U-Stor Self Storage is one of the best storage facilities in the Dallas/Ft. Worth area. Sizes vary from 5x5 to 10x30. We are looking for a manager and assistant manager couple to live on site at the property. Applicants are required to live on the property and should have experience in sales, marketing, bookkeeping, minor computer skills, and maintenance. We are looking for a very friendly, enthusiastic couple that will be able to meet the public well and be able to fill up the vacant units. Friendly, outgoing personality will be a big factor in our decision. We will need an independent person that is good at meeting people and will take initiative to make acquaintances throughout the community. The manager and assistant manager will work as a team to cover the office hours (Monday through Saturday 10-6) and to clean and take care of the property. There will be some light maintenance which will include cleaning units, repairing drywall, picking up trash, etc. We are looking for a long term, stable arrangement.

The property is very nice and comes with a 2-bedroom 1-bath apartment that includes all utilities and appliances. One small pet is okay, however, there is a $500.00 pet deposit.

Duties and responsibilities of the Storage Manager and Assistant Manager

 

Leasing units

Marketing nearby businesses, houses, apartments

Give “Knock your socks off” customer service

Collections and Delinquencies

Light maintenance – repairing drywall, picking up trash, cleaning units, etc.

Arrange and schedule marketing

Answer phone calls and convert them into visits to the property.

Make community connections and contacts

Promote Referral program

Cover the office hours of 10:00 AM to 6:00 PM – Monday through Saturday

Amenities

- Apartment – 2-bedroom 1-bath apartment approx. 1000 square feet in size. Office is attached to the apartment. All appliances are furnished in the apartment including washer and dryer. Attached one car garage.

- Gas allowance – Due to making daily bank deposits, we provide a gas allowance of $100.00 per month.

- Electric, water, trash are included.

- Holidays are paid. These holidays included are Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas, and New Years Day.

- Two days off a week/If we have the coverage

- No commute time.

$30,384.00

Gross yearly cash compensation

$38,220.00

- $68,604.00 per yr for the manager and assistant manager combination

- Paid every other week.

- One small pet is okay. ($500 non-refundable deposit required)

- $500.00 apartment deposit required upon hiring (refundable)

The compensation package is comparable to property management compensation for a much larger complex because this is a position for a special team who can maintain and contribute to the unique and welcoming character of the complex that residents value and appreciate and who also have the experience, skills and dedication to learn the ins-and-outs of managing the property with the goal of minimal oversight from the owners

Duties and responsibilities are summarized below.

 

Community Relations Requirements & Responsibilities
Excellent interpersonal and communication skills requisite for:

  • Maintaining the coming-home ambiance residents value
  • Maintaining good resident relations and responding to residents promptly
  • Maintaining good owner relations and providing monthly updates
  • Establishing good working relations with contractors and service providers
  • Establishing working relations with management of neighboring complexes
  • Enforcing resident and property rules and regulations fairly and equitably

Administration Requirements & Responsibilities

  • Proficient computer skills – Internet, email, Microsoft Office, on-site security system
  • Collect monthly rents
  • Submit monthly rent and maintenance logs
  • Complete rental agreements and other tenant related forms
  • Maintain resident files and documentation
  • Conduct bi-annual apartment inspections
  • Coordinate and schedule service providers for apartment turnovers
  • Maintain inventory of complex supplies and spare fixtures and parts

Rental Unit Management Responsibilities

  • Stage apartments
  • Respond to email and phone responses to ads promptly
  • Schedule potential resident visits
  • Conduct property and apartment tours
  • Screen applicants: credit checks, verify employment & rental history
  • Complete new resident forms and documents
  • Welcome residents to their new home
  • Maintain ongoing knowledge of competition, including in-person tours
  • Compile periodic rent surveys

Maintenance Requirements & Responsibilities

  • 3-5 years experience in general hands-on maintenance and proactive learning attitude
  • Respond to maintenance questions and requests in a timely manner
  • Troubleshoot electrical, plumbing, carpentry, appliance maintenance
    • determine whether maintenance is minor (manager) or major (service provider)
  • Perform minor maintenance, for example:
    • building: replace light bulbs, door locks, caulking, install blinds
    • plumbing: replace garbage disposals, leaking faucets, flush valves
    • electrical: replace light fixtures, switches, plugs, adjust timers
  • Monitor service providers and contractors
    • Recognize inexperience, carelessness, corner-cutting
  • General grounds maintenance including keeping all walkways and stairs clean
  • Gardening upkeep to supplement weekly groundskeeper such as caring for potted plants and additional watering during warmer months
  • Daily walk-through of property to confirm compliance with safety, cleanliness and property appearance standards
  • Daily cleaning of two laundry rooms and common areas
  • Monitor pool (pool maintained by pool service)
  • Monitor automatic sprinklers (landscaping is maintained by gardening service)

Work Schedule

Approximately 30 flexible hours a week, 2 days off second, third, fourth weeks each month, 2 weeks annual vacation. The on-site assistant manager covers when the resident property managers are on days off and vacation. There is no leasing office so hours are flexible. Property managers have four tool/work rooms.

 

Compensation Package

Annual Salary $90,000 a year plus 2BR 1BA apartment with 300 sq. ft. deck shaded by oak and maple trees, all utilities including cell and land lines, high-speed internet, 100% employer paid health insurance, optional IRA, paid vacation and days off.
