Property Management Team for Manufactured Home Communities - St. Cloud, MN - St. Joseph, MN

We are looking for a bright, talented, self-motivated Property Management Team for our Manufactured Home Communities. The Property Management Team will manage the Riverview Park and St. Joseph Manufactured Home Community. The position is hands-on and involves performing the tasks listed below. The communities are owned and managed by Summit Management, which owns several other manufactured home communities and rental properties in Minnesota. The Summit Management headquarters is located in Stillwater, MN.
The right candidates will be friendly, professional and have excellent customer service skills. Must be computer-literate, and be proficient in Microsoft Office applications. Strong verbal and written skills are a must. The property caretakers will be responsible for a wide array of duties and tasks involved in overseeing the community. These duties include, but are not limited to:
Answering phones, emails and walk-ins regarding rental booking and lease inquiries
Customer service skills, house showings, and sale of homes
Oversee day to day operations for all communities
Oversee Maintenance, repairs, replacements, and upkeep of property and rental units as needed
Oversee Grounds keeping, including snow removal and lawn maintenance
Prepare, review and execute leases with new and renewing residents
Collect rents, manage accounts receivable and billing on our rental software
Staffing the office and office administration
Process resident inquiries and complaints -- enforcing community living standards
Maintain an update leases and rental contracts
Create, justify and update property budgets
Organize, assist (and lead) with miscellaneous projects and developments
Type and proof correspondence, memos, budgets, and forms
Copy and email when needed, run errands as necessary
Maintain a court appearance calendar and make appearance for eviction actions
Implement computer upgrades when needed
Compensation for this position is based on experience.

- Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
- Ensures staff is implementing resident retention and renewal programs.
- Supervises and ensures collection of all rent and other Resort income.
- Inspects Resort common areas, models and vacant units on a regular basis and completes the community inspection report.
- Reviews and approves or rejects resident applications.
- Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
- Performs variety of duties associated with maintenance and related programs.
- Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
- Makes recommendations and oversees the editing of the community newsletter.
- Becomes active in local business community and develops rapport with residential community.
- Attends and participates in training seminars as requested.
- Ensures all on-site staff has enrolled in and completed necessary courses.
- Transports residents and/or prospective residents via motorized vehicle throughout Resort grounds; runs errands as necessary.
- Performs other related duties as assigned or requested.
- Supervise and plan social events for residents.

Job Qualifications
- Minimum Education: High School
- Minimum Experience: 2 Years of on-site management
- Minimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
- Preferred Education: Bachelor’s Degree
- Preferred Field-of-Expertise: Sales/Property Management
- Valid driver’s license and good driving record.
- Yardi Accounting Software a plus, but not mandatory
- Campground Manager knowledge
- Computer Skills: word, powerpoint, excel
