Innkeeper / Cleaner (with RV) - Merrill, OR

Requirements include a trustworthy, personable, professional individuals who are driven to provide exceptional customer service to create a memorable experience for each guest. Our motel prides itself on offering guests an experience they can only get from a family motel, such as flowers in the room on Valentine’s day or a no extra charge dog bed for their best friend.
Job Summary
This is a seasonal lifestyle position, managing the day to day motel operations. You live where you work. Responsibilities include reservations, responding to telephone inquiries, utilizing computer reservation software, guest registration, room assignments, accommodating special requests, laundry, room cleaning, and ensuring guests have a pleasant stay.
Job Duties:
- Answer phones, questions and take reservations in a professional and courteous manner
- Provide exceptional guest service, addressing requests and concerns with respect and compassion
- Greet and check guests into and out of the motel
- Manage guest accounts by accurately posting charges and settling cash and credit card transactions
- Wash, dry and fold motel laundry from each day
- Manage inventory of hotel supplies including cleaning supplies and linens
- Aid guests will small maintenance issues such as a tripped heater or clogged toilet
- Run all necessary night audit reports
- Maintain quality and cleanliness standards by making frequent walk throughs of rooms and common areas
- Clean rooms daily. Sometimes on your own and sometimes with extra help depending on quantity of rooms needing cleaned
- Manage cleaners scheduling and quality control
- Anything else that management deems necessary to ensure that the business prospers
Qualifications and Skills
- Candidates must be outgoing, friendly, honest, courteous, and have a passion for the business
- Computer and Internet knowledge required to operate online property management software
- Sufficient oral and written skills to produce communications that properly reflect the company image
- Prior customer service experience is preferred
- Prior motel managing / innkeeping / camp hosting is preferred
- Prior motel cleaning is preferred
- Excellent references and a background check will be required
- Must be able to lift up to 50 pounds
- Basic property maintenance knowledge and skills
- On-site living is required for 24/7 on call motel availability
- Must have your own RV for living accommodations

As Store Managers, you'll both have responsibilities of managing a high performing self storage facility in St. Cloud, FL.

- A Store Management Team works together to manage the day to day operations of a storage facility and provides a personal experience and excellent customer service to customers. Customer service is our #1 priority.

To help achieve facility goals, you'll utilize your strong sales and marketing abilities to rent storage units, U-Haul trucks, up-sell boxes and moving supplies, and increase brand awareness in the local community.
- You'll learn how to use our self storage sales best practices to convert storage and truck rental prospects to customers.
- You'll need to have a friendly, positive attitude and strong sales presence over the phone and in-person.
- Create relationships with nearby area businesses and implement marketing strategies.
- Moving can be very stressful for customers. Our job is to make it a bit easier for them by identifying our customer's needs, confidently create a PERSONALized solution by asking the right questions (eg. Do they need storage + rental truck + boxes?) and deliver an exceptional experience.
- Manage daily payment flow (cash, check, and credit card balances) and making timely, error-free bank deposits.
- Maintaining a clean, professional appearance inside the office and outside on the facility property. Managers spend a sufficient amount of time outside ensuring the property is clean and 'customer-ready' by sweeping units/aisles, performing lock-checks on units, and performing other general maintenance tasks. (light duty / light lifting)
- Maintaining low accounts receivables by performing collection calls to delinquent tenants over the phone, keeping up-to-date notes on accounts, and by sending email notices and SMS/text message reminders through our software.

- Excellent verbal and communication skills are key as you are the face and front line of the business. "You" will be the reason many customers choice to store their belongings with us vs. the competition.
- Outgoing, engaging personality that takes a proactive role when handling customer requests/issues and daily tasks such as: calling new leads to reserve units, managing daily unit inventory, and replying back to existing customers in a timely manner.
- Strong, general computer skills and competency is needed to navigate Windows operating systems, internet browsers, and other applications. You'll learn how to efficiently navigate and operate various software platforms used by the company to perform daily operations tasks.
- Past job experiences in a customer-focused position such as in retail, sales associate, self storage, hotel industry, restaurant, and other industries. A minimum of 2 years of experience in retail sales, retail store, management, sales associate of retail jobs, or in customer service roles.
- Reliable transportation, valid driver's license, and willing to travel to other locations for staffing if needed.

