Wonderful opportunity for a ~ EXPERIENCED TWO-PERSON TEAM ~ to manage a 55+ community located in Southern Oregon. This is a beautiful, gated (90+ space) community w/private 5+ acre lake, clubhouse, scenic common areas near the Rogue River.
Shared duties include office management (accounting, rent collection, monthly reports), tenant relations, ability to prepare rental application packages/month-to-month rental agreements for new resident move-ins, ability to screen and qualify prospective new tenants, perform annual 4-sided resident's home inspections and produce inspection reports results for resident review, enforce community rules and regulations, fulfill duties required for common ground/landscape/clubhouse maintenance, and monitor, manage, and coordinate subcontractor/vendor contracts guidelines/performance. Additionally, show and market new construction homes within the community.
The community is an upscale, owner-occupied residential manufactured home community that is highly sought after due to its prestigious upkeep and its valued residents. Homes in this community are new and/or newer. Most homes are modular (pit-set) homes with attached garages. Expertly designed with new infrastructure and turn-key living for retirement, owner-occupied, senior living!
Compensation includes an exceptional (work & live on-site), custom lake-side home (2 bdrms, 2 baths, dble garage with utilities/internet/cable included) and monthly salary. In addition to housing & all utilities that are provided, the monthly salary ranges from $30k- $40k depending on applicants' experience and job responsibilities. Compensation also includes accrued vacation/sick time. Sorry, no health benefits. Hours are M-F (9am - 5pm), with weekends and holidays off. Must be available for after-hour/weekend emergencies.
One applicant should have past people management with emphasis on property management and tenant relations, leasing/rental experience and/or hospitality/sales/marketing. Knowledge of Rent Manager (or similar property management) accounting software is a plus!
Add'l team applicant should have background in property maintenance (handyman/homebuilding/construction/landscaping) with emphasis on attention to details and ability to perform the upkeep of grounds, water-features, clubhouse and the exterior common areas.
Both applicants MUST BE tech savvy and computer literate and have a background in property/tenant/landlord management. Must be willing to learn the Oregon Landlord-Tenant Laws and Oregon Statutes as it pertains to manufactured land-lease housing. Training and certification will be provided to the managers with renewed certification required every two years. Will be trained on LiftMaster security gate system.
This position requires a dedicated 2-person team/couple that can work independently and are both self-motivated and self-starters. 2-Person Resident Security Team - Lake Samammish, WA

We are looking for a 2-Person Resident Security Team, who would serve as live-in security for Bellewood senior housing community in Lake Sammamish, WA. In exchange, you get FREE room and board and other wonderful benefits!WHAT IS OFFERED
We provide a one-bedroom apartment (~550 sq. ft.) where you and your partner would work on a part-time and on-call basis, trading off every three or four nights with another team to share the responsibilities listed below. Ideally, you would want to become an integral part of the community, offering caring customer service and a safe living environment in the evenings for your fellow residents.
Although this is not a paid position, all utilities are paid for including free cable TV, Wi-Fi, and parking. You would also be provided free daily meals, weekly housekeeping, and full medical and dental benefits. What a screaming deal for a rather modest commitment!
RESPONSIBILITIES
- Provide security for the building and residents during non-business hours, checking outside doors and making sure residents are securely in their rooms for the night.
- Provide front desk coverage 7:00 pm – 9:30 pm to assist residents and visitors.
- Be able to respond to emergencies by assessing the situation and responding accordingly.
- Prepare a self-serve coffee station for residents/staff, do a building check, deliver newspapers each morning before 7:00 am, and manage the front desk until the front desk concierge gets in at 8:00 am on weekdays, and at 9:00 am on weekends.
REQUIREMENTS
- This is a non-smoking Campus and full vaccination for COVID is required.
- Both partners must be willing to agree to a background check.
FAQ
Q: Do I have to stay awake all night?
A: Absolutely not. You are only required to respond to emergencies after you have finished your rounds and desk coverage. You would be on-call overnight.
Q: How much of a time commitment is it?
A: One of you will make the rounds and the other will cover the front desk. The evening commitment is about 3 hours. It is a 3 nights on/4 nights off, 4 nights on/3 nights off rotation with the other security team.
Q: I have a beloved pet! Can they live with me?
A: Yes! Pets make our lives fuller.
Q: Is this a paid position?
A: It is not, but remember: free room, board, utilities, medical and dental benefits, cable TV, Wi-Fi, parking, and weekly housecleaning.
Q: Is this an assisted living facility?
A: No, this retirement community is for folks who do not require medical assistance.
Q: Can I still work or keep my current job?
A: Yes, however, you will have to respond to emergencies and maintain your desk coverage 3-4 nights/week. Both team members must be on-site during their entire scheduled shift.

Nursery/Farm Worker - We are looking for 2 dynamic, diligent and hard working people to come live and work with us at our robust homestead and thriving family-run online nursery business, Fruitwood Nursery. As a member of a small team, this position is multi-faceted. You would be integral to the stewardship of our exceptionally diverse collection (plantings) of fruiting trees, bushes, vines and native plants, our large subsistence gardens,as well as to the operation of our online nursery business. The nature of this work is seasonal and flexible, and the workload and responsibilities reflect that seasonality. Full time work is available November- June and more part time (25-30 hours per week) July-October.
Roles & Responsibilities include but are not limited to:
Field Work - March-Sept:
· Cultivating with heavy hoe, fertilizing and harvesting 3 acres of perennial fruit trees, bushes and vines.
· Planting, cultivating and harvesting large subsistence annual vegetable gardens
Pruning - Nov-Jan:
· Dormant season pruning of all deciduous perennial plants in a 3 acre mixed orchard
o This includes over several hundred fruit trees ranging from full size to more intensively planted compact trees. Requiring working on 8-10 ft. orchard ladders in cool-cold weather.
Nursery Work - Jan-April:
· Collecting scions and rooted plugs for customer orders.
· Packing customer orders to prepare for shipment.
· Propagating plants for nursery via cuttings and seed
· Cutting prunings to size for sale as scion wood
*All nursery work done outside and in open-air sheds, often in cold and wet weather conditions*
Homestead work - seasonal and ongoing as needed
· Brush piling, chipping, fencing, irrigation and general maintenance
· Mucking animal pens
· Mowing and vegetation management
· Care for large subsistence annual gardens
Housing Rent exchange and Caretaking
· In exchange for 8 hours of work per person per week, we offer a 12X18 naturally built two story, two bedroom home with 2 covered porches, propane stove, wood heated outdoor shower, indoor heating via wood cook stove, washing machine and detached composting privy, as well as a generous portion of farm vegetables, fruit, and various products.
· Animal chores 1-2 days a week per person about 30 min -1 hour, morning and evening. Includes caring for mixed poultry flock, and 10-20 head goat herd. On chore days you keep the animal products you collect such as eggs and milk
· Caretaking responsibilities when we’re gone-generally no more than a month spread out for the year shared with another caretaker.
Experience and Expectations:
· At least 1 year related gardening, agriculture, nursery or field work experience
· Preferably some Pruning experience
· Is comfortable with and enjoys the challenges of working physically in the outdoors
· Availability to work outside in cold winter and hot summer conditions.
· Availability to work up to 40 hours a week generally during our busiest season December-April.
· Ability to lift 50 lbs.
· Ability to comfortably and safely work from 8-10 ft orchard ladders for pruning and harvesting.
· Experience with rustic and remote living conditions. Orleans is a small, remote community, and winter can sometimes prevent easy travel.
Compensation
· We offer compensation starting at $17.00-20.00/hour depending on experience.
