Summary:   Manages landlease communities for a property management firm by performing the following duties personally or through contractors. 

 

 

Essential Duties and Responsibilities:

  • Keeps off-site manager / owner up to date on monthly reports and unusual activity.
  • Manages a septic system
  • Collects rent & other charges due and issues receipts and dose necessary banking including making deposits at the bank.
  • Issues late rent notices, and other notices to enforce rules and regulations.
  • Maintains resident files and archives records as required by law and park policies.
  • Shows prospective residents’ property and explains occupancy terms.
  • Run credit checks on prospects residents,
  • Rents or leases lots, collects security deposit as required, and completes all forms outlining conditions and terms of occupancy if lease required.
  • Informs prospective tenants of availability of nearby schools, shopping malls, recreational facilities, and public transportation.
  • Investigates tenant complaints about malfunctions of utilities or furnished household appliances or goods and inspects vacated apartments to determine needed repairs or maintenance.
  • Directs and coordinates activities of maintenance staff engaged in repairing plumbing or electrical malfunctions, painting common area buildings, and performing landscaping or gardening work, or arranges for outside personnel to perform maintenance.
  • Resolves tenant complaints concerning other tenants, visitors, and issues in regards to the community.
  • Arranges for other services such as trash collection, extermination, etc.
  • Cleans public areas of building.
  • Arranges for alterations to, or maintenance, upkeep, or reconditioning of property as specified in management services or lessee's agreement.
  • Employs, or contracts for services of, security, maintenance, and groundskeeping personnel and onsite management personnel if required.
  • Purchases supplies and equipment for use on leased properties.
  • Prepares reports on collection, sales of homes, deposits, & petty cash on a monthly basis.
  • Prepares periodic inventory of building contents and property condition, and forwards listing to owner for review.
  • Contacts utility companies to arrange for transfer of service for tenants when necessary.
  • Assists with eviction of tenants in compliance with court order and directions from Lawyer and owner.
  • Perform work on weekends and evenings as needed to meet applicable deadlines.
  • Other duties as assigned.

Supervisory Responsibilities:  This position may manage employee/contractors on-site.  Responsibilities include; planning; addressing complaints and hands on resolving problems.

 

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required. 

 

Education/Experience:  High School Diploma or equivalent skill level.

 

Certificates and Licenses:  Valid Washington State Driver’s License and the ability to meet the Company’s vehicle insurance requirement.

 

Language Skills:   Read and interpret documents such as safety rules, SOP's and  instructions; write routine reports and correspondence; speak effectively before groups of customers.

 

Math Skills:    Calculate figures and amounts such as discounts, interest, commissions, proportions, percentages; apply concepts of basic algebra and geometry.

 

Reasoning Ability:   Apply common sense understanding to carry out instructions furnished in written, oral or diagram form; to deal with problems involving a several concrete variables in standardized situations.  Identifies problems, gathers information, and offers solutions.

 

Computer Skills:  Knowledge of Microsoft Office products and the ability to learn how to use the property management software.

 

Organizational Skills:  Must be able to file and keep track of multiple documents and proceedures.

The work is typically performed in an office environment and in outdoor weather conditions, with a moderate noise level.   Occasional travel to the bank or corporate office is required.

 

To perform the job, the employee is frequently required to talk and hear on the telephone and in person with individuals and groups.  The incumbent will carry materials weighing up to 25 lbs. The incumbent is required to read and respond to documents in hard copy and electronic form.  The employee must be able to climb stairs and lift arms above head to post notices.  The employee must regularly sit, stand, and walk on uneven terrain.  Employee may be required to visit multiple properties within a day per job requirements.

Caretaker couple need for a beautiful off-grid private property (not a lodge) located in SE Alaska halfway between Juneau and Sitka.  The position is seasonal. It begins September 2024 and lasts through May 2025. The property is off grid but has electricity powered by a generator/inverter system.  It has a caretaker cabin that is complete with electricity, heating oil stove, clothes washer, shower refrigerator and hot/cold running water. We are looking for a couple that is family friendly and desires to live in a beautiful, remote setting.

The pay is $2,000/mo ($1,000/mo. per person). The couple must have good common sense for living in an off-grid remote property environment.  They must be capable of performing the duties required and be mechanically inclined for basic required maintenance purposes. Applicants must be clean living with no drug or alchohol abuse concerns.

How about a job located in the beautiful Texas Hill Country along the famous 290 Wine Trail?  Recently renovated, small, boutique motel is seeking a dynamic couple to be a key part of our team.  The motel consists of 3 acres in Stonewall, TX, which sits in the middle of what has become known as the Hwy 290 Wine Trail (we are about 10 min away from the charming hub of the area, Fredericksburg).  Built in 1963, it's a classic L shaped motel with 12 rooms, 4 cabins, and 4 RV spots.  We've been featured in The NY Times, Conde Nast, The Today Show, Magnolia TV "ReMotel" episode, Texas Monthly, Texas Highways Magazine, USA Today "Top 10" and numerous other blogs and articles. 

