Onsite Manager Couple needed for Mobilehome Park 

 

Shadow Hills Mobile Home Park located in Pacoima CA is seeking an On-Site Manager Couple (On-Site Manager and Maintenance) to handle the day-to-day responsibilities of the Park. Our community is 97 space Mobilehome Park. Individual must be active and motivated in order to provide a quality living environment for residents and promote positive resident relations as well as:

ON-SITE MANAGER POSITION:
• Maintain high occupancy
• Prospective applicant screening
• Enforce community Rules and Regulations
• Proper serving of all rule violation notices and legal notices
• Promote positive public relations with prospects, residents, vendors and clients
• Achieve timely rent collections and handle all income related issues
• Keep monthly expenditures within the limits of the approved budget
• Take the necessary steps to ensure both appearance and physical integrity of the property and its assets are in good condition at all times
• Develop a professional, motivated team through effective personnel management
• Coordinate the maintenance of the property to ensure the quality and timeliness of maintenance efforts
• Communicate all property issues in a timely manner to Property Manager and other key principals

Requirements:
• MUST HAVE MANAGING EXPERIENCE!
• Minimum 1 year experience as resident manager
• Must be detail-oriented, highly organized, and able to interact effectively with prospects, residents, peers, staff and management
• Excellent property management skills including leasing, marketing, resident relations/control and customer service
• Good computers skills (property management software – Rent Manager preferred, Excel, Word and Email)
• Experience with all financial related issues -- expenditure control, maximizing income, collections, budgeting, etc.

Skills:
• Ability to use computer, email and rent collection software
• High level written and verbal communication skills
• Good people skills
• Able to work with and understand general plumbing, electric, sewer issues
• Prior property management experience a plus
• Report to Management updates of the community routinely
• Knowledge of Mobile Home laws and Fair Housing
• Flexible schedule to show leasing units

MAINTENANCE POSITION:
• An active member of the team committed to making the community the best possible neighborhood for residents and visitors
• Responsible for maintaining the grounds (streets and landscaping), park buildings and park facilities (pool, restrooms, clubhouse, storage areas) and park owned homes in a clean, safe and first-class manner.
• Reports to on-site manager

Requirements:
• Perform various maintenance tasks for the park and for residents of the park on behalf of the owner & manager
• Identify for the manager maintenance issues which need to be addressed, areas for park improvement, report rule violations by residents
• Regular inspection of all park common areas and improvements
• Maintaining all common areas in a clean, safe and first-class condition
• Miscellaneous repairs of park owned rental homes & resident units (only as directed by manager)

Skills:
• Communication with residents (Fluent English / Spanish a plus)
• California driver’s license / must have vehicle

Position Details:
Maintenance-  $23/hr. 20 hours a week.

On-Site Manager - $21/hr. 40 hours a week.


• Must be live on-site.
• Be able to read, write and speak English (Bi-lingual preferred).
• Pass a Drug/Background screening.
• Possess strong communication/customer services skills.
• Valid driver license and Proof of Insurance.

Well-established, state licensed (not religiously affiliated) group home in the Northern Shenandoah Valley looking for a dynamic committed couple to be House Parents.  The right couple would be mature, responsible, high-energy, individuals prepared to love and care for children from all walks of life, ages 5-18 years old.

You must be able to work in a team-oriented environment as well as possess excellent organizational and time management skills.  Must be able to manage the varied schedules of our young people as well as provide loving, consistent parenting, daily supervision and discipline.  Must have the ability and attitude to work with and respond to the needs of a culturally diverse population.

Annual salary is $35,000 per person, per year with medical, dental, and a monthly stipend for retirement investment purposes. House parents receive 7 days of paid vacation per year, as well as generous compensation for holiday’s that fall on their shifts.    

House parents work rotating shifts of 7 days on/7 days off.  Private In-House apartment, meals and utilities are provided for the 7 days House parents are on-duty. House Parents are responsible for their own accommodations for the 7 days you they are off-duty.

House parents must be at least 21 years of age and in possession of a valid driver’s license. You must be able to pass drug testing and criminal background checks.  You MUST have a High School Diploma OR have a General Education Development Certificate (G.E.D.) AND you MUST have a minimum of six months experience working with children.  CPR & First Aid certification required. Training will be provided.   

 Additional education in the areas of child development, human services, trauma-informed care a plus.

We are seeking a dedicated and reliable Resident Manager Couple to join our team and contribute to our continued success.

The Opportunity:

We are seeking a responsible and friendly Resident Manager Couple to live on-site and manage the daily operations of our facility year-round. This is a unique opportunity to work in a beautiful setting and become an integral part of our community. The position offers a competitive compensation package, including a rent-free apartment and utilities.

Responsibilities:

Customer Service: Provide excellent customer service to prospective and current tenants, addressing inquiries in person and via phone/email.

Sales & Leasing: Effectively market and lease storage units to achieve occupancy goals. Explain rental processes and agreements to new customers. 

Property Management: Maintain the cleanliness and security of the facility, including regular property inspections, cleaning of units, and grounds maintenance.

Administrative Tasks: Handle daily financial transactions, including processing payments, managing cash, and making bank deposits. Maintain accurate records and reports using our property management software. Must have general knowledge of storage business software used by storage companies (Storable database experience a plus).

Collections: Manage delinquent accounts and implement collection procedures.

Maintenance: Perform light maintenance tasks and coordinate repairs with outside vendors.

Security: Conduct regular security checks and ensure the safety of the property.

Other Duties: This is not an exhaustive list of tasks and there is always the need to conduct unique tasks.

Qualifications:

Proven experience in office management and/or self-storage facility management.

Excellent customer service and communication skills.

Strong organizational and problem-solving abilities.

Proficiency in computer skills, including property management software (experience with Storable is a plus).

Ability to work independently and as a team.

Reliable and trustworthy with a strong work ethic.

Physical ability to perform cleaning and maintenance tasks, including lifting up to 25 pounds.

Must be proficient in MS Windows.

Must be able to pass a background check.

Must have a valid driver's license.
