Enchanted Rock Park Hosts-- Fall 2019 - Fredericksburg, TX

We are looking for Fall 2019 park hosts at Enchanted Rock State Natural Area, located in the scenic Texas Hill Country west of Austin, TX.
If you are passionate about natural resource stewardship and ensuring a high-quality experience for visitors to public lands, we want you!
Texas Parks and Wildlife Park Hosts work 25 hours per couple, per week in exchange for full hook up. Park Hosts at Enchanted Rock assist park staff with various duties, including customer service, search and rescue, traffic direction, interpretation, and general maintenance of grounds and facilities.
A Criminal Background Check is required. Two park host sites are available at the park September-December. All sites have WIFI, water, electrical and sewer hookups. There are also freezers, a washer and dryer, and a kitchen available for your use.

We are 15 minutes SE of Salida at 7528 US Hwy 50 in Howard, CO. The entire surroundng area is just gorgeous. Highway 50 runs alongsde the Arkansas River, which is also directly across from our RV Park. We have easy access into Salida, are 45 minutes West of Canon City & 40 minutes South of Buena Vista, at 7500 feet in elevation. We have a enclosed shower house available through winter, as well.
Couple wanted. Bi-lingual preferred, but not required.
I am a lone RV park owner/operator and am also working on making renovations and improvements, incudng through the winter, and am looking for assistance with reservations (done online), cleaning motel rooms (we have 6 motel roms), lawn maintenance in summer, general maintenance & assisting the owner with odd jobs, renovations and daily duties.
We will be making some renovations and improvements during winter (mostly indoors stuff) and I will need help year-round with the daily RV park and motel duties. I will need help wth lawn maintenance during the summer months.
Discounted or waied RV lot or campsite rent in exchange for helping out as needed. Discounts dependent upon the hours you can work. For the right couple, possibly year-round position possible.

We are looking for a manager who lives along with residents in the park (planning to stay for the long term) and possesses a strong WORK ETHIC, INTEGRITY, as well as company loyalty and a positive attitude. This position provides a manager's home and base monthly salary. Total compensation including late model doublewide home is in the 15k range annually.
REQUIREMENTS:
Work hours are part-time (approx 10-15 hours per week). These hours are not set hours and our managers are typically on-call while maintaining the flexibility to not be stuck in an office. You can easily work your life/work schedule around this manager position.
As a community manager, you will be responsible for maintaining the owner’s best interest in all areas of managing the community. Manager must know and follow all governing state statues and civil codes. Manager must be able to present themselves in a professional manner in various situations. The list below is examples of duties assigned but it is not all exclusive and duties may be subject to change.
ADDITIONAL INCOME POTENTIAL: If you're handy or are an experienced tradesman then there will be opportunity for you to make extra money on the side working in the community. We'd rather put money in the pockets of our managers than in someone else's.
Individuals must possess an attitude of self-motivation.
QUALIFICATIONS:
Must be computer literate (use of smart phone preferred)
Computer skills required (Microsoft office and basic internet experience)
Prior Project and/or Property Management experience is preferred

Overall Essential Functions of the CM:
- Rent collections
- Send statements according to policy
- Receive and post all rent/utility checks
- Follow up on delinquent accounts per policy
- Send late notices as applicable by statues
- Prepare eviction filings when necessary
- Prepare delinquency reports as required
- Community Accounts Payable
- Submit bills as required
- Code and approve according to policy
- Maintain Community Budget expectation – control expenses
- Report on budget as required
- Prepare variance reports as required
- Maintain and collect as needed proper verification of vendors including liability or workman’s comp, W-9 forms, approved bids or contracts etc.)
- Community Maintenance
- Walk/drive community daily to notate any potential concerns
- Ensure streets, dumpster areas and landscaped areas are maintained and free of liability concerns
- Ensure amenities are maintained and ready for resident use
- Maintain vacant homesites and inventory homes if applicable
- Follow comprehensive schedule detailing duties of maintenance team daily, weekly, monthly tasks to ensure that they are being maintained according to company policy.
- Protect and maintain company assets
- Create and maintain a safe working environment for team and residents
- Sales/Marketing/Advertising
- Sell new, used and foreclosed homes
- Ensure title is in proper name prior to sale
- Rent homes when applicable
- Maximize community occupancy and leased home income (when applicable)
- Advertise and Market all homes according to company policy
- Ensure daily that homes are show ready
- Have available home flyers, listing pages, community information for all prospective buyers
- Conduct Prospect questionnaire
- Show homes according to policy
- Collect prospect application and supporting documentation
- Complete credit/criminal check according to company policy
- Complete all required sale and move in documentation according to company policy
- File all residency documents according to policy
- Community Relations
- Create and maintain a positive community environment through meetings and activities

Historic Entertainment Lodge - Office - Maintenance/Work Camping - Estes Park, CO

Caretaker/Pet Care February 2020 - Baraboo Area, WI

We are seeking a couple to fill a live-in caretaker position for the month of February at our home.
Duties are very light due to winter weather and include feeding/caring for one cat and one dog (both well-behaved), snow removal from driveway, mail collection, watering the plants, and basic winter home maintenance. This is the time to catch up on movies, finish that novel, or indulge in winter sports; the house is located near Devil's Lake State park and is in a prime hunting are with many snowmobiling trails.
Accommodation is our comfortable farmhouse with a queen-sized bed and ensuite bath. Groceries and other needs are 20 minute drive away; street clearing in the area is prompt.
