Affordable Housing Manager/ Maintenance team - Rolla, MO
WHY DO WE SHOW EXPIRED LISTINGS?
We currently are in need of a property manager and maintenance team In Rolla, Sullivan and Dixon, MO for 3 subsidized properties.
OUR IDEAL CANDIDATE for manager has experience as an Apartment Manager, preferably with Affordable Housing programs (LIHTC, HUD programs or USDA-Rural Development). They should possess the ability to work independently, motivate themselves, be proactive and have a "get the job done right" attitude. They should be able to do the tasks listed below, or easily learn then. They should be proficient in MS Office (Word, Excel), Google Apps (Gmail, Docs, Drive) and able to learn a Property Management-related software. They should have a reliable vehicle and valid DL.
APARTMENT MANAGER REQUIRED TASKS
• Comply with all Fair Housing Laws
• Hold office hours at the properties meet with tenants, listen to complaints and facilitate action as necessary
• Collect and deposit rents
• Maintain rent roll and administer fees and late notices as needed
• Distribute recertification notices and packets
• Complete certifications as directed by Compliance manager
• Complete End of Month items as directed
• Contact minority, senior, disabled and family organizations and record on
Community Contact Form
• Administer and properly keep wait-list
• Perform Move ins and Move outs
• Maintain tenant files as directed by compliance staff
• Work with compliance officer to submit certifications on time
• Facilitate Unit turns with maintenance staff (unit should be turned and rented within 30 days)
• Collect Invoices and submit them to Accounting for payment
• Adhere to apartment budget
• Work with/direct maintenance staff to cure maintenance requests
• Field emergency calls during after hours
• Look for any damage or problems with buildings or grounds to relay to maintenance staff
• Check laundry rooms, hallways and restrooms for cleanliness and trash.
• Check maintenance request form locations for tenant issues and provide adequate forms to relay to maintenance staff
• Follow and enforce all rules and regulations contained in the lease and attachments
• Write and distribute lease violations to violators as directed by compliance staff
• Monitor tenant’s entryways and windows for rule violations
• Monitor parking lot for unlicensed, inoperable, or non-tenant vehicles
• Pick up debris and trash as necessary
• (SUMMER) Help find and supervise lawn maintenance crews
• (WINTER) Help find and supervise the removal of snow and ice from all sidewalks, and parking areas including between cars. We expect the entire width of the sidewalks to be cleared. Snow removal should be completed by 8:00A.M. If it snows during the day, remove snow periodically and apply ice melt to keep the sidewalks safe for tenant use. Monitor snow removal contractor responsible for clearing main parking lot area.
• Help supervise subcontractors while onsite.
• Prepare for and be available for Inspections with Subsidizing Agency (RD, LIHTC)
• Conduct unit inspections twice a year
• Attend training's/conferences as instructed

OUR IDEAL CANDIDATE for maintenance has experience maintaining properties (listed below). They should also possess the ability to work independently, motivate themselves, be proactive and have a "get the job done right" attitude. They must also have a reliable vehicle and valid DL, ideally one that can tow the mowing equipment trailer and haul tools from property to property. This person must maintain a professional and courteous manner with residents, visitors, contractors and fellow employees and must have the ability to follow oral and written instructions. This person will be responsible for the overall maintenance of the apartment complex(s) and all areas related to the day?to?day maintenance operations of the community(ies)
MAINTENANCE TECHNICIAN required tasks
- Electrical, plumbing, carpentry, masonry and painting.
- Light plumbing; repair leaks, replace faucets, rebuild/replace toilets, faciliate plumbing emergencies.
- Turn units for new move?ins; painting, drywall repair, repairing drawers/cabinets, cleaning, all maintenance as necessary.
- Have a working knowledge of power tools and be able to maintain and repair them.
- Schedule and complete preventative maintenance program.
- Complete grounds work such as: grounds pick up, mowing, trimming, removing clippings from sidewalks. (if applicable)
- Maintain and clean common areas of property.
- Snow Removal including shoveling, applying ice melt, snow blowing sidewalks, etc. (if needed)
- Coordinate special projects as directed.
MINIMUM REQUIREMENTS for consideration are: a High School diploma or equivalent, operating vehicle and license to drive, English language proficiency (read, speak and write), and the ability to pass a full background check. Must have compassion to help individuals in need of housing assistance.
SALARY- Depends on Experience but will be competitive and fair. We offer health insurance for employees that qualify. If the ideal candidates would be able to live on site, we can incorporate housing into a salary structure as well.

