The successful candidate couple must have a passion for serving older adults with proven customer service and strong management/supervisory skills to assist in the management of the day-to-day operations of our retirement community. We offer a competitive salary starting at $60,000 to $70,000 per year depending on location. Overall Job Purpose:
Working hand in hand with the Community Managers as a team to ensure that we obtain and hold 100% resident happiness, 100% financial occupancy, 100% on budget with a 100% trained and motivated staff.

Minimum Job Qualifications and Requirements:
• Be able to work as part of a team with the Managers and the Chef to provide a great living environment for our residents and a safe and motivating work atmosphere for our staff. To support the Managers in the day-to-day operations of the Community.
• Willingness and ability to live on-site in an assigned apartment.
• Prior management experience including operational and financial experience in managing employees, customer service, purchasing, payroll and accounts payable/receivable.
• Demonstrated ability to communicate effectively in English, both verbally and in writing, with residents and staff.
• Ability to keep all business, operational and resident information confidential.

Maintenance Engineer: 

  1. Ensures proper installation, repair and maintenance of all equipment and plumbing.
  2. Ensures maintenance and repair of all finished surfaces in the hotel.
  3. Assists with installation and maintenance of air conditioning units, systems and HVAC operations.
  4. Reviews all outside contract services for departmental responsibilities with the hotel's General Manager.
  5. Maintains secure storage and complies with good safety practices.

Guest Services/House Attendant 

  1. Enters work place at scheduled time in uniform ready to begin work. Properly clocks in.
  2. Ensures prescribed amount of cash is on hand by counting and recording count.
  3. Ensure telephone service meets company standards. Telephone answered within three rings, using proper script. Transfer calls properly, perform wake up calls, take message politely and never give out a room number.
  4. Properly check in and out guests.
  5. Properly handle reservations.
  6. Ensure property management computer procedures are correctly implemented.
  7. Properly answer guests questions for directions or other needs.
  8. Assist with laundry needing completion. Fold linen, dry linen and wash linen as needed.
  9. Assist with cleanliness of lobby, corridors and elevator.
  10. Additional duties may be added as needed.
  1. Assist the Laundry Attendant in his/her duties.
  2. Removes dirty linen from Room attendants’ carts and replaces with clean line.
  3. Stock all storage rooms with supplies.
  4. Cleans guest rooms when assigned by Housekeeping Supervisor/Manager.
  5. Performs other task as assigned by Housekeeping Supervisor/Manager(vacuuming corridors, cleaning public areas, employee restrooms, washing windows, checking rooms, etc.)
  6. Maintains security for guests and property by following all security and safety regulations (i.e. cleans work area, removes all linen from dryers, turns off dryers at the end of the day, doesn’t smoke while on duty, etc.)

A Manufactured Home Community Owner Operator is seeking an experienced Community Manager or Management Team to manage the day-to-day operations, including sales and leasing of our 200-site manufactured home community in Traverse City, MI. Onsite housing & utilities are provided. Salary range contingent upon Individual Manager or Management Team and Experience/Skill Level.

The candidate for the Manager position will oversee the community's day-to-day operations. The candidate will supervise all personnel, including all maintenance aspects of the community, and utilize available resources to maintain the community in excellent physical condition, emphasizing stable fiscal operation, at all times.

Management Team will oversee the community's day-to-day operations as mentioned above and perform necessary maintenance duties that the community requires, including but not limited to light plumbing, electrical, home rehab experience preferred, rental home repairs, snow plowing, etc. General maintenance knowledge is a must.

Some DUTIES and RESPONSIBILITIES would include:

Rent collections.

Inspect the community grounds daily to maintain a clean, presentable appearance; identify any unusual activity; recognize and recommend areas for improvement to promote pride in community grounds.

Inspect any community-owned homes every quarter to ensure the home is being maintained and has no deficiencies that need to be rectified.

Maintain a professional image and attitude in prioritizing the community's objectives and the resident’s well-being.

Responsible for training, supervising, and development of all on-site personnel in accordance with company policies, with assistance from the Regional Supervisor.

Ensure all staff members comply with company policies, procedures, and performance of duties.

Communicate problems promptly and clearly and recommend solutions to the Regional Supervisor.

Maintain the community files and records.

Assist with special projects and administrative tasks.

Handle and report incidents and emergencies to the Corporate Office immediately and prepare the proper reports.

Serve all resident notices, including legal/eviction.

Create, maintain, & complete work orders in the program software on time.

Looking for a QUALIFIED CANDIDATE who possesses the following skills:

Manufactured Home Property Management skills and experience

Rent Manager experience a plus

Snow plowing experience preferred

Rental home repairs-including light carpentry, electrical, and plumbing

Knowledge of manufactured home laws and regulations

Leadership skills, including routine correspondence with vendors and contractors

Good organizational and time management skills

Strong administrative skills

Computer skills (Microsoft Word, Excel, Outlook, Rent Manager)

The community manager will be required to oversee contractors' installation of new manufactured homes as necessary.

Interpersonal communication skills, strong customer service skills, professional image & behavior

Ability to drive a car with a valid driver’s license and auto insurance required; position requires individuals to furnish their vehicle for property business errands

Compensation: Salary, Annual Bonus, Quarterly bonuses, Commission (via sales of homes, conversions, Lease Options, and brokered Homes, plus on-site housing, including paid utilities, company cell phone, & monthly gas allowance for a personal vehicle.
