Summer Volunteer Camp Host Position in South Texas - Victoria, TX

Our RV Park is a top rated RV park in Victoria, TX, close to the Gulf coast. We are looking for a camp host couple to fill a Spring/Summer (April-October/November) 2016 position. Camp host responsibilities include, but are not limited to, office duties, escorting campers to sites, general maintenance duties, and cleaning. Couples will work, as a team, approximately 20 hours/week in exchange for a FHU site, electric, cable, and wi-fi. There will be opportunities to work additional hours, which will be paid.

RESORT MANAGER
As a Resort Manager, it is your duty to administer and maintain all phases of community operations to include personnel functions, leasing community maintenance, monitoring market conditions, budget control, advertising and resident relations.
General Accountabilities

- Processes and approves payment of invoices on a timely basis.
- Ensures completion of various daily, weekly and monthly reports in timely and accurate manner.
- Reviews reports and makes operating recommendations.
- Monitors budget and regularly reports variances.
- Reports or offers recommendations for community capital improvements or repairs.
- Prepares and inputs timesheets and payroll-related information accurately and in a timely manner.
- Survey and understand market conditions and competition.
- Prepares and follows guidelines of community operating budget, and makes recommendations for ways to maximize income and minimize expenses.
- Performs variety of duties associated with leasing/marketing and community functions.
- Supports overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
- Analyzes and monitors community market conditions to anticipate market changes or trends that could affect the profitability of the community.
- Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
- Ensures staff is implementing resident retention and renewal programs.
- Supervises and ensures collection of all rent and other Resort income.
- Inspects Resort common areas, models and vacant units on a regular basis and completes the community inspection report.
- Reviews and approves or rejects resident applications.
- Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
- Performs variety of duties associated with maintenance and related programs.
- Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
- Makes recommendations and oversees the editing of the community newsletter.
- Becomes active in local business community and develops rapport with residential community.
- Attends and participates in training seminars as requested.
- Ensures all on-site staff has enrolled in and completed necessary courses.
- Transports residents and/or prospective residents via motorized vehicle throughout Resort grounds; runs errands as necessary.
- Performs other related duties as assigned or requested.
- Supervise and plan social events for residents.

Job Qualifications
- Minimum Education: High School
- Minimum Experience: 2 Years of on-site management
- Minimum Field-of-Expertise: Residential or commercial management experience, including supervisory responsibility.
- Preferred Education: Bachelor’s Degree
- Preferred Field-of-Expertise: Sales/Property Management
- Valid driver’s license and good driving record.
- Yardi Accounting Software a plus, but not mandatory
- Campground Manager knowledge
- Computer Skills: word, powerpoint, excel
- Bi-lingual Spanish speaking preferred

Our KOA Campground in Meadville PA is a busy, fun, family KOA destination campground located the in Great Lakes area of NW PA seeking 2, full-time, people-friendly Work Kamping Couple for April 20 thru October 16, 2016. We are a KOA Founders and President’s Award-winning park, and we need your help!
Duties would include maintenance duties for one person, and clerking & front desk duties for the other. Some housekeeping duties for one or both.
Clerking is fast paced in busy camp/convenience type store. Reservations, check-ins/check-outs, and amenities band program, serving Slushies and dipping ice cream will keep you busy. Knowledge of some reservation software required, knowledge of Kampsights is a plus!

- Must be able to hear and respond over the telephone.
- Must be able to lift up to 25 pounds.
Maintenance includes escorting campers, garbage duty, changing light bulbs and other light duty items, collecting mini golf balls, bagging ice, jumping pillow duty, swimming pool, set up and tear down of events and activities, trimming, landscape maintenance (watering flowers, weeding), etc.
Housekeeping for two bath houses, pavilion & sink area, & 2 deluxe cabins & kitchenette & primitive cabin as needed.
