Ranch Manager - Burnet, TX

Description of Operations:
· Ranch Manager/Foreman – Fulltime
· 660 Acre cattle ranch near Burnet, TX (north of Marble Falls) in Texas hill country
· Commercial 2-300 head cow/calf operation - mixed breed and registered Angus
· Family owned operation with some of family on location
· Pastures are fenced (mostly barbed wire -some electric) for cattle rotation
· Fields are grazed with most additional forage bought from third parties
Job Requirements:
· Maintain accurate herd data, herd health records, immunizations, and treatment protocols
· Rotate cattle between pastures as needed
· Run and maintain light and heavy machinery;
o John Deere tractors and multiple attachments
o Skid Steer and multiple attachments
o Backhoe
o Dump Trailer plus stock and multiple length trailers
o Trencher, mowers, brush hogs, weed eaters, blowers, power washers, etc.
· Proficient in light welding and carpentry
· Mechanical ability for equipment maintenance and minor repair
· Forage and field management; planting, fertilization, weed control, and irrigation
· Standard ranch maintenance;
o Maintain quality fence lines
o Brush control and removal
o Yard and grounds maintenance around four houses, two barns, and stables
· Proficiency in basic computer skills; Word, Excel, Adobe, Email
· Artificial Insemination training and experience is a plus, but not required
· Monitor and maintain security of all lands, houses and assets.
Salary:
· Commensurate with experience. Living on Ranch is required.

Role and Responsibilities
The Camp-Resort Operation Manager is responsible for directing and controlling the operations of the resorts and to give strategic information and suggestions to the owners of the resort to ensure that the resort achieves its mission and objectives. (For the right person/couple, we are willing to provide hands on training to work up to these responsibilities.)
- Direct and control the work and resources of the resort and ensure the recruitment and retention of the required numbers and types of well-motivated, trained and developed key personnel to ensure that it achieves its mission and objectives.
- Maintain property in positive direction and passing assessment that is provided by LSI with a score > 99%. Continue in an upward direction yearly. Provide follow-up with owners. Correct any deficiencies within 14 days or as noted.
- Plan and implement weekly Team and Management meetings.
- Supervising team members. Supervising duties including but not limited to: scheduling, teaching skills needed for positions, providing on going guest services training, evaluating performance, offering corrective teaching (re-training) when needed.
- Review personnel work schedules prepared by key personnel for all departments. Create Daily personnel work assignments as necessary.
- In conjunction with the Accounts Office Manager prepare a projected income and expense budget for the entire year, including but not limited to maintenance, utilities, campsites, rental units, housekeeping. The Accounts Office Manager is responsible to prepare yearly projection for advertising, recreation, and payroll.
- Monitor and control all budgets and cash to ensure that the resort meets all established financial targets. Provide weekly reports to owners on occupancy and revenue in specified formats.
- Devise new programs and sources of income.
- Prepare and/or see that all necessary daily park cash reports are completed and submitted to the Accounts Office Manager on a daily basis.
- Control petty cash and change “fund”. Work with Accounts Office Manager to refurbish accounts on a weekly basis.
- Oversee paperwork of Semi-Monthly Royalty Remittance as it pertains to budget and performance of the resort.
- Monitor the performance of all departments to ensure that they operate to a high standard and to identify any area of potential improvement.
- Oversee the ordering and controls on all resale merchandise.
- Maintain records on all capital equipment and resale merchandise.
- Oversee Advertising - for directory, local promotion, etc., as approved by owner or as budgeted.
- Ascertain and direct promotion literature to any agencies that will accept camp-resort literature. Make available a professional booth, necessary literature, display and promotions when participating in an RV or other promotional shows.
- Be able to recognize and react to conditions, both internal and external conditions that present a positive or negative image of the resort.Develop and implement a customer service strategy which provides total customer satisfaction and meets the resorts missions and objectives, including we are in compliance with weekly submissions of email addresses to Marketforce.
- Assist in formulating and monitoring the annual business plan to ensure the long-term success and viability of the company and the attainment of our company objectives.
- Maintain up-to-date knowledge with the help of the Accounts Office Manager, about employment law as it relates to employee relations
- Maintain an awareness of developments in the field of health and safety with the help of the Accounts Office Manager, to ensure that the company continues to comply with the best practice and legal requirements, including any necessary licensing.
- Develop any necessary policies and procedures with the help of the Accounts Office Manager, to ensure the health and safety of all employees, contractors and visitors to the resort and provide advice on health and safety matters to the team managers.
- Provide team managers and staff with necessary training, with the help of the Accounts Office Manager, to ensure that they comply with all health and safety requirements.
- Keep up to date with developments in the fields of job evaluation, equal value and related employment law to ensure that the resort is in compliance.
- Oversee the development and implementation of a planned maintenance program to ensure that assets and services are maintained to required standards and can operate without interruption.
- Oversee the development of necessary systems and procedures to ensure the safety and security of the buildings and services.
- Maintain the integrity of the system trademarks and copyrights
- Create and maintain the illusion that Yogi Bear and friends are “real” ensuring all guests have a positive and entertaining experience during their stay.
- This is an onsite position with RV site available or apartment housing available.

