Job Summary
The Resort Manager/Couple will administer and maintain all phases of RV operations to include personnel functions, leasing, community maintenance, monitoring market conditions, budget control, advertising and resident relations. The compensation package for this position includes RV housing, salary and benefits.
General Accountabilities
· Identifies and addresses issues associated with a supervisory position.
· Hires, trains, coaches, and evaluates on-site employees.
· Takes appropriate disciplinary action in response to insubordination, misconduct, and lackluster performance.
· Thoroughly documents employee/resident incidents as they arise.
· Provides staff with direction, guidance and tools to for performing well.
· Performs variety of tasks in calm and controlled manner.
· Plans and schedules work in advance.
· Reaches decisions quickly based on available information.
· Takes initiative to research and complete projects.
· Acts as innovative and/or creative source to consider solutions to problems.
· Provides clear and concise instructions for effective management of on-site staff.
· Develops integral team that effectively sells quality and professionalism of the company.
· Conducts staff meetings on regular basis.
· Performs duties to attain the highest levels of resident service.
· Responds promptly to employees/customer’s needs and concerns.
· Determines needs of customers while being pleasant, cheerful and tactful.
· Performs variety of duties associated with payroll/financial reporting and monitoring.
· Negotiates to maximize the benefits for organization.
· Processes and approves payment of invoices on a timely basis.
· Ensures completion of various daily, weekly and monthly reports in timely and accurate manner.
· Reviews reports and makes operating recommendations.
· Monitors Budget Control Log and regularly reports variances.
· Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments and negotiations, etc.
· Prepares and inputs remote timesheets and payroll-related information accurately and in a timely manner.
· Survey and understand market conditions and competition.
· Develop and implement marketing plan.
· Reviews renewals and prepares budget increase recommendations according to operating budget and market conditions.
· Prepares and follows guidelines of community operating budget, and makes recommendations for ways to maximize income and minimize expenses.
· Performs variety of duties associated with leasing/marketing and community functions.
· Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
· Analyzes and monitors community market conditions to anticipate market changes or trends that could affect the profitability of the community.
· Monitors closing ratios of leasing associates to ensure requirements are met and provides additional training as necessary.
· Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
· Ensures staff is implementing resident retention and renewal programs.
· Supervises and ensures collection of all rent and other Community income.
· Inspects Community common areas, models and vacant units on a regular basis and completes the community inspection report.
· Reviews and approves or rejects resident applications.
· Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
· Performs variety of duties associated with maintenance and related programs.
· Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
· Makes recommendations and oversees the editing of the community newsletter.
· Becomes active in local business community and develops rapport with residential community.
· Attends and participates in training seminars as requested.
· Ensures all on-site staff has enrolled in and completed necessary courses.
· Transports residents and/or prospective residents via motorized vehicle throughout Community grounds; runs errands as necessary.
· Performs other related duties as assigned or requested.

Job Qualifications
· Minimum Education: High School
· Minimum Experience: 2 Years of on-site management
· Minimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
· Preferred Education: Bachelor’s Degree
· Preferred Field-of-Expertise: Sales/multi-family leasing experience
· Valid driver’s license and good driving record.
· Yardi Accounting Software a plus, but not mandatory

At SailFuture, you’ll live alongside and co-parent 6 boys; guiding them through a comprehensive continuum of care that combines international sailing, residential care, therapy, and private high school education.
Meeting the needs of 6 teenage boys is a lot like conducting an orchestra, or ring-leading a circus. It requires an enormous amount of teamwork, planning, and leadership.
You can expect the typical 'parenting' responsibilities: waking the boys up for school, helping them prepare breakfast, and getting them from Point A to Point B.
On some days you'll be assisting the academic team as a tutor or vocational instructor, teaching geometry through woodworking or physics through sailing.
And on other days you’ll manage chaotic and stressful situations, like breaking up fights or de-escalating a child who in that moment wants to harm themselves.
Twice a year, house parents participate in two, 50-day sailing journeys through the pristine waters of the Caribbean, and along the Eastern Seaboard of the United States.
These challenging sailing experiences are a core to fostering personal growth, relationship development, and equipping our young men with the tools necessary for success.
Throughout it all, the boys will come to you for emotional support and guidance. They'll scream when they're mad, and cry in your arms in their moments of vulnerability.

Compensation
Salary: $56,000 - $64,000 per couple ($28,000 - $32,000 per individual)
