This specific community is looking for a management team who likes to be out and about and get the job done. Landscaping experience is a huge plus, and our team should not be shy about digging in to bring the community up to its' potential value. Tasks include mowing lawns in the common areas, trimming trees and shrubs, touring the grounds, picking up dropped trash, and contacting the appropriate vendor in case of an emergency.

For the office person, prior experience with a reservation program a plus, but will train for this fast paced environment. 22 hours per week covers FHU with laundry and propane allowance additional hours paid.

Essential Duties and responsibilities include the following. Other tasks as assigned or needed.
- Couples may live on site in a company provided home or an approved local area if you already own a home
- Collect rent and home payments, and issue receipts on a timely basis and handle collection problems
- Make bank deposits on a timely basis and fax the deposits into the corporate office
- Maintain accurate monthly rental summary and send completed summary to corporate office
- Negotiate and sign leases and rental agreements
- Accurately collect, deposit, and report security deposits
- Actively market and promote the property through dealer visits, advertising, and by other means
- Inform prospective residents of availability of nearby schools, shopping malls, recreational facilities and public transportation
- Perform regular inspection of premises and grounds for possible maintenance problems
- Schedule and/or perform maintenance work as required, direct and coordinate activities of maintenance personnel engaged in repairing plumbing or electrical malfunctions, painting or rehabbing homes, performing landscaping and/or grounds work or make arrangements for outside contracted labor to perform the work; whichever is applicable
- Show prospective residents available sites or homes and explain property guidelines and payment expectations
- Investigate resident complaints in regards to maintenance or warranty problems and take appropriate action
- Resolve and document resident complaints concerning other residents or visitors
- Enforce property guidelines and issue warnings when necessary
- Clean vacant homes when residents move out and arrange for painting, carpeting and maintenance, as necessary to make home ready for sale
- Review all invoices, mark them appropriately, approve for payment, and send to area manager for approval
- Purchase pre-owned homes for re-sale with area manager approval
- Oversee the spotting and set-up of homes moving into the community
- Assist with collections of delenquencies
- Maintain periodic inventory of building contents and property condition
- Maintain accurate inventory of all community homes
- Maintain accurate occupancy and delinquency records and timely report same on company forms
- Go to court and conduct the eviction of residents, when appropriate.
- Show and sell (or rent as appropriate) all the company-owned homes in community
- Prepare community news letters

Job Requirements: 1. Plan 1 awesome weekend activity for the apartment residents each month, including food, arts & crafts for children/parents to do together prior to event. We want someone who can ‘wow’ our residents, motivate them to attend our monthly activities, and help them love living in our apartment community even more. You’d be responsible for the event from planning, be present at the activity, & cleanup. (These would be family-friendly events, lasting 4-6 hours, such as “Walk in the Park” (beautifying our property by planting ‘wildflower bombs’ or spring vegetables in children’s raised-gardening beds), Dino-mite Night” (dinosaur crafts followed by children’s dinosaur movie in our community room), “Howl-a-ween” (October activity with dogs & owners on parade followed by family activities), “Chillin’ & Grillin” (Hot-dog cookout with homemade ice cream & pool play party). 2. Wife” 24 hrs. weekly (included in hours are: office help, weekend activity, welcome new residents & tutoring coordination/oversight). 3. Husband: 24 hours weekly. Might include landscaping, paint upkeep, simple maintenance issues, organize & bar-code supplies, maintain stock supply, etc. (Not on-call…we have maintenance team on-site) 4. Welcome each new resident to property. Help them feel welcome with a “We Care Welcome Package” & personal greeting the day they move-in. (Hours credited to your hours per week) 5. Obtain coupons from local businesses that offer free or discounted items to our residents. (Such as free pizza, discounted services, etc.) Our goal is to involve as many local businesses as possible to help our residents save money, while also providing free marketing to local businesses to help them grow their business by encouraging our residents to use these local businesses…for a win-win situation. 6. Set up twice a week ‘tutoring’ program for students with college education majors (@ local colleges), so college students gain hands-on experience while our residents’ children learn to excel in their studies. Marketing & 'sales" relationships. Examples might include: obtaining corporate ‘sponsors’ for activities, athletic teams, online groups that may offer services or products or volunteer services, universities (to help set up internships with college students and our company), or other creative ways you think of that would benefit our residents, our property and/or our community.
