Normal couple with survival skills seeking to sit out COVID and Civil Unrest in Idaho Paradise - Kamiah, ID
WHY DO WE SHOW EXPIRED LISTINGS?
My wife and I bought 3,000 acres of beautful land in North Central Idaho and turned it into an amazing guest ranch with a lodge, licensed restaurant and bar, and lots of activities, 25 miles of ATV and horseback trails, 6.5 miles of running creeks, and beautiful views. We opened just in time for COVID to hit and had a ton of cancellations. We decided to close until this virus issue is over with.
We have three children, a 13yo, a 2yo, and a 1 month newborn. Right now we have no staff and we would like a couple to join us on the ranch to help keep things maintained. We have a 1,600 sq foot "shouse" to offer to a couple that we lived in for the first three years we lived on the ranch. A shouse is living quarters in our 6,500 sq ft shop which also includes a woodworking shop, a metal shop, storage, and more. We now live in a house that we built on the property down the road from the shop.
We are in full quarantine and plan to do so until there is a treatment or a vaccine for this virus, which may be a while.
We have a poultry barn with around 100 chickens, ducks and turkeys. We have goats, horses, and cattle. We have a very large solar array and battery bank, generator and yet we are connected to the grid and have good cell phone service.
We shun being called "survivalists", yet we are prepared for whatever. We aren't Mormon, but like Mormons and have many friends who are. Raised Christian, but are open in our beliefs.
If you think that the virus is a hoax or something that you don't need to worry about, please do not contact us. We aren't overly concerned, but we can and choose not to take chances with it. We want like minded people. We do NOT leave the ranch, we do accept deliveries and packages although we have strict procedures for handling these. We would expect any couple who joins us to do the same and follow the same procedures.
We aren't crazy, but I do very much want to scare off anyone who dismisses this virus as something not to be concerned about.
The main job description would be to help tend to the garden, landscaping, housekeeping (mainly the unused lodge and cabins, and maybe some help with our house), vehicle maintenance (we have 19 different vehicles including ATVs, a tractor, Skid Steer, mini-trucks, and regular vehicles. Weed control, taking care of animals, harvesting animals, and all the other random tasks that come with running a large ranch. I am currently doing it all myself, albeait badly on some things (like landscaping) given that I have a newborn and a 2yo and run an offsite company (virtually).
Having another couple who wants to live on the ranch to be away from COVID and all the other ills of society right now could be a big help. And when things return to normal the right couple could take a bigger part in our guest ranch operations.
Check out our website. We have amazing land and aminities. Our closest neighbor is 1.5 miles away.
But be clear, we intend to stay closed and quarantined until we determine the "coast is clear", not when some politician thinks the coast is clear. This may mean that you have zero contact with anyone but our family until things settle down out there, which may be a long time. It has always been our intention to run a guest ranch, we really enjoy people, but we don't know what this virus is going to do and it is our choice to sit it out and wait until we have more data, a treatment, or a vaccine. We can afford it, and it doesn't hinder us.
If you have a condition that puts you at a higher risk, or even if you don't, but also wish to sit this one out in a beautiful place (that requires a lot of upkeep being a large ranch!), this may be a dream opportunity. If you are just looking for a paycheck and don't care about the virus, please don't apply.

I sold that company a number of years ago which is what paid for this ranch. I only point this out so you know that I am a sucessful entrepreneur, and not some crazy survivalist. :-)

Management Team for Mobile Home Community - Durand, MI

We are seeking a self-motivated highly productive group to join our team as full-time mobile home management staff for a mobile home park near Durand MI . Please see job descriptions below. The office manager and maintenance manager must work together to accomplish tasks and be able to balance each other as necessary. Office management will be responsible for assisting maintenance as needed with various tasks.
1) Office Manager
Roles and Responsibilities:
• Respond to resident inquiries and resolve resident complaints
• Receive payments from residents
• Become familiar with property management software
• Prepare or renew the leases for residential lots
• Prepare and deliver late notices and perform the legal filing process
• Patrol communities regularly and maintain relationships with residents
• Oversee efforts of maintenance staff and vendors
• Handle general office duties and maintain files
• Enforce and maintain community rules and regulations
Required Skills:

• Mobile home park management experience (maintenance experience is a plus!)
• Self-motivated, proactive and able to follow directions well

Job Requirements:
• Availability to work Monday – Friday and Saturday and Sunday as required. On call to back up maintenance as needed and must be available by cell phone 24 hours a day.

2) Maintenance Manager
The maintenance manager will be responsible for working closely with the office management to turn a mobile home/RV park around. We need someone who can accomplish projects to further improve the facility while maintaining the property overall. They will be responsible for completing (and using the maintenance team members to assist) all current or projected projects and provide oversight on the whole mobile home community.
MUST be able to work outside for most of the day and juggle multiple tasks with varying levels of priority
Roles and Responsibilities:
-Painting and repairing exterior of park-owned buildings
-Mowing/trimming/edging/landscaping
-Rehabbing used homes and preparing them to be marketed
-Blocking, leveling, setting and connecting utilities (excluding any electrical live wires that are required to be completed by licensed professional) on homes entering the community (materials and training will be provided by management)
-Tearing down and disposing of homes
-Rodding sewers
-Repairing water main lines
-Replacing water heaters, furnaces, etc. in rental homes
-Minor roofing repairs
Required Skills:
• Highly organized and disciplined
• Mobile home park maintenance experience
• Self-motivated, proactive and able to follow directions well
• Computer skills, including Microsoft products in order to be able to research quotes
• Define and solve problems
• Availability to work Monday – Friday and Saturday and Sunday as required. On call for emergency maintenance as needed and must be available by cell phone

Salary is estimated to be for team with onsite living and all utilities paid.

Resident Couple/Team Needed for Self Storage Facility - Carrollton, TX

The Resident Managers are the key to our success and must be professional, friendly and knowledgeable. They are responsible for the daily operation of the storage facility.
