Responsibilities and Duties
- Keeping the facility rented at optimum levels by effectively utilizing advertising, promotional and customer relation skills as approved by management
- Provides outstanding customer service including assessing and resolving customer problems and professionally handling telephone, internet, and walk-in inquiries
- Shows, rents, and cleans self-storage units as well as actively selling and maintaining supplies of moving and packing materials
- Controls delinquencies through telephone contact and letters on a scheduled basis including sending out monthly invoices
- Cleans space(s) as vacated, hallways, and grounds as needed. Cleans office daily. Makes regular assessment of the condition of the property and resolves maintenance and cleaning issues
- Assist in preparing units for auction, vacate as prescribed by law and approved by management
Qualifications and Skills
- Customer service, retail sales, marketing, general office, and telephone skills
- Prior self-storage experience preferred but not required
- Great organizational skills
- General office functions and experience required
- Keen eye for attention to detail
- Valid Driver License and Insurance with reliable transportation (Required)

Located in the Carlsbad, NM Area
Our client is looking for a Domestic/Caretaker Couple to tend to their six homes and surrounding grounds. This large 100-year-old third generation family ranch is located 40 miles south of Carlsbad, New Mexico between the Guadalupe Mountains National Park in Texas and Carlsbad Caverns National Park in New Mexico.
The opportunity includes a competitibe annual salary for the couple, paid time off, housing, utilities, and truck for work use. This is an exceptional long-term, full-time job opportunity for a married couple seeking quiet enjoyment and honest work. The caretaker positions are typically five days/40 hours a week. However, when the owners visit, or if emergencies or special projects occur, additional days/hours will be required.
General Requirements:
- Take the utmost pride in the upkeep of homes and landscaping year-round.
- Couple must have a solid work history in housekeeping and lawn maintenance at a ranch or large estate.
- No children living at home.
- Upkeep of homes and assistance to owners during their visits.
- Ability to work independently, identify problems, and find solutions.
- Able to communicate with the owners and/or ranch managers daily.
- Must have basic computer skills (email, internet, simple recordkeeping), and must be able to use a cellphone to send/receive texts/pictures and directions.

One person will work in the office working with computer systems, residents, collecting rents, accounts payable, filing, and all other aspects of office work. The other person will work outside doing mowing, edging, painting, snow-plowing, light plumbing and electrical, and all other aspects of maintenance.
Property Manager:
- Direct sales and marketing activity.
- Perform weekly property visits with follow up.
- Ensure that all rents are collected and handle delinquency accounts with Attorney.
- 3 years of related management experience in retail, hospitality or property management preferred.
- Clear understanding of the budgeting process and effective financial management and analysis.
- Knowledge of computer systems is a must. Proficiency in rent management-based software.
- It is expected and required all business practices are conducted in accordance with company policy and procedures.
- Must be flexible, willing to work Saturdays, and able to adapt in a fast paced and ever-changing environment.
- To adhere to all applicable fair housing laws governing real estate sales, leasing and management maintenance service.
Maintenance Manager:
- Physical ability to effectively accomplish diverse skilled work in the repair and maintenance of facilities.
- Clean vacant lots.
- Basic electrical and plumbing repairs.
- Respond to resident service requests when applicable.
- Follow safety precautions.

Ranch Administrator / Infrastructure Maintenance - Deer Lodge, MT

Experience:
Office administration experience and property care maintenance required. Some ranching knowledge preferred. Horsemanship experience a plus.
Home automation, pool care, HVAC & water systems operation and care can be taught.
If you have ranching experience and would like to be involved in ranch operation the opportunity exists but the primary responsibilities are as listed above.
