Beach Front Resort Managers - San Pedro Ambergris Caye, Belize

Belize is an AMAZING country. We are small boutique resort with 16 rooms. Candidates will need resort and management experience. 2 years of rental software management also required. Spanish a bonus but not required as Belize is English speaking. Maintenance and resort systems operations also essential.

This is a multi faceted position that will involve management of staff, high levels interaction with both guests owners and our reservation manager/ team. This is an onsite position that may require long days and high levels of multi tasking. The ability to prioritize and respond appropriately to a variety of problems and challenges will be an essential skill.
To apply for the position you should:
Have a minimum of 2 years property management experience. Be proactive, highly organized, consistent, flexible and versatile. Have outstanding verbal and written communication skills, including email, word docs, excel and other software systems as needed to operate a resort. Be proficient in property inspections, unit inspection, and general upkeep of property. Oversight of maintenance operations including pumps, RO, basic oversight of pool, etc. Ability to source parts and materials with local vendors. Proven proficiency in interaction with owners and guests. Create systems and documentations for the continued successful operation of a resort. Ability to write a monthly newsletters to update owners etc. Be optimistic and working well under pressure.
Management of Staff
Oversight and management of 4-5 staff in conjunction with owners and property management.
Maintenance
Oversight of maintenance. Creating functional systems for the Maintenance
Interactions with owners
Clear communication with designated resort representatives.

Resort managers ensure positive customer experiences by maintaining high-quality facilities and remedying problems. At the resort, you'll conduct room, kitchen, and grounds inspections to make sure that they are all up to code. You'll greet guests at arrival, create standards surveys, and find acceptable solutions to problems that may arise. You'll also need to keep abreast of local happenings so you can book tours or recommend activities to guests unfamiliar with the area. You may also coordinate functions or events for your guests.

All age Mobile Home Park with 45 units in the Quad Cities area needs a Park Manager. Experience is a plus but not necessary for a quick learner who can understand and follow directions clearly. Organization, a professional approach to the job and good communications skills are important.

While the duties have a wide range of acitivty, the amount of time to do them is relatively little as this is a smaller community with low turnover. We have many longterm residents and ownership actively screens new residents.
Basic Responsibilities:
- Rent Collection and Making Deposits.
- Treat residents fairly and with respect and provide good customer service.
- Represent park's interests in community.
- Drive or walk through park, and inspect park facilities on a daily basis and report any problems to Park Owner.
- Basic record keeping, scanning receipts if any, emailing the administrative staff.
- Maintain inventory records of park assets, including maintenance equipment.
- Maintain and keep daily journal for calls, complaints and applications.
- Showing homes and lots to prospective tenants.
- Filling out and providing notices to residents for late rent or other rule violations.
- Overseeing the move in and move out of residents – includes signing leases and rules, doing move-in and move-out inspections, and collecting security deposits.
- General maintenance of the mobile home park including mowing, cleanup of common areas and vacant lots.
- Point of contact for service providers when needed.
- Having designated office hours if needed (not always needed).
- Answer the phone during normal business hours and return all calls regarding park business promptly.
- Obeying all Federal Fair Housing Laws and not discriminating based on race, color, religion, sex, familial status, or national origin.
- Enforcing rules and regulations by providing notices to residents, appearing in court on our behalf, handling tenant questions and problems, inspecting the property on a daily basis, handling “after hours” emergencies and all duties involved with managing the property onsite.
Extra pay hourly available if capable of doing the following:
- Repairs on park owned homes, buildings, and other park structures. (12 x year)
- Abandoned home clean outs (0-2 x year)
- Run a sewer snake through system to keep pipes open (12 x year)
JOB REQUIREMENTS:
- Pass a background check, 1) no violent felonies, 2) no theft within 15 years, 3) no drugs within 15 years.
- Good organization and communication.
- Availability to work the following hours: Monday – Friday and Saturday and Sunday as needed.
- On call to back up Maintenance as needed.
- Must be available by cell phone 24 hours a day for emergencies when needed (rare).
- Ability to effectively communicate with residents, vendors, employees and supervisors.
- Computer skills required (Microsoft office, Gmail, Google Voice, Facebook).
- Clean DMV Record.
- Lift up to 35 lbs for basic job, up to 50lbs if doing handyman work.
- Able to use the ride-on lawn mower, walk behind weed-wacker.
Time Commitment:
- Part-time (low turnover of existing residents, few service calls)
- No minimum time required, but duties must be performed on a timely basis.
- Okay to work around other part time job or around family/children as long as management duties are not ignored nor hindered.
Compensation:
- Free Rent and water/sewer/trash.
- $700-$1,000/month depending on experience and number of duties capable of preforming.
- Paid every two weeks or once a month as manager desires.

Role 2 will include assisting in the general upkeep of the grounds including mowing, strimming, fencing and other maintenance jobs.
