Located 4 miles SE of Fort Davis, this tourist destination area is in the scenic Davis Mountains of Texas, close to McDonald Observatory, Historic Fort Davis, Balmorhea and Davis Mountain State Parks, Marfa and Alpine, TX, and 90 miles from Big Bend National Park. We provide the RV pad site, sewer and electrical hookup, plus an indoor bathroom with shower, washer and dryer in the adjacent Maintenance Building.

As a Resort Manager, it is your duty to administer and maintain all phases of community operations to include personnel functions, leasing community maintenance, monitoring market conditions, budget control, advertising and resident relations.

General Accountabilities

- Ensures completion of various daily, weekly and monthly reports in timely and accurate manner.
- Reviews reports and makes operating recommendations.
- Monitors Budget Control Log and regularly reports variances.
- Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, bid acquisitions, contract developments and negotiations, etc.
- Prepares and inputs remote timesheets and payroll-related information accurately and in a timely manner.
- Survey and understand market conditions and competition.
- Develop and implement marketing plan.
- Reviews renewals and prepares budget increase recommendations according to operating budget and market conditions.
- Prepares and follows guidelines of community operating budget, and makes recommendations for ways to maximize income and minimize expenses.
- Performs variety of duties associated with leasing/marketing and community functions.
- Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
- Analyzes and monitors community market conditions to anticipate market changes or trends that could affect the profitability of the community.
- Monitors closing rations of leasing associates to ensure requirements are met and provides additional training as necessary.
- Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
- Ensures staff is implementing resident retention and renewal programs.
- Supervises and ensures collection of all rent and other Resort income.
- Inspects Resort common areas, models and vacant units on a regular basis and completes the community inspection report.
- Reviews and approves or rejects resident applications.
- Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
- Performs variety of duties associated with maintenance and related programs.
- Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
- Makes recommendations and oversees the editing of the community newsletter.
- Becomes active in local business community and develops rapport with residential community.
- Attends and participates in training seminars as requested.
- Ensures all on-site staff has enrolled in and completed necessary courses.
- Transports residents and/or prospective residents via motorized vehicle throughout Resort grounds; runs errands as necessary.
- Performs other related duties as assigned or requested.
- Supervise and plan social events for residents.

Caretaker Skills and Responsibilities: Maintain yard in summer, prepare for fall, cleanup in spring. Maintain, store and set up summer furniture, put up and take down tennis court. Manage gardener, snow removal, waste removal. Mechanical skills and ability to repair pump, sprinklers helpful.(Handyman)
OK to have an outside job, if it doesn't interfere with caretaking responsibilities.

RV Park Seasonal Assistant Manager Team - Bishop, CA

We are seeking couples who are willing and able to share maintenance and management responsibilities at our park in Radcliff, KY.
The Community Manager and Maintenance Associates positions each require 25-30 hours each week. Relocation and housing allowance provided.
Community Manager Duties/Responsibilities:
- This position is responsible for the daily management oversight of a mobile home park community, including overall operations, collecting the rent, managing all property expenses and tenant relations.
- The position provides outstanding customer service to the property owners or lease residents to ensure strong client relations.
- Exhibit strong organizational and people skills, and be personable to residents, vendors, contractors, and staff.
- Ensure completion of all daily work order assignments in a timely and proficient manner.
Maintenance Associate Duties and Responsibilities:
- Mowing, trimming, debris removal, minor repairs and generally keeping the property clean
- Minor electrical, HVAC, plumbing, flooring, carpentry, drywall, painting, caulking and appliance repair.
- Conduct unit inspections of vacant units, annual unit inspection, and other inspections, as needed, and prepare work orders for remediation.
- Keep up the Maintenance shop in an organized, safe, and clean manner.
- Complete and maintain appliance, tool, and equipment inventories.
- Understand and learn the community's electrical, plumbing, fire alarm, and HVAC systems park maintenance as needed and landscaping.

- Makes purchasing recommendations to the Community Manager.

- 2+ years of experience as a Property Manager/Maintenance Associate, working in apartment or mobile home communities.
- Ability to use Microsoft Office products.
- Proven proficiency in all areas of property management operations.
- Strong organizational, analytical and decision-making skills.
- Must be comfortable using the Internet as a resource for researching property and personnel issues.
- Excellent communication, management, and interpersonal skills.
- Ability to work any day of the week, including holidays, and travel as needed.
