RV Park Property Management Couple - West Richland, WA

We are seeking a couple to manage a 100 space RV Park. One individual will be in the office doing all aspects of office work, while the other will be outside doing all aspects of property maintenance. This is a full time position, long term position. The positions are salaried and include a newly remodeled double wide on site.
Office Position: Office Manager
Responsibilities:
Oversee daily park operations for a safe, clean, and enjoyable experience.
Manage reservations, check-in/check-out processes, and coordinate with the maintenance team.
Implement positive changes for staff and guests.
Ensure compliance with local, state, and federal regulations.
Manage the park's operating budget and expenses for profitability.
Maintain comprehensive documentation of park activities and staff concerns.
Qualifications:
Highly organized with experience in RV Park management.
Strong communication and leadership skills.
Outside Position: Maintenance Manager
Responsibilities:
Conduct regular inspections to identify areas in need of maintenance and repair.
Perform routine maintenance tasks, including painting, plumbing, electrical work, and carpentry.
Complete daily pool chemical checks and maintenance.
Ensure the safety and operations of the park by maintaining tools and equipment.
Keep park facilities clean and usable.
Qualifications:
Highly motivated with experience in RV Park maintenance.
Proficient in plumbing, electrical work, carpentry, and general groundskeeping.
Strong organizational skills to manage various maintenance tasks efficiently.

Camp Host(s) - Lake Almanor, CA

Do you love to Fish, Hike and Explore? If so, you will love Camp Almanor at Big Springs. Join us for the summer 2024 season (Mid-April to Mid-October), located 36 miles southwest of Susanville, CA. We are currently looking for a camp host (single or couple) to work part-time, 5 days on and 5 days off giving you plenty of time to explore this beautiful area.
This is a customer service position, if you enjoy meeting new people then we are looking for you! Our RV sites are seasonal; however, we have 7 cabins that will be rented daily. We have a self-check-in system booked through our off-site office or website, your job will be to greet the guests and tell them about all there is to explore in the area.
Your compensation will be your RV site, utilities, Wi-Fi, and a small salary.