Qualifications and Education Requirements
- Bachelor’s Degree preferred, High School Diploma or equivalent required. A minimum of one-year experience in management preferred.
- Ability to communicate clearly and effectively through both verbal and written venues
- Specific training and /or experience in guest services
- Experience with Microsoft Word, Excel, Quickbooks, RMS reservation Software, Embed, and Centeredge software a plus.
- Current certifications in First Aid/CPR and AED or willingness to obtain upon hire
- Campground experience a plus.
- Personable, enjoy working with children/people
- Possess excellent organization and project management skills, leadership skills as well as the ability to manage and complete multiple tasks simultaneously.

Caretakers to look after Denver property - Denver, CO

Looking for a mature couple with basic house & yard maintenance experience, above average cleaning skills, and hospitality experience. I prefer you have some Airbnb hosting experience or have stayed as a traveling guest in a short-term rental. You would be looking after two short term guest properties near downtown Denver and caring for the guests during their visit. In exchange for the co-host/caretaker duties, I would provide a discounted 2b/1b rental, with utilities in the heart of the City.
You would also receive a share of cleaning fees and host fees when guest reviews are 4.9 stars or better. This is not a salaried caretaker opportunity, but rather an Airbnb co-host income opportunity with discounted living accommodations in the heart of the city. If things go well, later in 2019 there might be an opportunity to add property maintenance and management for three additional long term rentals. I would pay you a % of rent collected to manage these units. Candidates must have good communication skills, not be intimidated by technology or at least open to learning, and be proactive with residential maintenance. Must have your own smartphones in order to communicate timely with guests and monitor the property. Strong attention to detail, can anticipate guest needs, put them at ease and deliver excellent customer service consistently. Looking for a couple that can start in January 2019, or one of you start in January and the other join shortly there after. Also, can make a one year or greater commitment. Time off in 2019 would need to be pre-scheduled 6 months in advance and not be more than three weeks total for the year. You should be prepared to provide strong work/personal references. For the apartment you will need to submit an application online, meet rental qualifications (DTI, background and credit checks), sign a lease and provide a deposit. Our 3 acre family property located in California's Sierra Nevada foothills is in need of full time onsite caretakers; a retired couple is preferred.
Skills needed for & responsibilities include: general landscape maintenance, fruit tree pruning, handyman (plumbing, electrical, carpentry, painting, small engine maintenance, etc.) mowing, firewood stocking/splitting and some light housekeeping. A love of gardening and the outdoors is a plus. The area is a small rural community an hour drive east of Sacramento, CA. Property is a combination of meadow and timbered forest with a large ornamental and vegetable garden with many fruit trees of all varieties (3,200 feet in elevation). There are two homes on the property with one provided in return for caretaking responsibilities. On average, it requires approximately fifteen to twenty hours a week to fulfill caretaking responsibilities, with some months less and some months more dependent on the season.
