We seek a dedicated and responsible roommate or couple to serve as the Resident Manager and Building Superintendent for our community, Jordan Bayou, located in Carrabelle, Florida. These are two separate positions, with ideal candidates being reliable, self-motivated roommates or couple with a passion for maintaining and enhancing the beauty and functionality of our property. Candidates would be roommates or a couple that would both be available to work part-time and live on property with free rent together in one unit.
Essential Duties & Responsibilities
Responsibilities for the Resident Manager include:
Financial Management:
- Achieve the highest possible net operating income by implementing effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustments.
- Develop yearly operating budgets.
- Monitor the timely receipt and reconciliation of deposits, rent collections, and charges to ensure they are submitted on time.
- Monitor the timely receipt, reconciliation, and coding of all vendor invoices.
- Ensure property closeout is completed on time and ownership financial reports are accurate.
- Strategic Leasing Management:
- Utilize marketing strategies & systems.
- Ensure that leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and current.
- Ensure all renewals and new move-ins for all guidelines for LITHC, HOME, SHIP, SAIL, etc. programs.
- Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
- Effectively show, lease, and move in prospective residents.
Administrative Management:
- Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis.
- Will head emergency team for the property; ensure proper response and handling of all property emergencies with staff, residents, buildings, etc., within company guidelines to minimize liability.
- Coordinate and oversee any contracted services (e.g., plumbing, electrical, landscaping) as needed.
- Assist with the general upkeep, and cleaning of office, common areas, and model unit.
Education/Experience for the Resident Manager include:
- LITHC and Tax Credit Experience preferred.
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements for the Resident Manager include:
- While performing the duties of this job, the employee is regularly required to stand, use hands to finger, handle, or feel; reach with hands and arms; and talk or hear.
- The employee is frequently required to walk and sit.
- The employee is occasionally required to stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 25 pounds.

Responsibilities of the Building Superintendent include:
Maintenance Management:
- Coordinate, schedule, and respond to resident/management requests and work orders.
- Ensure all repairs and replacements necessary for community common areas and units.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
- Manage and order maintenance supplies inventory while adhering to budget guidelines set by management.
- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Maintain hazard communications program; teach and promote safe work practices.
- Participate in unit inspections as requested.
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
- Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
- Participate in on-call emergency at community.
- Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (i.e., “walk” units to ensure make-ready and work orders are completed)
Customer & Resident Relations:
- Projects a favorable image of the community to achieve property objectives and public recognition.
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Ensure consistency in dealing with residents on all matters.
- Enforce policies of the community that the immediate supervisor delegates

- Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)
- Perform routine maintenance tasks such as gardening, landscaping, cleaning, and minor repairs.
- Manage and maintain inventory for supplies and equipment.
- Communicate effectively with upper management or owners regarding any issues or maintenance needs.
Education/Experience for the Building Superintendent include:
- High School Diploma or Equivalent
- EPA & HVAC certification required.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements for the Building Superintendent include:
- While performing the duties of this Job, the employee is regularly required to stand, use hands to finger, handle, or feel; reach with hands and arms and talk or hear.