This is a two-person full-time position that is responsible for physical security, maintenance, and care of corporate assets in Casper, Wyoming with additional responsibility for services requested by Partners of True affiliated companies. These responsibilities include care and maintenance of buildings and facilities, housing, housekeeping, grounds, animals, equipment, machinery, and security/utility systems. Security
- Provides security and care for people and property in Casper, Wyoming.
- Monitors and maintains security alarm systems, performs routine and special security checks at specific facilities in Casper and Glenrock.
- Monitors entrance to buildings and grounds; secures locks and other devices to prevent access by unauthorized persons.
- Maintains a general awareness of vehicles and persons that enter the properties.
- Maintains a daily log of occurrences including suspicious vehicles, trespassing events, power outages, alarms, and events resulting in damage to property.
- Ensures doors and windows are secured when residences and outbuildings are not occupied.
- During emergencies and potential security events, independently takes initiative to call for assistance from law enforcement, fire, or other first responders.
- Assists fire, law enforcement, or medical emergency personnel that may respond to emergencies on the property.
- Tactfully deals with visitors to the property.
- Informs the Owners and the Director of Security of any event or situation that may impact the safety and well-being of the residents of the property.
Caretaker
- Performs all required ground-keeping and garden duties including flower beds, planting, mowing, trimming, weeding, yard and tree fertilizing, watering, and maintaining the irrigation and sprinkler systems as necessary or directed.
- Provides house cleaning and maintenance on a regular basis; and provides periodic help with cleaning, cooking, laundry and staffing functions at various locations.
- Provides personal services provided to Partners and affiliates by Brick & Bond.
- Puts up indoor and outdoor seasonal decorations as required and outdoor lights on various houses and outbuildings; takes decorations down and returns them to storage.
- Ensures all necessary equipment is winterized and winter equipment is in good working order for the winter season.
- Removes snow as necessary for all facilities to ensure 24/7 emergency access. Puts up, takes down, and maintains the snow fences.
- Handles maintenance and repair for assigned facilities; provides preventive maintenance and minor repair work for all operating equipment. May hire additional third-party support with proper approvals prior to engagement.
- Watches and listens for malfunctioning machinery, equipment, appliances, etc.; reports current problems or anticipated problems; repairs by own discretion or calls for outside service, as authorized.
- Feeds and handles livestock and other animals as required. This will include dogs at various houses when services are required.
- Maintains the domestic water and sewer systems, water wells, and yard and pasture irrigation systems.
- Hauls away and properly disposes of household and area trash.
- Maintains fences and, when appropriate, builds new fences.
- Manages weed control program, including herbicide application which might require an applicator's license and physically chopping some noxious weeds.
- Checks each structure when unoccupied, not less than every other day during good weather and every day during poor weather assuring security and maintenance.
- Feeds and medicates animals on a case-by-case basis. Hires additional help or professionals such as vets and farriers only with advance approval unless in an emergency. Feeds livestock and dogs as part of daily chores, frequently outside the normal 8:00 to 5:00 workdays.
- Resides in housing provided with immediate family only. Keeps house and yard in clean and orderly condition. House inspection shall be allowed per housing policy. Such residence is required to monitor area and maintain full time observation of security systems.
- Keeps personal pets and other animals only as approved on a case-by-case basis; adheres to condition that, in no case will animals be allowed which are dangerous, uncontrolled, or interfere with pets, horses, or other animals of family members.
- Keeps records of routine purchases such as supplies, parts, feed, seed, gasoline, etc. and submits on a regular basis; orders replacement stock as needed and authorized.
- Communicates and cooperates with True family members, their guests, customers, and employees, outside service agents, and if applicable, law enforcement agencies to maintain a secure, courteous, and professional environment.
- Prepares and communicates a forward-looking budget to anticipate major maintenance and/or repairs requiring prior approval. Tracks budget to actual monthly and makes reports to property management team as directed.
Qualifications
- A high school diploma with relevant work experience or training; or an equivalent combination of education and/or experience may be considered.
- Good communication and interpersonal skills.
- Willing and able to work extended hours and weekends.
- Possession of a valid driver’s license with a good Motor Vehicle Record (MVR) history.
- English language fluency, verbal and written.
- Acceptable results of a pre-employment background check and drug/alcohol test.

Second Possition:
Property, maintenance technician.
The Maintenance Technician performs a wide variety of Maintenance Duties. This position is expected to be able to repair and maintain most items on a property without outside vendor assistance. Generally the Maintenance Technician works at a mobilhomepark with 100+ units
RESPONSIBILITIES
All Facets of Lock and Key replacement/repair, including weather stripping, door and window functioning and locks
Working knowledge of CA Title 25, CA Mobilehome Residency Law (civil codes)
Manage sub-meter utility system including water meter swap-outs, install, etc. and ordering meters
Electrical Repairs including; Fixtures, Lights, Plugs and Switches
Changes AC Filters, Checks Coils, Cleans and Repairs when necessary
Assist in maintaining the physical condition and general upkeep of the property per company operating and safety standards.
Maintain common areas and office areas of the property by adhering to touch-up paint schedule required by Property and Maintenance Managers.
Make recommendations to maintain a proper inventory of supplies and tools needed
Assist in safety inspections on the property.
Maintain an excellent and professional customer service relationship with all residents and coworkers to ensure excellent inside customer service, teamwork and accountability.
Report back to supervisor weekly. Very important to keep professional communication with employer.
Perform all other duties as directed and assist the overall team effort in any way possible.
With confidence make an action plan and ack accordingly in Emergency situations.
QUALIFICATIONS
2+ Years Property Maintenance Experience
Knowledge and Skills in Plumbing, Electrical, and General Maintenance
CADL, Clean DMV and Reliable Transportation
HVAC Certification Plus
Knowledge of general maintenance processes and methods.
Ability to work outdoors
Mobility and flexibility to work in confined spaces and use ladders to heights more than 8 to 9 feet.
Ability to accurately perform basic to intermediate mathematical functions.
Strong customer service orientation.
This position also requires:
Ability to lift or move up to 50 pounds variable distances.
Ability to stand or walk for long periods of time with frequent bending, lifting and climbing.
Hearing and visual ability to observe and detect signs of emergency situations.
Fluency in English both verbally and non-verbally.
