Mobile Home Park Community Manager - Rogers, AR
WHY DO WE SHOW EXPIRED LISTINGS?
We are looking to hire either:
(1) an ON-SITE manager couple or individual who would live RENT-FREE in the 2BD/1BA single family home at the front of the park (approximately 1,000 sf) -- photo attached. Estimated rent is $800 per month, or $9,600 per year.
(2) an OFF-SITE manager couple or individual who is local to the area and can visit frequently and on short-notice if necessary. Management fees would be $500 per month or $6,000 per year.

Park Overview
The park has 42 lots that are 100% occupied. All mobile homes are owned by tenants. There are 4 RV sites with more transient residents. Most of the community has lived there for 5 or more years.
Responsibilities
While the property manager is always "on-call", total expected work need is ~5 hours in an average week. Unlike apartments, tenants own their own homes, so you would not be responsible for 2am phone calls to unplug toilets. Unlike apartments, there is limited turnover - most tenants live permanently and do not leave after only a year.
The overarching responsibility of the Community Manager is to keep Dixieland MHP a safe, clean, organized place to live. This is achieved through:
+ Communicating regularly with the ownership group through text, email, and phone calls
+ Maintaining the quality of the community -- enforcing community rules and regulations (clean yards, no large dogs, etc.); ensuring community is clean; attending to basic repair & maintenance needs
+ Coordinating outside contractors for more complex repair and maintenance needs
+ Reading gas meters to measure and bill for individual monthly usage
+ Following up in person or by phone with tenants late to pay rent
+ Handing out individual flyers to residents
+ Marketing and leasing the RV lots as they become vacant
+ Processing lease applications for new tenants buying homes in the community
This is a great fit for a husband & wife to be a repairman & property manager combo. Detailed contract to be provided to serious candidates.
Responsibilities do NOT include (1) day-to-day rent collections -- tenants pay through direct deposit and owners manage, (2) paying large recurring property expenses like utility, tax, or insurance bills -- owners manage; or (3) fixing tenant's homes.

We are looking for a dynamic and results-driven couple/team to manage our 150-site manufactured home community.
The right team will be accountable to protect, maintain and enhance the value of property assets in order to maximize financial return and for the benefit of the residents and the community. The manager represents the property owner to both the public and the residents.
A base salary, bonus opportunities, sales commissions, and on-site housing are all part of the salary package.
Essential Duties and responsibilities include the following. Other tasks as assigned or needed.
- Live on site or approved local residence
- Collect rent and home payments, and issue receipts on a timely basis and handle collection problems
- Make bank deposits on a timely basis and fax the deposits into the Corporate office as requested
- Maintain accurate monthly rental summary and send, completed summary to Operations Assistant at the home office on the 20th of each month
- Negotiate and Sign, leases and rental agreements, where applicable
- Accurately collect, deposit, and report security deposits as applicable.
- Actively market and promote the community through dealer visits, advertising, and by other means
- Inform prospective residents of availability of nearby schools, shopping malls, recreational facilities and public transportation
- Perform regular inspection of premises and grounds for possible maintenance problems
- Schedule and/or perform maintenance work as required, direct and coordinate activities of maintenance personnel engaged in repairing plumbing or electrical malfunctions, painting or rehabbing homes, performing landscaping and/or grounds work or make arrangements for outside contracted labor to perform the work; whichever is applicable
- Show prospective residents available sites or homes and explain community guidelines and payment expectations
- Have community guidelines signed by new residents
- Investigate resident complaints in regards to maintenance or warranty problems and take appropriate actions
- Resolve and document resident complaints concerning other residents or visitors
- Enforce community guidelines and issue warnings when necessary
- Clean vacant homes when residents move out and arrange for painting, carpeting and maintenance, as necessary to make home ready for sale
- Review all invoices, mark them appropriately, and approve for payment (send all invoices to the Regional Manager for approval)
- Purchase pre-owned homes for re-sale with Regional Manager approval
- Oversee the spotting and set-up of homes moving into the community
- Assist MHA collection staff
- Maintain periodic inventory of building contents and property condition
- Maintain accurate inventory of all community homes
- Maintain accurate occupancy and delinquency records and timely report same on company forms
- Go to court and conduct the eviction of residents, when appropriate.
- Follow all Heritage Group policies and procedures
- Enforce Heritage Group policy of no cash accepted
- Maintain accurate records of all petty cash expenses, balance and submit for payment as needed
- Rent all vacant sites in the site community
- Show and sell (or rent as appropriate) all the company-owned homes in community
- Prepare community news letters
- Plan and hold Community resident relation activities

Hunter Check Station Volunteer - Holopaw, FL

The Florida Fish and Wildlife Conservation Commission is seeking volunteers. Oppurtinuty is between September and April, in exchange for a full hookup RV site. We are in Holopaw, FL in central Osceola Co., approximately 18 miles southeast of St. Cloud along Highway US192.
Nearby towns include St. Cloud (~18 miles), Orlando (~50 miles) and Melbourne (~25 miles). We are within an hour's drive of Disney World, Universal Studios, theme parks, and beaches.
There are four full hook-up RV sites with electricity, sewer, and water. The area is very remote, so if you enjoy the outdoors, a rural lifestyle, and outdoor recreation such as hunting and fishing, this may be the place for you!
We have a common trailer for volunteers, which has a refrigerator, stove, restrooms, and laundry facilities. Volunteers' primary duties will be to monitor recreational use on the management area, provide information to the public, and collect biological data. This includes keeping count of hunters and other recreational users, providing information to hunters and recreational users, and collecting biological data from harvested animals. No previous experience is necessary and training will be provided by staff biologists.
However, if hunting is objectionable to you, or if you are relectant to handle dead animals, then you should not apply. In addition to work at the check station, volunteers may assist with facility maintenance and other tasks as needed.
In exchange for hookups and use of facilities, we request at least 32 hours of work each week per campsite. Days of the week worked are somewhat flexible. The heaviest use of the Managment Area occurs from September through December, and consequently, some preference may be given to those people who can arrive early in the season.
Check station shifts can be long days starting early in the morning and running into the night. It is very possible to reach your 32 hours of volunteer time in just 2 or 3 days.
