MHPI, Inc. has an opening for a Property Management Team: Property Manager / Maintenance Manager at our 400-site Manufactured Home Community located in Cedar Rapids, IA. The community is well positioned in a nice residential neighborhood with good schools and just minutes from excellent amenities. We are currently bringing in brand new quality factory built homes and believe in creating high-quality places for our tenants to live in clean, quiet, and safe environments. We are looking for an experienced team, top industry compensation offered.
Job Purpose: Property Manager
Our Property Manager is responsible for increasing the overall occupancy of the property by selling and leasing community owned homes, responsible for the collection and deposit of site (lot) rents, responsible to manage the maintenance staff and oversee positive property curb appeal at all times, and to minimize property operating cost to maximize NOI. To achieve this, the Property Manager is tasked with advertising and filling vacancies; collecting and depositing site rents; negotiating and enforcing leases; and maintaining and securing premises while creating optimum curb appeal for the property and its residents. Property Manager oversees the assistant property manager and pool monitors.
Job Purpose: Maintenance Manager
The Maintenance Manager is responsible for the curb appeal and overall condition and cleanlyness of the property to include: landscaping, grass mowing mowing/trimming/edging, snow removal, trash pickup, tree trimming, and pool maintenance. Maintenance is also responsible to "make-ready" inventory homes which includes clean-outs, general repair, painting, light electrical/plumbing/gas, roofing, air conditioning/furnace troubleshoot, and flooring (carpet/vinyl) installation. Experience with all would be ideal. Maintenance Manager oversees a maintenance team of 2-4 people.
Additional General Duties:
* Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing available units.
* Contracts with tenants by negotiating leases; collecting security deposit.
* Accomplishes financial objectives by collecting rents; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
* Maintains property by supervising on-site maintenance staff, ensuring optimal curb appeal, investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services.
* Maintains building systems by contracting for maintenance services; supervising repairs.
* Secures property by establishing and enforcing precautionary policies and procedures; responding to emergencies.
* Surveys local rental rates for market comparison; calculates and monitors overhead costs ensuring profit goals.
* Prepares reports by collecting, analyzing, and summarizing data and trends.
* Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
* Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

Working Couple with their own RV needed - Corpus Christi, TX

I am 'Taking Applications' for an Honest and Caring Couple to live in YOUR RV at my place, McCord Business Center, to do mowing, weed-eating, cleanng a few restrooms, do maintenance on 'grounds', driveways, and buildings, for a Large Free RV site, with electricity, water, sewerage, Wifi. I cannot offer TV but we use our 'Tailgator' when we camp in our RV and it works perfectly. I would need the man to be pretty knowledgable in fixing small engines in case a lawnmower, etc. doesn't start, he can get it running, rather than my having to take it to be fixed.
I am hoping to put in an RV Park at this location and when (IF) it happens, I will need Campground Master Software skills, but that is some time off, IF it happens.
My place is Probably the Very Safest Place to Live in Corpus Christi. I have the Very Best, Considerate Lessees, who are on there for 'Business ONLY' in my place because I have Very Strick Rules saying that they cannot drink Alcoholic Beverages, Party, Congregate, or play loud Music on my Property. This way it stays Safe for my property, My Lessees, and YOU. My place has Security lights, and is behind a Locked Gate at nights, yet mere seconds to the Cross-Town Expressway.
Plus, You will be merely 15+- Miles from Padre Island National Seashore to enjoy in your 'time off' and there will be Lots of that because I really don't have that much work that needs to be done.

Wilbur is situated in a pristine natural setting with 4 flumes of hot mineral waters in which to soak and an 1800 acre nature preserve to hike in and encounter wild life. Guests stay in free standing cabins, the Solar Lodge (an 8 room building), and 2 rooms in the original historic hotel built in 1915, where a large community kitchen and other common areas allows them to cook their own meals and relax in a comfortable setting.
The General Management team lives on-site and works closely with CEO’s Sarana Miller and Aaron Davidman (who do not live on-site) to oversee all operations of Wilbur Hot Springs. This includes oversight of the annual budget, daily accounting and quarterly reports; hiring and management of all personnel including 4 front desk staff, 4 housekeeping staff, 3 outside facilities staff, marketing team, massage staff, and all contracted labor. The management team also maintains relationships with neighbors, county service organizations and state officials.
There are a dozen structures on the property in addition to the cabins, hotel and Solar Lodge: a combination of office space, shop space and staff housing. Familiarity with building maintenance, plumbing, electrical, carpentry, septic systems, water systems, solar systems and land management is important.
Daily accounts reconciliation necessitates familiarity with QuickBooks and a strong background in financial management.
Comfort with guest relations is vital. Guests come to Wilbur, some for decades, because they say it feels like home. Friendliness, warmth and interest in other people are important qualities in the management team. Attention to detail, use of systematic protocols and timeliness are necessary and must be combined with the ability to create a relaxed atmosphere where the guest is protected from the worries of the world.
We are seeking mature professionals: a two-person team with 10+ years of hotel and/or spa management experience who work well with others and have the ability to communicate effectively and respectfully. Good verbal and written skills and strong computer literacy are a must. Communication is paramount at Wilbur. Living in a remote setting is not for everyone. Staff work closely together. We want management that will create and lead a staff culture that is conducive to living consciously, to working together to create a healing environment for others, and to enjoying the benefits of living so close with nature.
Salary: $50,000 per person. Benefits include: Housing, utilities, internet, phone, and laundry. Vehicle and gas. 4 weeks vacation.
