Do you enjoy working a flexible schedule while building community and keeping things running smoothly? We’re hiring an Area Property Manager or Team to oversee daily operations at several of our communities in the Greater Yakima County market.

This is a unique opportunity for an individual or a team that takes pride in their work and thrives in a hands-on environment.  Applicants are ideal for this position if they are good with people, like to operate independently, and are equally comfortable outdoors in the garden as they are in their office, and are comfortable with light maintenance. 


What You'll Do

  • Manage day-to-day operations of the community, including communicating with residents professionally and compassionately.
  • Help ensure community guidelines are upheld through regular property inspections, addressing violations and posting notices
  • Perform basic administrative tasks using office and property management software
  • Train with us regularly to stay current on landlord-tenant laws and manufactured housing regulations
  • Perform routine maintenance and cleaning tasks on a recurring basis
  • Coordinate with vendors for larger scale maintenance and repairs
  • Represent the company with a positive but consistent attitude
  • Maintain the landscaping on your own rental lot, as well as common areas and parking areas.  This includes mowing, weeding, watering, and general clean-up as needed.

What We're Looking For

  • Basic computer skills – familiar with Microsoft Office 365 and open to learning new software, experience with property management software is a plus
  • Strong communication skills – able to connect with a wide variety of people and peacefully encourage them to understand their responsibilities
  • Detail-oriented and highly reliable
  • Valid driver's license, insurance, and reliable transportation required
  • Positive, professional demeanor—even when challenges arise and addressing resident concerns becomes necessary
  • Bonus: Previous experience in manufactured housing or property management, Bilingual skills a major plus

Compensation & Benefits

  • All housing provided and paid by employer: A fully remodeled apartment with full kitchen (appliances included), two bedrooms, 1 bath, in-unit W/D and private two car parking all included. 
  • All basic utilities paid (electricity, water, sewer, garbage services paid by employer)
  • Free basic internet services for internet use and streaming services
  • Competitive monthly salary $29,000 - $33,000 annually, depending on experience
  • Mileage reimbursements for travel associated with work
  • Performance-based bonus opportunities for several key metrics

Key Responsibilities:

  • Property Management & Administration - Manage day-to-day operations of the community. Oversee leasing, rent collection, resident files, and compliance with community policies. Prepare and process leasing paperwork and related documentation.
  • Maintenance Oversight. Supervise and coordinate property maintenance and repairs. Ensure all facilities and common areas are clean, safe and well-maintained. Vendor and contractor coordination.
  • Resident Relations. Foster a friendly, respectful, and supportive environment for senior residents. Respond to resident inquiries and concerns in a timely manner.

Qualifications:

  • Previous experience managing manufactured home communities or similar properties.
  • One person with strong administravie/leasing background; the other with maintenance and/or facility operations experience.
  • Excellent communication and interpersonal skills.
  • Knowledge of general property management practices.
  • Comfort using property management software and office technology.

  • Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.

 

  • Analyzes and monitors community market conditions to anticipate market changes or trends that could affect the profitability of the community.
  • Monitors closing rations of leasing associates to ensure requirements are met and provides additional training as necessary.
  • Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
  • Ensures staff is implementing resident retention and renewal programs.
  • Supervises and ensures collection of all rent and other Resort income.
  • Inspects Resort common areas, models and vacant units on a regular basis and completes the community inspection report.
  • Reviews and approves or rejects resident applications.
  • Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
  • Performs variety of duties associated with maintenance and related programs.
  • Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
  • Makes recommendations and oversees the editing of the community newsletter.
  • Becomes active in local business community and develops rapport with residential community.
  • Attends and participates in training seminars as requested.
  • Ensures all on-site staff has enrolled in and completed necessary courses.
  • Transports residents and/or prospective residents via motorized vehicle throughout Resort grounds; runs errands as necessary.
  • Performs other related duties as assigned or requested.
  • Supervise and plan social events for residents.

Job Qualifications

 

  • Minimum Education: High School
  • Minimum Experience: 2 Years of on-site management
  • Minimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.

  • Preferred Field-of-Expertise: Sales/multi-family leasing experience
  • Valid driver’s license and good driving record.

He will do outside maintenance, including pool, lawn, and caring for pets, taking vehicles for service, and working with outside vendors.  She will do cleaning, laundry, ironing, and full care of the inside.  She must be familiar with upper-level cleaning processes, be familiar with fine tableware, how to set a proper table, assist in serving, and do clean up for entertaining.  No cooking required.

The couple will work a 40-hour work week, but must be flexible to family needs during the summer. Calm, predictable home life for family in residence part-time in winter. Must live in full-time in a large one-bedroom apartment with a private entrance and parking.