Check Station Operator Volunteers - Saint Cloud, FL

Hiring Hunter Check Station Operator Volunteers for 2020-21 Hunting Season
The Florida Fish and Wildlife Conservation Commission is seeking volunteers to work at the Herky Huffman/Bull Creek Wildlife Management Area in Saint Cloud, FL. Volunteer operators are needed at our hunter check station between 19 September 2020 and 15 November 2020, in exchange for a beautiful free RV site.
We are located in central Florida, in Osceola County southeast of Orlando, and approximately 4 miles east of Holopaw. Nearby towns include St. Cloud (~30 miles), Kissimmee (~40 miles), Orlando (~60 miles), and Melbourne (~35 miles). We are about an hour's drive of Disney World, Universal Studios, theme parks, and beaches!
There are four full hook-up RV sites with electricity, sewer, and water. The area is remote, so if you enjoy the outdoors, a rural lifestyle, and outdoor recreation such as hunting and fishing, you will probably be well-suited for this position. We also offer a “clubhouse” for volunteers, which has a refrigerator, stove, restrooms, and laundry facilities.
Volunteers’ primary duties will be to monitor recreational use on the Management Area, provide information to the public, and collect biological data. This includes keeping count of hunters and other recreational users, checking various licenses and permits, providing information to hunters and recreational users, and collecting biological data from harvested animals. No previous experience is necessary and training will be provided by staff biologists. However, if hunting is objectionable to you, or if you are reluctant to handle dead animals, then you should not apply. In addition to work at the check station, volunteers may assist with facility maintenance, data entry, and other tasks as needed.
In exchange for hookups and use of facilities, we request 32 hours of work each week. Days of the week worked are somewhat flexible. The heaviest use of the Management Area occurs in September and October, and consequently, some preference may be given to those people who can arrive early in the season.

Resort looking for a couple to fill a set of positions in housekeeping and maintenance, 4 days on and 3 days off. These are Fully paid positions ($12.00 per hour) and include FHU site (no rent or charge backs), Wi-Fi, TV on Satellite and other perks. Staff have full access to all amenities.
Family style resort with many returning guests located in an ancient grove of Redwoods with private access to the Eel river. This is not your normal typical workcamping job experience as we are looking for fun couples who enjoy the social aspect of being with others, we are not looking for any drama.
Property Caretaker and Caregiver - Keaau, HI

We need one person who is willing to help with yard work on our acre of property including weedwhacking, hand weeding, some tree work as well as maintenance on the property as it arises. We would also like someone to support my father with maintaining our small pond. Additionally, we would like someone who is willing to help more domestically, joining my parents with grocery shopping, preparing healthy meals, weekly housecleaning and companionship for my parents. My parents take care of themselves but need help occassionally. There is a large community of support for them as well.
Small hobby farm caretaker position - Lyons, CO

We have recently purchased nine acres of land, which we plan to develop over the next two years. We will be building a new home and developing a hobby farm. There is currently a house on the property, which is available for the caretakers to live in. We will not be moving to the property for the next two years, though we will be visiting regularly.
During this time, duties will include caring for two Colorado Mountain Dogs, 3-6 alpacas, and one goat. More animals (sheep, cattle, pigs, poultry) will be added to the property once we move there. There may be some heavy lifting and hauling, handling alpacas, so the couple should be fit and healthy. The new house we are building will have 4 rooms for rent on Airbnb, which the couple will help to manage.
If you love to hike, fish, camp, and bike ride, Colorado is the place to be. The property is very quiet, with 360 degrees of stunning mountain views. If you want to live in paradise and live close to amazing towns and cities, this is your chance. The property is 10 minutes from the funky town of Lyons and 30 minutes from Boulder, Longmont, Loveland, and Estes Park. It is an hour to Fort Collins and Denver.
Please note: This is not a paying position. The couple will take care of the property in exchange for living rent-free. Duties should only take two to three hours a day, allowing couples to work other jobs.
