Reliability with a keen eye for detail is imperative. The ideal candidate will have experience and solid basic maintenance knowledge. You must also possess manual dexterity and physical stamina. Individuals must be self-motivated, have good customer service skills, be trainable, and a team players.
Responsibilities
- Perform minor construction repairs such as filling gaps on walls, painting, etc.
- Landscape maintenance upkeep, collecting trash etc.
- Monitor Electrical panels and heating systems.
- Check functionality of fire alarms and monitor the system.
- Shovel snow and plow roadways.
- Maintain pool and hot tub.
- Report to a facilities manager for issues and tasks
- Cut Firewood.
Part-Time Front Desk and Janitorial

This discription is a summary and does not encompass all aspects of the role.
Private developer / management company seeking part-time on-site manager for a small, neighborhood mobile home community/RV spaces in the Tacoma area.
The position is, on average, 24-25 hours/week with at least 1 weekend shift needed per week. Some schedule flexibility offered. May be willing to negotiate a co-employment with someone you wish partner with in sharing billable hours to supplement the required skillset.

MANAGEMENT - ESSENTIAL DUTIES AND RESPONSIBILITIES including but not limited to:
- Walk property daily and address issues

- Issue monthly invoices/deposit rents/water meter reads/follow-up with tenants on unpaid balances

- Must have a vehicle, valid driver’s license and carry current auto insurance - access to truck is handy
- Must be able to lift up to 30 lbs and be agile enough to walk the Park and read water and electrical meters.
Ability to manage time responsibly, follow directions, complete tasks as assigned and communicate with care and empathy. Difficult conversations may be encountered with occupants from time to time and difficult situations to address such as evictions or lease violations.
Cell phone provided for company use and on-call emergencies.
Proximity to job site is a critical factor in the hiring process for emergency response time.

Resident Manager and Building Superintendent - Carrabelle, FL

Essential Duties & Responsibilities
Responsibilities for the Resident Manager include:
Financial Management:
- Achieve the highest possible net operating income by implementing effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments.
- Develop yearly operating budgets.
- Monitor the timely receipt and reconciliation of deposits, rent collections, and charges to ensure they are submitted on time.
- Monitor the timely receipt, reconciliation, and coding of all vendor invoices.
- Ensure property closeout is completed on time and ownership financial reports are accurate.
- Strategic Leasing Management:
- Utilize marketing strategies & systems.
- Ensure that leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and current.
- Ensure all renewals and new move-ins for all guidelines for LITHC, HOME, SHIP, SAIL, etc. programs.
- Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
- Effectively show, lease, and move in prospective residents.
Administrative Management:
- Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis.
- Will head emergency team for the property; ensure proper response and handling of all property emergencies with staff, residents, buildings, etc., within company guidelines to minimize liability.
- Coordinate and oversee any contracted services (e.g., plumbing, electrical, landscaping) as needed.
- Assist with the general upkeep, and cleaning of office, common areas, and model unit.
Education/Experience for the Resident Manager include:
- LITHC and Tax Credit Experience preferred.
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Maintenance Management:
- Coordinate, schedule, and respond to resident/management requests and work orders.
- Ensure all repairs and replacements necessary for community common areas and units.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
- Manage and order maintenance supplies inventory while adhering to budget guidelines set by management.
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Maintain hazard communications program; teach and promote safe work practices.
- Participate in unit inspections as requested.
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
- Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
- Participate in on-call emergency at community.
- Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., “walk” units to ensure make-ready and work orders are completed)
Customer & Resident Relations:

On-Site Manager
Job Description
The Manager's primary concern is to represent the company in a courteous and professional manner at all times, and to maintain a good working relationship between the residents, other park employees and the Owners.
Records. The Manager shall keep an accurate and up-to-date record of each tenant in the Park.
Rent Collection/Deposit. The Manager shall collect the monthly lot rental from each tenant in the Park, as well as any other moneys or charges from tenants due the Park. They will record this information into the monthly rent roll and deposit all monies in a timely manner. At month-end, Manager will forward monthly rent roll and deposit receipts to Owner.
Bookkeeping. Manager will ensure all monies deposited and entered onto the rent roll balance at all times. Within five days of a change in tenancy, Manager will issue a security deposit disbursement form to Owner for reimbursement to the tenant.
Petty Cash. Manager shall be responsible for a petty cash drawer. They will maintain petty cash records and disburse cash for miscellaneous items.
Lease Enforcement. The Manager shall be completely familiar with the provisions of the Lease Agreement and Park Rules and Regulations. The Manager shall be responsible to see that the tenants are at all times in compliance with the provisions of the lease and enforce these regulations on an impartial basis. In the event that a tenant is in violation of a lease provision the Manager shall act quickly and courteously to equitably enforce the lease.
Hours. The Manager's office hours shall be posted and open to the residents of the Park and to the public for a minimum of 3 posted office hours each day (9:00 am -- 12:00 pm or 1:00 pm -- 4:00 pm), Monday through Friday, and weekends as necessary. Manager will spend addtional time in office doing paperwork or meeting with Residents as needed throughout the month, but Holidays recognized by Owner as paid days off are excepted. At all times during the day or the night when the Manager is physically present in the Park, the Manager shall be available to respond to emergencies within the Park.
Ongoing Maintenance and Repair. In addition to all other duties, the Manager shall be responsible for the ongoing upkeep, landscape, and maintenance of the Park, which includes, without limitation, the office/workshed and phone shed facility and its contents, mailbox stands, landscaping, tree trimming, fencing, waterlines, the lighting, streets, and the signage located throughout the Park. Manager shall also be responsible for the ongoing upkeep and maintenance of all machinery, vehicles, and equipment located in the Park. Opportunities for additional benefits for work performed outside of ordinary scope of work on case to case basis. The Manager shall further be responsible to make minor repairs and to help all tenants as the need arises on a continuing basis throughout the terms of this Agreement.
Other Duties. The Manager shall be responsible for other duties pertaining to the management and maintenance of the Park from time to time as requested by Owners.
