Some DUTIES and RESPONSIBILITIES would include:
-Maintain a professional image and attitude in keeping the objectives of Property and the resident’s welfare.
-Computer skills (internet, email, MS Office, online billing, electronic deposit, etc.)
-Working knowledge of CA Title 25, CA Mobilehome Residency Law (civil codes)
-Reliable transportation, valid driver's license, current auto insurance
-Maintain a professional office & files
-Working knowledge of privacy laws, housing laws
-Willing to work closely & directly with the park owners
-Perform accurate billing & collections/deposits
-Move-in/Move-outs
-Service of required pay or quit notices and/or rule violation notices
-Maintained a complete file & record for the property
-Process residency or rental applications for new homeowners/prospective homeowners
-Leasing paperwork-prepare and execute lease contracts and park regulations
-Property maintenance as required and directed by owners/managers and self-directed.
-Purchase, order, & stock parts and supplies for property management office and maintenance.
-Manage contractors & sub-contractors
-Provide excellent customer satisfaction and interactions
-Maintain a daily log for the property
-Telephone calls-return calls within 24 hours unless it's emergency.
-Create & deliver reports to owners/supervising manager as requested
-Manage a petty cash fund properly
-Enforced the park rules and regulations including Title 25 & MRL
Looking for a QUALIFIED CANDIDATE who possesses the following skills:
· Property Management skills and experience.
· Leadership skills, including interacting with vendors and contractors.
· Good organizational and time management skills.
· Strong administrative acumen
· Computer skills. (Microsoft Word, Excel, Outlook)
· Interpersonal communication skills, Strong customer service skills.
· Professional image.
· Ability to drive a car with a valid CA driver’s license and auto insurance required, position requires individuals to furnish their own vehicle for property business errands.
· Ability to read and write English; speak English and understand spoken English. Bi-lingual in Spanish, is highly preferred.

Second Possition:
Property, maintenance technician.
The Maintenance Technician performs a wide variety of Maintenance Duties. This position is expected to be able to repair and maintain most items on a property without outside vendor assistance. Generally the Maintenance Technician works at a mobilhomepark with 100+ units
RESPONSIBILITIES
All Facets of Lock and Key replacement/repair, including weather stripping, door and window functioning and locks
Working knowledge of CA Title 25, CA Mobilehome Residency Law (civil codes)
Manage sub-meter utility system including water meter swap-outs, install, etc. and ordering meters
Electrical Repairs including; Fixtures, Lights, Plugs and Switches
Changes AC Filters, Checks Coils, Cleans and Repairs when necessary
Assist in maintaining the physical condition and general upkeep of the property per company operating and safety standards.
Maintain common areas and office areas of the property by adhering to touch-up paint schedule required by Property and Maintenance Managers.
Make recommendations to maintain a proper inventory of supplies and tools needed
Assist in safety inspections on the property.
Maintain an excellent and professional customer service relationship with all residents and coworkers to ensure excellent inside customer service, teamwork and accountability.
Report back to supervisor weekly. Very important to keep professional communication with employer.
Perform all other duties as directed and assist the overall team effort in any way possible.
With confidence make an action plan and ack accordingly in Emergency situations.
QUALIFICATIONS
2+ Years Property Maintenance Experience
Knowledge and Skills in Plumbing, Electrical, and General Maintenance
CADL, Clean DMV and Reliable Transportation
HVAC Certification Plus
Knowledge of general maintenance processes and methods.
Ability to work outdoors
Mobility and flexibility to work in confined spaces and use ladders to heights more than 8 to 9 feet.
Ability to accurately perform basic to intermediate mathematical functions.
Strong customer service orientation.
This position also requires:
Ability to lift or move up to 50 pounds variable distances.
Ability to stand or walk for long periods of time with frequent bending, lifting and climbing.
Hearing and visual ability to observe and detect signs of emergency situations.
Fluency in English both verbally and non-verbally.
Spanish would be a plus
CRIMINAL BACKGROUND CHECK REQUIREMENTS

Qualifications:Education: No specific level of education is required. However, ability to read, write and speak English is required for safety and productivity reasons.
Experience*: Minimum of one year previous experience in property management maintenance, other building maintenance or related trade required. Six months experience working at Holland in a Maintenance capacity may be considered in lieu of one year industry experience.

A visit to Townshend State Park, located at the foot of Bald Mountain on a bend of the West River, feels like a step back in time. The park was constructed during the Great Depression by the Civilian Conservation Corps (CCC); the beautiful stone Ranger Residence still operates as the staff housing and contact station!
Park Managers are responsible for customer experience, cash handling and management, and supervision of staff and park operations at their assigned park. Previous experience in park operations and maintenance, or college education in park management is preferred, but technical maintenance skills are not required, as training will be provided. The following are requirements for these managerial positions: Basic First Aid & CPR certification (provided), working 48 hours per week, weekend and evening work and in-park residency for which housing is provided.
