Work Camper Couples - Fort Myers, FL

Our work camper opportunities are for work camper couples as we need two individuals working for 20 hours each per lot for a total of 40 hours per work week.
Responsibilities include but may not be limited to:
Escorting: By use of a golf cart getting renters to their designated spots. Checking lots for functionality before and after rental guests. Going over check in forms with guests.
Janitorial: Cleaning up of dog stations, picking up palm fronds, trash clean up area, wiping down areas throughout resort and restroom cleaning.
Maintenance: Handling the general upkeep throughout the resort.
Office: Clerical work, reservations, phone answering, and general office duties.
Activities: Scheduling, Table set up and tear down, Event assistance while working under an Activities Director
Availability is anytime August 2020 through April or May of 2021.

We are looking for experienced management/maintenance team to manage a manufactured home community in Vancouver, WA. This position requires the team to have previous manufactured housing community or apartment management/maintenance experience.
Responsibilities include: Direct day to day operations of a mobile home community, maintaining the overall appearance and safety of the property, collect rent and manage eviction process (as necessary), provide accurate and timely reporting on a daily, weekly and monthly basis, maintain organized resident files, enforce community rules/regulations, work effectively and cooperatively with residents, co-workers, clients and contractors.
Community maintenance requires: Grounds upkeep, follow through with maintenance projects, equipment operation and maintenance, troubleshooting minor plumbing and electrical issues helpful.
Qualifications: Team must have two plus years property management experience, have the ability to communicate with residents, vendors, employees and supervisors, computer skills required, ability to deal with resident problems and prospective residents in a professional manner, handle after hours emergencies, be organized and able to prioritize projects, listen and follow directions from supervisors. Previous manufactured housing community experience a huge plus! Candidates must also pass a background check. Position available immediately, please serious inquiries only.

Job Purpose: Property Manager
Our Property Manager is responsible for increasing the overall occupancy of the property by selling and leasing community owned homes, responsible for the collection and deposit of site (lot) rents, responsible to manage the maintenance staff and oversee positive property curb appeal at all times, and to minimize property operating cost to maximize NOI. To achieve this, the Property Manager is tasked with advertising and filling vacancies; collecting and depositing site rents; negotiating and enforcing leases; and maintaining and securing premises while creating optimum curb appeal for the property and its residents. Property Manager oversees the assistant property manager and pool monitors.
Job Purpose: Maintenance Manager
The Maintenance Manager is responsible for the curb appeal and overall condition and cleanlyness of the property to include: landscaping, grass mowing mowing/trimming/edging, snow removal, trash pickup, tree trimming, and pool maintenance. Maintenance is also responsible to "make-ready" inventory homes which includes clean-outs, general repair, painting, light electrical/plumbing/gas, roofing, air conditioning/furnace troubleshoot, and flooring (carpet/vinyl) installation. Experience with all would be ideal. Maintenance Manager oversees a maintenance team of 2-4 people.
Additional General Duties:
* Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing available units.
* Contracts with tenants by negotiating leases; collecting security deposit.
* Accomplishes financial objectives by collecting rents; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
* Maintains property by supervising on-site maintenance staff, ensuring optimal curb appeal, investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services.
* Maintains building systems by contracting for maintenance services; supervising repairs.
* Secures property by establishing and enforcing precautionary policies and procedures; responding to emergencies.
* Surveys local rental rates for market comparison; calculates and monitors overhead costs ensuring profit goals.
* Prepares reports by collecting, analyzing, and summarizing data and trends.
* Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
* Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

Our area is home to amazing lakes for fishing, a 130 mile long bike trail, amazing restaurants and small town Texas charm. Within 100 miles of our farm there are endless opportunities for entertainment with the DFW metroplex on one side and the mountains of southeast Oklahoma on the other.
In exchange for your FHU site, we ask that you contribute 24 hours a week per couple. These hours are flexible, depending on the projects for that week, leaving you ample time for recreation or an off farm job if you desire. We are looking to fill these spots as soon as possible.