The area has been called the "New Napa Valley" with over 100 established wineries within a 20 mile radius.  We are located about 45 min north of San Antonio and west of Austin, the area is now one of the main tourist destinations in Texas (and also a sought after place to live in general) with close to 2M visitors annually.

Our new managers will be obsessive about two things.  First, that our guests have a great experience. You must be friendly, outgoing, willing to provide recommendations, solve guest issues immediately, and be focused on guests feeling welcome and at home.  Second, you must be singularly focused on cleanliness, presentation and maintaining the property at all times.  While we are a traditional roadside motel, we have a higher end clientele here to enjoy the wineries and so require a certain level of service and experience.

You are outgoing, responsible, experienced, and versatile in managing the day to day operations.  We are a small hotel, so you are the team to do it all.  Both partners will be required to work the hotel full time with outside jobs subject to approval by management.  Ability to hire part time help as required.  Your responsibilities include all housekeeping (cleaning, laundry), maintenance, guest check in, and needs resolution as needed. 

We leverage technology as much as possible with self-checkin and online booking, but you'll have some guest reservation and check-in activities.  You'll be responsible for maintaining and cleaning the grounds as well as the public areas and handling any minor repair issues. 

You will work closely with the General Partner on recommended pricing, marketing recommendations, social media and other needs as you'll be located in the area full time (we are located in San Antonio).  Our ideal candidates have strong experience in various areas managing a small motel or B&B, are tech savvy, detail oriented and non-smokers.  We strongly prefer candidates with no pets or children. 

Accommodations are provided as part of your salary.  There is a one bedroom apartment with a nice back fenced area/patio.  The apartment comes mostly furnished.  All utilities included.

Our current managers are leaving us after 3 years to grow into new carerrs and we are sorry to see them go.  They will be involved in the hiring process as they have been instrumental in our success.

Position Summary: 

Direct Support Professionals are employees hired to oversee the day-to-day activities of the group home to promote the maximum growth of its residents intellectually, spiritually, physically, socially, emotionally, and vocationally.  Staff guide and train residents in personal hygiene and grooming, caring for their home, individual and group behavior, meal preparation, and other similar life skills. Health/Mental/Dental care responsibilities, the management of medications, transportation, and supporting the residents in their volunteer jobs and various activities are also key components required of the Direct Support Professional. 

Care of Residents and Home: 

Manage medication administration following regulatory guidelines 

Manage health/mental/dental care responsibilities for residents as necessary 

Provide training in Life skills 

Support resident's volunteering, employment, and activities 

Assist in maintaining home, grounds, and vehicle 

Ensure residents have 3 meals a day. 

Essential Functions: 

Provides direct care to those with intellectual and developmental disabilities, which may include companion services. 

Train, supervise, and as needed, assist residents with good personal hygiene, and proper personal presentation, and encourage healthy and safe quarters maintenance, organization, laundry procedures, and housekeeping. 

Ensure residents follow daily hygiene and grooming routines and aid and training as needed.  Redirect and assist resident if not properly clean or dressed. 

Fosters positive relationship between support staff and resident 

Follow guidelines and procedures concerning supervised medication management (training required). 

Food Service responsibilities, including food preparation and educating on healthy and nutritional choices. 

Assure proper training for residents, which may include how to get along with others, selected life skill goals, fire drills, and health and safety training.  House meetings can be used as a training session. 

Conduct and document training of residents in the Daily Service Log. 

Transport residents to various appointments, volunteer opportunities, and other services as required.  

Ensure Daily Service Log, for each resident, is updated within 24 hours of providing services. 

As needed, supervise residents during special activities, group gatherings, and off-campus outings. 

Listen to residents who may need to express an opinion or concern and make a referral to management when appropriate. 

Effectively communicate with all staff regarding resident needs. 

Ensure changeover notes are written and communicated during the changeover meeting. 

Maintain confidentiality and follow all HIPPA guidelines. 

Other related duties as assigned. 

Physical Requirements 

Must be in good physical, mental, and emotional health and able to assist residents as needed. 

Able to bend, reach, lift, drive, use cleaning supplies, and assist with yard maintenance. 

 

General Qualifications 

Meet all the employment qualifications and pass all background screenings. This includes a Level II and Local background, and drug screenings. 

Successful completion of all initial and annual training.  

Mature Christians with personal integrity, character, and reputation and willing to model Christian values and lifestyle to the residents. 

A desire to seek and serve God and His kingdom. 

A willingness to encourage residents to grow spiritually through devotions, prayer at meals, Church Group participation, and regular church attendance. 

 

Education, Experience, and Skills Required 

High school diploma or higher degree. 

Must be at least 21 years of age. 

Must hold a current valid driver’s license and have a good driving record. 

Minimum of one year's experience working in a medical, nursing or experience working with recipients with developmentally disabled or has 30 semester hours, 45 quarter-hours or 720 classroom hours of college or vocational school 

Professional communication skills relating to staff, residents, vendors, and families. 

Ability to document daily activities 

Ability to manage time, set priorities, and to organize and follow structured routines. 

Must demonstrate exceptional problem-solving and customer service skills. 

Ability to work in partnership with others in a team approach.
