Our complex is the perfect balance between the quiet and peace of an established residential area while being perfectly located amidst shopping, dining, entertainment and transportation options.

 

We’re located walking distance from shopping areas, public transportation, the Farmers Market and two Caltrain stations. It’s only a short drive to access multiple major highways making it quick and easy to get around.

 

The compensation package is comparable to property management compensation for a much larger complex because this is a position for a special team who can maintain and contribute to the unique and welcoming character of the complex that residents value and appreciate and who have the experience and skills to manage the property with minimal oversight from the owners.

 

Duties and responsibilities are summarized below.

 

Community Relations Requirements & Responsibilities
Excellent interpersonal and communication skills requisite for:

  • maintaining the coming-home ambiance residents value.
  • maintaining good resident relations and responding to residents promptly.
  • maintaining good owner relations and providing monthly updates.
  • establishing good working relations with contractors and service providers.
  • establishing working relations with management of neighboring complexes.
  • enforcing resident and property rules and regulations fairly and equitably.

Administration Requirements & Responsibilities

Proficient computer skills – Internet, email, Microsoft Office, on-site security system

Collect monthly rents
Submit monthly rent and maintenance logs and bi-annual inspection reports
Complete rental agreements and other tenant related documents and forms
Maintain resident files and documentation

Conduct bi-annual apartment inspections

Coordinate and schedule service providers for apartment turnovers

Renting (year lease required)

  • stage apartments
  • respond to email and phone responses to ads promptly
  • schedule potential residents
  • conduct property and apartment tours,
  • screen applicants: credit checks, verify employment & rental history
  • assemble and complete new resident forms and documents
  • welcome residents to their new home
  • maintain ongoing knowledge of competition, including in-person tours
  • compile periodic rent surveys

Maintenance Requirements and Responsibilities

3-5 years experience in general hands-on maintenance

respond to maintenance questions and requests in a timely manner

troubleshoot electrical, plumbing, carpentry, appliance maintenance

determine whether maintenance is minor (manager) or major (service provider)

Perform minor maintenance, for example:

  • building: replace light bulbs, door locks, caulking, install blinds
  • plumbing: replace garbage disposals, leaking faucets, flush valves
  • electrical: replace light fixtures, switches, plugs, adjust timers

Monitor service providers and contractors

Recognize inexperience, carelessness, corner-cutting 

Daily walk-through of  property to confirm compliance

with safety, cleanliness and property appearance standards.

Daily cleaning of laundry rooms and common areas.  

Monitor pool  (pool maintained by pool service)

Monitor automatic sprinklers (landscaping  maintained by gardening service)

 

Work Schedule

Approximately 30 flexible hours a week, 2 days off second, third, fourth weeks each month,  2 weeks annual vacation.  An on-site assistant manager covers when the resident property managers are on days off and vacation.  There is no leasing office so hours are flexible.  Property managers have four tool/work rooms.   

 

Compensation Package

Annual Salary $90,000 a year plus 2BR 1BA apartment with 300 sq. ft. deck shaded by oak and maple trees, all utilities including cell phone and high-speed internet, 100% employer paid health insurance, paid vacation.

On-Site Manager
Job Description

The Manager's primary concern is to represent the company in a courteous and professional manner at all times, and to maintain a good working relationship between the residents, other park employees and the Owners.

Records. The Manager shall keep an accurate and up-to-date record of each tenant in the Park. 

Rent Collection/Deposit. The Manager shall collect the monthly lot rental from each tenant in the Park, as well as any other moneys or charges from tenants due the Park. They will record this information into the monthly rent roll and deposit all monies in a timely manner. At month-end, Manager will forward monthly rent roll and deposit receipts to Owner.

Bookkeeping. Manager will ensure all monies deposited and entered onto the rent roll balance at all times. Within five days of a change in tenancy, Manager will issue a security deposit disbursement form to Owner for reimbursement to the tenant.

Petty Cash. Manager shall be responsible for a petty cash drawer. They will maintain petty cash records and disburse cash for miscellaneous items.

Lease Enforcement. The Manager shall be completely familiar with the provisions of the Lease Agreement and Park Rules and Regulations. The Manager shall be responsible to see that the tenants are at all times in compliance with the provisions of the lease and enforce these regulations on an impartial basis. In the event that a tenant is in violation of a lease provision the Manager shall act quickly and courteously to equitably enforce the lease.

Hours. The Manager's office hours shall be posted and open to the residents of the Park and to the public for a minimum of 3 posted office hours each day (9:00 am -- 12:00 pm or 1:00 pm -- 4:00 pm), Monday through Friday, and weekends as necessary.  Manager to answer park phone Monday- Friday 9-5pm.  Manager will spend addtional time in office doing paperwork or meeting with Residents as needed throughout the month, but  Holidays recognized by Owner as paid days off are excepted. At all times during the day or the night when the Manager is physically present in the Park, the Manager shall be available to respond to emergencies within the Park.

Ongoing Maintenance and Repair. In addition to all other duties, the Manager shall be responsible for the ongoing upkeep, landscape, and maintenance of the Park, which includes, without limitation, the office/workshed and its contents, mailbox stands, landscaping, tree trimming, fencing, waterlines, the lighting, streets, and the signage located throughout the Park. Manager shall also be responsible for the ongoing upkeep and maintenance of all machinery, vehicles, and equipment located in the Park.  Opportunities for additional benefits for work performed outside of ordinary scope of work on case to case basis.  The Manager shall further be responsible to make minor repairs and to help all tenants as the need arises on a continuing basis throughout the terms of this Agreement.  

Other Duties. The Manager shall be responsible for other duties pertaining to the management and maintenance of the Park from time to time as requested by Owners.
