Resident Management Team/Self Storage - Deland, FL

We are interviewing for a Resident Management Team position to manage a self storage facility in Deland, Florida. This is a team position and requires 2 people to apply. Each person must apply individually. 

Summary:

We are looking for two self-motivated and outgoing individuals with an entrepreneurial spirit to help manage and improve performance at our storage facilities. While steering the facility toward higher revenues, you will wear many hats during the day such as providing excellent customer service to existing tenants, renting storage units and U-Haul trucks, and marketing the facility as the premier storage choice in the community.

Job Description:

-We love our customers! Providing a personal experience and excellent customer service for new and existing customers is our #1 priority. 

-Maintaining a clean, professional appearance inside the office and outside on the facility grounds (clearing aisles, preparing storage units and trucks for rentals, enforcing facility rules and policies)

-Utilizing your sales expertise and our self storage sales best practices to convert storage and truck rental prospects to customers. This involves having a strong sales presence over the phone, in-person, and writing short emails to prospects that have an interest in our services.

-Learning and operating our storage and truck rental software to take payments, perform move-ins or move-outs, process reminders, send email or mail notices, banking and daily reconciliation, etc.

-Performing collection calls to delinquent tenants over the phone and sending emails or SMS payment reminders through our software.

-Using our marketing platform and best practices, you will have opportunities and responsibilities to market the storage facility online and in the community. Identify opportunities for new value creation.

Qualifications and Skills:

-We'll need to see at least 2 years of employment with one employer.

-Organized and a problem-solver--has an excellent ability to learn quickly. Takes a proactive role when dealing with routine processes and issues. Leave things more organized than you found them. Be open and embrace as new ideas and presented.

-You must have excellent verbal and communication skills. Strong prioritizing skills.

-Have a high confidence level and solid understanding on how to navigate Windows operating systems and perform common functions: including the use of your typical office apps (email, MS Word, web browsers) and the ability to type at least 30 wpm. Get smarter at your job through self training and/or books.

Compensation: Guaranteed $12.50/hr per person plus commissions on storage rentals, truck rentals, and moving supply sales. Effectively a team will make any where from $15.00/hr per person up to $17.00/hr per person. We also offer health insurance, life insurance, Paid Time Off. Mileage and tolls are also reimbursed.

Work Schedule: Full-time for each individual -- Schedule can vary during the Monday - Saturday work week. Facility operating hours vary. They range from from 8 AM - 6 PM. This is a 40 hour work week.

Prior Storage Experience: If you have experience working in the self storage industry at firms like Extra Space, Public Storage, iStorage, CubeSmart, Life Storage, and U-Haul, you will want to explore our opportunities. Live-In Farmhand Couple - Medina, NY

We are an organic, traditional foods permaculture farm in development in Western NY.
We moved from California to live our dream and are looking for a stable, happy couple to come and help us build it.
The opportunities here are endless.. The 11 acre parcel where our 1800s cobblestone home and barns, (and a carriage house that we are renovating - and where you will be living), sit is where our crops will be planted.  
The 50 acres of leased land is where we will be growing acres of flowers, flax, and potentially raising beef cattle.
Our first year was experimental, testing out varieties of many heirloom vegetables, soil improvements, and planning for 2019.

Description :
Accepting applications immediately & until February for happy husband/wife couple (with a March or April, 2019 start date) to live and work on our organic, permaculture, livestock and vegetable developing farm located in Western New York, approximately 40 miles to Rochester & Buffalo, NY. We are an organic farm, relying on greenhouse seed starting, cover cropping, compost, beneficial insects & worms, crop rotation, and other sustainable ways of growing. We sell our products in the local farmer's market, 
CSA (Community Supported Agriculture) and restaurants. 

Position is permanent and needs to be filled as soon as suitable couple engaged. 

The Farm:
• 11 -acre property
• Less than 1 hour from major airports 
• 5 buildings including owners historic cobblestone house (soon to be B&B), 2 barns built in the 1850s, carriage house, and a brick smokehouse
• 8 acres fenced pasture for cows, horses, sheep, pigs, etc.
• 3 acres of landscaped area for events - chickens and other aviary occupy the 3 acres

Home and small business:
• Housecleaning & Lite cooking for owners and B&B guests from time to time. One owner is the main cook, so you will be filling in.

Landscaping and General Farm Maintenance:
* Oversight and performance of daily task, including but not limited to, dead-head plants, pruning, and mulching, planting, mowing, weed whacking, blowing, trimming, trenching, digging, trash clearing and hand weeding.
* Upkeep of any and all landscape needs as directed by management.
• General maintenance of all equipment (tractor, truck, etc)
• Maintenance and installation of on-site HVAC, mechanical, electrical, plumbing, solar, generator, fueling, camera, internet systems
• Winterize irrigation systems as necessary
• Welding, building, framing, carpentry
• Maintenance of walking paths, driveways, and fences on property
• Landscape maintenance including trees, shrub maintenance, firewood splitting, sprinkler systems, etc
• Care and feeding of a small number of horses and cattle
• Plant annuals and maintain perennials around property
• Future pond maintenance
• Cleaning accommodations after guest-stays
• Work weekends and some holidays
• Assist with periodic farm events, including farm-to-table gatherings, music events, and other community events
• As property caretakers, you report to property owners
• Applicants must be fit and willing to help with physical demands, able to lift 50 lbs.
• Couple team must be able to work alone as well as being comfortable taking direction from the farm owners and working with a small team.

Caretakers Wanted - Aitkin , MN

We are in Aitkin, Minnesota ( 2 hours north of the Twin Cities) is looking for caretakers for the 2019 season.

Typical duties include:

-General maintenance duties, including but not limited to: Pool work, restroom cleaning/maintenance, light mechanical
-Lawn and grounds maintenance, including: mowing and weed whacking
-Light tree/brush trimming
-Painting/staining, light electrical and plumbing
-Light weeding of lakeshore area
-Monitor private boat launch and collect launch fees

All 56 sites are seasonally rented or individually owned so there is no short term stays or rental of sites.

This is a full-time position working Monday through Friday with weekends free. Compensation includes a full hookup RV site with water, sewer, 50-amp electric, and wireless internet service provided. Hours required in exchange for your site are negotiable; monetary wage for hours above and beyond is also a possibility. We are looking for someone to start around the end of April and work through the first week of October.
