On-Site Manager
Job Description
The Manager's primary concern is to represent the company in a courteous and professional manner at all times, and to maintain a good working relationship between the residents, other park employees and the Owners.
Records. The Manager shall keep an accurate and up-to-date record of each tenant in the Park.
Rent Collection/Deposit. The Manager shall collect the monthly lot rental from each tenant in the Park, as well as any other monies or charges from tenants due the Park. They will record this information into the monthly rent roll and deposit all monies in a timely manner. At month-end, Manager will forward monthly rent roll and deposit receipts to Owner.
Bookkeeping. Manager will ensure all monies deposited and entered onto the rent roll balance at all times. Within five days of a change in tenancy, Manager will issue a security deposit disbursement form to Owner for reimbursement to the tenant.
Petty Cash. Manager shall be responsible for a petty cash drawer. They will maintain petty cash records and disburse cash for miscellaneous items.
Lease Enforcement. The Manager shall be completely familiar with the provisions of the Lease Agreement and Park Rules and Regulations. The Manager shall be responsible to see that the tenants are at all times in compliance with the provisions of the lease and enforce these regulations on an impartial basis. In the event that a tenant is in violation of a lease provision the Manager shall act quickly and courteously to equitably enforce the lease.
Hours. The Manager's office hours shall be posted and open to the residents of the Park and to the public for a minimum of 6 hours each day (9:00 am -- 12:00 pm and 1:00 -- 4:00 pm), Monday through Friday, and weekends as necessary. Holidays recognized by Owner as paid days off are excepted. Manager will also open and close the Recreation Hall daily. However, at all times during the day or the night when the Manager is physically present in the Park, the Manager shall be available to respond to emergencies within the Park.
Ongoing Maintenance and Repair. In addition to all other duties, the Manager shall be responsible for the ongoing upkeep, landscape, and maintenance of the Park, which includes, without limitation, the office/garage facility and its contents, mailbox stands, landscaping, tree trimming, fencing, the pool and spa, RV storage, waterlines, the lighting, streets, and the signage located throughout the Park. Manager shall also be responsible for the ongoing upkeep and maintenance of all machinery, vehicles, and equipment located in the Park. Opportunities for additional benefits for work performed outside of ordinary scope of work on case to case basis. The Manager shall further be responsible to make minor repairs and to help all tenants as the need arises on a continuing basis throughout the terms of this Agreement.
Other Duties. The Manager shall be responsible for other duties pertaining to the management and maintenance of the Park from time to time as requested by Owners.
Housing Included: Recently remodeled 3 bedroom, 2 bath manufactured home with shop and carport.
FEATURED JOB OPENING: Hot Springs Caretaker - Middle Fork of Snoqualmie River near North Bend, WA

Caretakers needed April 15 to October 15, 2017. Caretaking team wanted for remote wilderness hot springs located in the heart of the Cascade Mountains of Washington State, 30 miles east of North Bend, Washington. Goldmyer Hot Springs is breathtakingly beautiful and off the grid in an old growth forest.
We will consider a couple or 2-person team who have a stable working and living relationship. This caretaking position requires the caretaking team to live together in a small, but well appointed, cabin. There is on site power generation and propane heat. The position involves being the onsite managers for the hot springs property. Duties include, checking in visitors, enforcing rules of use, maintaining the property and facilities and explaining the area to visitors. The successful applicants will be self-reliant, confident individuals who are able to work without direct supervision. The team should have experience with people and managing the public, a mechanical background and knowledge of hand tools.
