrued monthly
· Payroll or 1099 basis
