Job Details:
- Full Time

- Salary: Annual $35k-$45k per person, depending on experience in MHC management and skillset.
Office Duties:
- Provide excellent customer service to tenants and applicants. Reply quickly to emails and phone messages. As a representative of the company, you will be held to a very high standard of prompt and friendly customer service.
- Collect and deposit rent.
- Screen and process applications for residency.
- Maintain resident files and paperwork.
- Issue legal notices to tenants for nonpayment of rent or general clean up notices.
- Work with evictions attorney. In general we may have between zero and 3 evictions per year.
- Maintain effective communication with tenants. Write newsletters, organize community events such as clean up days, etc.
- Work with vendors, solicit bids, and organize vendor insurance information.
- Provide reports to the company’s Main Office on a regular basis.
- Stay very organized and on schedule.
- Use property management software Yardi Voyager to maintain records.
- Use Microsoft Word, Excel, and Outlook for daily business needs.
- Attend annual training.
Maintenance Duties:
- #1 priority is the safety of everyone on property.
- Responsibility for oversight on natural gas, water well, arsenic, and septic systems. Respond 24/7 to issues with these utilities and come up with solutions in house, or work with vendors.
- Oversee the regular repair and upkeep of the community streets, fences, tree trimming, lighting, signage, etc.
- Help prepare budgets and plans for capital improvement projects in the community.
- Keep community dumpsters under control.
- Read utility meters on a monthly basis (water and gas)
- Plow and shovel snow in winter.
- General maintenance (landscaping, plants, other issues as they arise.)
- Work with insurance and lender inspectors during the year.
- Attend annual training.
Job Qualifications:
- Must be able to live and work full time at elevation of 7,500 ft.
- Must have a minimum of 5 years property management experience.
- Must be eligible to work in the USA.
- Must have a valid driver’s license.
- Must be a team player.
- Must be physically able to regularly move and lift 40 lbs. Occasionally up to 60 lbs.
- Must be proficient with computer software.
- Must pass a background check.
- Must be able to be on call and respond timely to property emergencies at any hour of the day or night.

This role requires a broad level of management responsibility across many functions which creates a diversity of tasks and keeps the days interesting. As the manager, you are expected to be reliable, responsible and accessible. You will be responsible for proactively engaging with the guests to assess their attitudes, seek feedback and address any concerns they might have.
You will manage the housekeeping staff, and address any facilities and maintenance issues. A high level of professionalism is necessary for this position, and prior experience in hospitality management is required. The Dinsmore would also consider candidates who want to take on the General Manager role without living on the premises.

POSITION SUMMARY
This position is a combination of maintaining grounds around our operations and a pool at the resort. It involves outdoor work digging, weeding, moving, watering, mowing and cutting for grounds. Pool duties include cleaning, maintaining chemical balances, and maintain pump and filters cleaning schedules. Some light maintenance work will be required at times in the resort or operations as needed.
ESSENTIAL FUNCTIONS
QUALIFICATIONS:
- Prior grounds work preferred but not required
- Prior pool work and certification preferred but will send employee to be certified
- Must be able to perform physically repetitive tasks in a hot climate
- Must be able to pass a MVR check and have a valid driver’s license
- Prior light equipment (bob cat or tractor) operation helpful but not required
