Self-Storage Resident Manager Couple
We are recruiting an experienced full-time, professional Resident Manager couple to operate a modern self-storage property in Sahuarita, AZ. Schedule includes 40 hours per week. Schedule includes 40 hours per week for both employees.
Previous self-storage and/or property management experience is preferred. Hands-on training for the daily operations and on-site management software program (Sitelink Web Edition) is provided. Specific emphasis will be placed on revenue management skills including experience with implementing systematic rental rate increases.
This is primarily a sales, marketing and customer service position. Candidates must be friendly, energetic and have excellent telephone and communication skills (both written and verbal), intermediate knowledge of computers is essential including e-mail and Microsoft Office skills. Candidates must possess strong attention to details.
The project consists of several different unit types including drive-up evaporative cooled units, interior hallway air-conditioned units and a large RV lot which offers both covered and uncovered spaces.
The facility is also a Penske truck rental agent location. A portion of our business involves reserving and renting Penske trucks. Candidates must be willing to handle all aspects of truck rental returns as well as out-bound reservations.
Office Administration Duties
Daily administration responsibilities include leasing, marketing, banking and office duties, greeting existing and prospective customers, responding to inquiries over the phone, via internet and in-person. Renting vacant units, completing lease agreements and related paperwork, and assisting customers with top-notch friendly service. The position also involves hiring, training and supervising the part-time Relief Manager.
Other duties entail off-site marketing, collecting delinquent accounts, preparing units for lien sale, submitting monthly reports to the owner, conducting competition surveys, analyzing rental rates and scheduling/supervising maintenance repairs with both in-house employees and outside vendors.
Maintenance Duties
Specific maintenance duties include preventive and seasonal maintenance on all evaporative coolers, daily cleaning of the office and customer restroom, maintaining all common areas and driveways clean and free of debris, minor landscaping, weed and pest spray application, cleaning vacant units and preparing them for rental.
Compensation & Benefits
A competitive base hourly rate of $13.00 - $14.50 depending on experience PLUS monthly leasing bonus, year-end bonus program, medical benefits, PTO & sick leave, paid holidays and matching 401K plan is offered. You will also earn a monthly commission based on the overall Penske related activity. An on-site apartment and utilities are provided as part of the compensation.
The Resident Management team must live on-site as a condition of employment. The company does conduct pre-employment background investigations and drug-screening. The opportunity includes an annual salary for the couple (amount depends on experience), paid time off, housing, utilities, and truck for work use. This is a salaried full-time position for a married couple seeking long-term employment. Standard work hours are Monday – Friday, 8 hours a day. Some weekends and holidays may be required. Comp time is allotted to cover extra hours worked.
Housekeeping Requirements:
- General housekeeping experience/capable of cleaning and upkeeping multiple homes on the property
- Experience deep cleaning private homes.

Cleaning responsibilities to include:
- Kitchens, bathrooms, bedrooms, living areas, mudrooms, and porches.
- General dusting, mopping, vacuuming, window cleaning, grill, and fireplace cleaning.
- Laundry to include washing, drying, and folding of towels, linens, and owner’s clothing. Some ironing.
- Coordinating with owner regarding grocery needs. Shop for food and supplies, place in bins, and refrigerator as appropriate.
- Prepare homes for family and guest arrivals.
Handyman/Groundskeeping Requirements:
- Physically able to work outdoors and climb ladders.
- General handyman knowledge and abilities.
- Ability to safely operate mowers and other equipment including power and hand tools.
- Experience mowing, edging, trimming, weeding, fertilizing, removing fallen limbs, tree pruning, flower planting, pest baiting, and other special projects.
- Knowledgeable of irrigation systems and watering cycles.
- Raking/leveling gravel roads near houses, as needed. Pressure washing sidewalks, as needed.
- Keeping fire and barbeque pits maintained and ready for use. Checking propane levels and filling, as necessary.
- General home maintenance and troubleshooting experience including generators, faucets, toilets, filters, light bulbs, etc. Coordinating larger household service and repairs.
- Experience servicing trucks, mowers, and four-wheelers.
- Preparing owner vehicles for visits – ensuring they are clean, filled with gas, and oil has been checked.
General Requirements:
- Couple must have a solid work history in housekeeping and groundskeeping at a ranch, estate, or guest lodge(s).
- Assist owners and their guests during visits to the ranch.
- Ability to work independently, identify problems, and find solutions.
- Communicate with the owners and/or ranch managers daily.
- Solid computer skills (email, internet, simple recordkeeping).
- Both parties must have a valid driver’s license and be able to pass a criminal background screen.
- Must be physically fit and able to lift up to 50 lbs.
- No children living at home.
