Supervises the planning and implementation of, and attends and monitors, various community recreational and social activities.
Ensures staff is implementing resident retention and renewal programs.
Supervises and ensures collection of all rent and other Resort income.
Inspects Resort common areas, models and vacant units on a regular basis and completes the community inspection report.
Reviews and approves or rejects resident applications.
Understands and complies with state landlord-tenant law and Fair Housing laws and standards.
Performs variety of duties associated with maintenance and related programs.
Monitors maintenance activities to ensure resident requests and preventative maintenance programs are being performed according to company standards.
Makes recommendations and oversees the editing of the community newsletter.
Becomes active in local business community and develops rapport with residential community.
Attends and participates in training seminars as requested.
Ensures all on-site staff has enrolled in and completed necessary courses.
Transports residents and/or prospective residents via motorized vehicle throughout Resort grounds; runs errands as necessary.
Performs other related duties as assigned or requested.
Supervise and plan social events for residents.

Estate Caretaker Couple (Long Term)- Fort Valley , GA - Fort Valley , GA

Due to unforeseen medical circumstances of a family member, we lost our fantastic caretakers abruptly. Family first and we understand and are looking for LONG TERM replacements.

Wonderful opportunity for a couple or single person to live in a Caretaker’s Cottage and take care of a beautiful 37-acre Estate called “Jones Gardens”.

Only 12 of the 37 acres are developed and contain a Romantic Garden with Azaleas, Camellias, Gardenias, Magnolias, Day Lilies and more. Some Camellias on the property are one-of-a-kind and we want to preserve the legacy created by our Master Gardener parents and share it with others who appreciate the beauty they created.

It is a wooded area and occasionally sticks and branches fall and must be picked up and taken to burn in bonfires during the winter months. We have a lawn mower/tractor with a cart that is used to transport sticks and limbs to the designated areas. Occasionally, the chainsaw must be used to cut limbs into manageable sizes for the bonfire.

The grass and flowers near and around the Main house and Caretaker’s Cottage require regular watering, (using hoses and sprinklers provided), depending on rainfall. In addition, there are two gasoline-powered pumps with sprinklers for watering the developed area of the property, drawing from the property creek. The Creek has a sandy bed and provides a shady, relaxing place to fish. My sister and I own the property and live out of town but visit frequently.

We are non-smoking people. No pets, no drugs and while alcoholic beverages are OK, issues with addiction or excess are not welcome. For Caretakers of Jones Gardens, the living arrangements will include FREE RENTAL of the Cottage while being responsible for the cost of your own personal utilities (Electric - $95/month avg., & Propane $20/month) in exchange for looking after the property correctly.

The Caretaker’s Cottage has 2 bedrooms, one bath and is 800 square feet. The Living Room and eat-in Kitchen are one large room. The Cottage also features Central Heat and Air with an additional Vent-Free propane wall heater. Electric Range and Refrigerator are included. We’ve painted and replaced the carpet within the past year.

There’s a small but well-stocked Barn/Workshop where most maintenance items are kept for use in taking care of the Garden. Two golf carts and a small garden tractor to drive around the property are also provided. Currently, we have a lawn service that keeps the grass cut.

Jones Gardens is a private, magical, tranquil, serene and peaceful property where one is surrounded by nature and beauty. We feel it’s important to maintain the bird feeders with sugar water for the Hummingbirds and birdseed in the other feeder. There’s a water fountain that must be kept filled along with several bird baths that must be maintained.
