Manufactured Home Communities Manager & Maintenance Manager - Dothan, AL

We are looking for a self-motivated, energetic, focused, and friendly couple to manage our Mobile Home Communities in Dothan. One person will be responsible for working with our computer software systems, resident interaction, and all other aspects of office work. The other will work outside doing mowing, painting, light plumbing and electrical, and all other aspects of maintenance and rehab of available homes.
Compensation is based on experience. 3+ years of Property Management experience is required.
Property Manager (Office)
- Direct sales and marketing activity (filling homes with qualified potential tenants)
- Perform daily property drive-thru & visits with follow up
- Handle delinquent accounts with collections, process evictions when needed
- Clear understanding of the budgeting process and effective financial management and analysis.
- Knowledge of computer systems is a must. Proficiency in rent management-based software. We are moving to a paper-free office environment, so some scanning will be involved.
- Follow all business practices in accordance with company policy and procedures.
- Must work flexible hours (outside of normal business hours and on-call) and be able to adapt in a fast paced and ever-changing environment
- Adhere to all applicable fair housing laws governing real estate sales, leasing and management maintenance service.
- Oversee coordination, inspection, placement, and setup of new homes coming into properties
Maintenance Manager (Grounds)
- Physical ability to effectively accomplish diverse skilled work in the repair and maintenance of facilities.
- Clean vacant lots & prepare homes for plumbing, electrical, skirting, and stairs
- Basic electrical and plumbing repairs
- Respond to resident service requests & address within 24 hours
- Complete all work in a timely manner, without sacrificing quality.
- Ensure the maintenance of equipment and tools in a clean, secure, and appropriate working condition.
- Follow safety precautions
Qualifications for Both Roles:
- A minimum of 2-3 years of property management experience.
- High school diploma or GED.
- Excellent customer service skills.
- Excellent communication, problem-solving and organizational skills.
- Detail oriented with strong time management, leadership and follow-through skills.
- Ability to multitask and be a team player in a fast-paced environment.
Motel Manager Couple - 2021 summer season - Lake George, NY

Seeking couple who can Manage the day to day operations of a small seasonal motel cabin complex in upstate NY. Compound consists of 15 motel rooms and seven cabins. Duties include overseeing three housekeeping staff and helping them as needed, making reservations and checking in guests, handling all guest relations, some outdoor pool and ground maintenance, ordering of supplies and general upkeep of the property. Couples need to be in good physical shape in order to handle the required work duties.
Salary is $1000 per week per couple and includes on site housing. The Hours for this full time seasonal position are somewhat flexible but will require weekend work hours during the busy July and August months. Our Season typically runs from mid-May thru mid September but managers could start earlier and stay longer if they would like to help open and closed the business.

Position duties range from office administration to daily operational management that includes property maintenance/grounds, vendor supervision, marketing, leasing and home sales, resident relations, and coordination of an activity program with community volunteers.
JOB DUTIES Entail providing a consistent level of customer service that promotes a philosophy that supports a community living lifestyle. The management team is responsible for addressing resident inquiries/complaints to daily operations in an educational and collaborative manner that maintains consistent policy enforcement and resident satisfaction. Responsibilities include monitoring monthly operating expenses, quarterly repair projects, community operations, preparation of park owned homes for sale/rental, pre-owned and broker homes for sale, and document preparation to list and sell community/resident owned homes. The position works with a property supervisor and ownership to increase occupancy to further promote the community environment. The position is critical to establishing and promoting a community standard that protects everyone’s interests.
REQUIREMENTS High School Diploma or GED Minimum with prior experience in the manufactured housing industry that includes a demonstrated leadership record. Previous sales and leasing experience, preferred. Excellent verbal and written communication with strong organizational skills and management background. Ability to thrive and adapt in a service environment with knowledge of federal, state, and local laws pertaining to fair housing and employment law. Computer proficiency including email, internet, and Microsoft Office Suite; experience using Rent Manager a plus.
MAINTENANCE MAN AND RESERVATION/CAMP STORE CLERK - Elkins, WV

Maintenance position is very complex and the right person should not have any limitations to their abilities to perform a variety of tasks. Must have knowledge of hot tubs, wells, electricity, and plumbing to name a few. We climb ladders to cut trees, we build picnic tables, we clean and scrub 4 bath houses and maintain 200+ campsites and 14 cabins.
Reservation/ store clerk must have Campground Master knowledge or be a quick learner. Very busy camp store so must be able to multi task and be very customer service friendly at all times. Will be checking in campers while waiting on customers in store. May be asked to help with kids events etc.
Both positions are 40 hours and can discuss hours owed for camp spot. Hourly wage for remainder of hours. Full hook-up and free tv, no wifi at site but it can be available. 10% disc. in camp store. Position will begin approx 3rd week of March 2021 and end Nov 1, 2021.