Onsite Management/Maintenance team for Small RV Park - Rockport, TX

We are seeking a couple with skills and a long-term desire to commit to the needs of the guests and to uphold the standards and policies of the owners.
Highest quality of integrity required. Previous park experience with Campground Master is a plus. This is an onsite position and you need to have your own RV.
We have 53 sites and 4 cabins. As a team you will be responsible for the day to day operation of the park. We run Campground Master Software to handle the park reservations and income for the park. You will also be responsible for cleaning the small activity room and two bathrooms and the 4 cabins as needed. The cabins are one room and bathroom similar to a studio apartment. There are two small pools, side by side that need to be cared for (we have an awesome dolphin robotic cleaner). You will also be taking care of the grounds and monitoring the septic system. We have a zero turn mower and they currently mow the park in one day. There is some weed eating to be done, but we spray to kill weeds in certain areas. There is also the minor handyman maintenance to handle but all major maintenance is handled by the park owners. This is a monthly park with only occasional daily or weekly guest. Thirty-six of our 53 sites are rented year round to guests who are mostly fishermen and while their RVs are here, they are mainly just here on weekends. The other sixteen sites are rented six month in the summer and 5-6 months in the winter. We are fully booked and have a waiting list to get into our park.
This is an easy park to manage and is mostly a part-time job. The office is closed on Tuesday and Wednesday and open 10 - 4 (closed for an hour for lunch) on Thursday - Saturday and Monday and only open 10 - 1 on Sunday. Weekends are our busiest time as most of our guests are in the park on the weekends. The position offers you a full hook up site to include electric, water, cable TV & Wi-Fi as part of your pay package, along with a bi-weekly salary.

GROUNDSKEEPER - PROPERTY CARETAKER - Conyers, GA

PROPERTY CARETAKER - GROUNDSKEEPER Opportunity is for a caretaker of a Country Home Estate located in North Rockdale County.
IMMEDIATE OPENING
The location is 25 miles east of Atlanta, GA (9 miles south of Snellville and 8 miles north of Conyers). There are about 30 acres in the property with a lawn of about 10 acres that requires maintenance on a weekly basis as well as a swimming pool to be serviced on a daily basis. The other 20 acres is a lake and a pasture. No Animals or caring thereof is involved. Job also includes general maintenance of the Lawn equipment, house and grounds.
The Provides Housing is a 3-bedroom, 2 bath brick Country Home, rocking chair front porch and a 2 car garage (about 1750 Square feet) that has been completely renovated inside with new modern kitchen and hardwood floors and a heat pump system for heating and cooling. This home is located on the grounds with a fence around the property and a security gate. Owner would like for someone to live in this house and take care of the grounds and the pool. The lake is stocked and available for fishing. While included at no cost, on the rental market the value of the house is $1200 per month.
Alternative to the furnished house is, should the applicant be a full time RV’er, living in a Motor home, trailer or 5th wheel, there is a full hookup parking space available in lieu of the furnished house.
The care of the grounds and pool take about 3 days per week in the summer and much less during the fall and winter. All lawn equipment is provided and is of commercial grade and relatively new.
In addition, there are 4 properties in the general area (15 miles) that are included for lawn maintenance. We can provide all of the equipment needed for the maintenance of this properties, however applicant will need a truck or SUV to pull the equipment trailer. Additional compensation is paid for the use of the vehicle. Usually these properties can all be done in one day.
Applicant must have legal work status, valid drivers license and be able to pass a background check. Prior references would be helpful. Compensation is $15.00 per hour for up to 40 hours per week.
While not a requirement, if the caretaker has a wife or significant other that would be interested in being the housekeeper for the owner that will be highly considered. Housekeeping duties now takes about 16 hours per week.
We are the owners and are in our mid -70's, very active and in good heath and no health care assistance is needed or required. We have an RV and have lot's of travel plans once we have the property in the hands of good caretakers.
