Self Storage Management Couple - Southern Pines/Aberdeen, NC
WHY DO WE SHOW EXPIRED LISTINGS?
We will be hiring a resident couple management team for a BRAND NEW 500+ unit self storage facility in Southern Pines/Aberdeen, North Carolina. This facility is scheduled to open in June, 2025.
Benefits include the following: a rent-free 2 bed/1 bath apartment with brand new appliances and all utilities paid, salaried pay as well as monthly bonus incentives, group health insurance, paid vacation time, & relocation reimbursement.
Managers will work 5 days per week staffing the office, cleaning & maintaining property grounds, renting units, and collecting customer payments. This brand new facility will contain 3 floors of interior, climate-controlled units only.
We are looking for a couple that has experience in the self storage industry to help us lease up our new facility and then continue to manage the property for years to come.

U-Stor Self Storage is one of the best storage facilities in the Dallas/Ft. Worth area. Sizes vary from 5x5 to 10x30. We are looking for a manager and assistant manager retired couple to live on site at the property. Applicants are required to live on the property and should have experience in sales, marketing, bookkeeping, minor computer skills, and maintenance. We are looking for a very friendly, enthusiastic couple that will be able to meet the public well and be able to fill up the vacant units. Friendly, outgoing personality will be a big factor in our decision. We will need an independent person that is good at meeting people and will take initiative to make acquaintances throughout the community. The manager and assistant manager will work as a team to cover the office hours (Monday through Saturday 10-6) and to clean and take care of the property. There will be some light maintenance which will include cleaning units, repairing drywall, picking up trash, etc. We are looking for a long term, stable arrangement.
The property is very nice and comes with a 2-bedroom 1-bath apartment that includes all utilities and appliances. One small pet is okay, however, there is a $500.00 pet deposit.

Duties and responsibilities of the Storage Manager and Assistant Manager
Leasing units
Marketing nearby businesses, houses, apartments
Give “Knock your socks off” customer service
Collections and Delinquencies
Light maintenance – repairing drywall, picking up trash, cleaning units, etc.
Arrange and schedule marketing
Answer phone calls and convert them into visits to the property.
Make community connections and contacts
Promote Referral program
Cover the office hours of 10:00 AM to 6:00 PM – Monday through Saturday
Amenities
- Apartment – 2-bedroom 1-bath apartment approx. 1000 square feet in size. Office is attached to the apartment. All appliances are furnished in the apartment including washer and dryer. Attached one car garage.
- Gas allowance – Due to making daily bank deposits, we provide a gas allowance of $100.00 per month.
- Electric, water, trash are included.
- Holidays are paid. These holidays included are Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas, and New Years Day.
- Two days off a week/If we have the coverage
- No commute time.

$30,384.00
Gross yearly cash compensation
$38,220.00
- $68,604.00 per yr for the manager and assistant manager combination
- Paid every other week.
- One small pet is okay. ($500 non-refundable deposit required)
- $500.00 apartment deposit required upon hiring (refundable)
Deposit for apartment can be paid with Gas check

Who we are looking for:
- A fun couple who likes to be involved in their community.
- A couple who has experience working at mobile home or RV parks.
- A couple looking for part-time work (about 12 hours a week each).
- An administrative person who is comfortable with computers and learning new systems.
- A maintenance person who is handy with tools and general maintenance equipment.
What you would be responsible for:
- Collecting rent (all payments are made online, in a CashPay store, or made via automatic payment) - You would just need to hold people accountable or help change their payment method.
- Delivering mail to tenants from the main office (Monday thru Saturday)
- Maintaining 'curb appeal' (overseeing vendors, maintaining the pool, ensuring residents are maintaining their yards.)
- Marketing the property and homes for sale on Facebook, Craigslist, MH Village, and elsewhere
- Monitoring voicemails and texts
- Evictions of residents, as necessary, after service proper late notices
What you will get in return:
- Salary of $24,960 a year per couple (around $20/hour)
- Will pay more for specialty experience
- Free lot rent if you have an RV OR free use of one of our apartments on-site
- Community collections bonus of $250 per month if delinquencies are less than 3% (which is typical.)
- $1,000 bonus for finding a mobile home that we acquire and move in
- 3% home sale bonuses (based on sales price of the home.)
- $500 bonus for any outside move-ins of permanent mobile homes (private homeowners that bring their homes into our community.)
- The bonus is $250 if we must pay for the mover
- Paid vacation of two weeks per year
- Select paid holidays off
