Your Role
As an on-site team, you will be responsible for:
✅ Facility & Grounds Maintenance – Ensure the hot springs, cabins, and common areas are well-maintained and operating smoothly.
✅ Housekeeping & Hospitality – Provide a clean, welcoming environment for guests, including families, leadership retreats, and non-profit groups.
✅ Cooking & Meal Preparation – Prepare meals for groups when needed, creating a warm and nourishing experience.
✅ Guest Services – Offer friendly, accommodating service to visitors while maintaining the property’s peaceful atmosphere.

Community Manager & Maintenance Team Needed - Housing Included! Northern California

Property Management firm looking for one or two people to manage and maintain a beautiful manufactured housing community. Hiring in multiple locations in northern California. Compensation includes housing, utilities, wages for hours worked, and other benefits like paid time-off.
The work includes administrative duties - billing and collecting rent, taking applications from prospective tenants, meeting and talking with residents, being visible and present in the community, issuing notices and resolving issues when necessary. The work also includes maintenance duties - blowing/cleaning common areas, miscellaneous light maintenance duties, monitoring the septic system and coordinating maintenance vendors when necessary.
Training and support from the main property management office as well as periodic in-person visits from an experienced and supportive Regional Supervisor. Responsibilities:
Travel across sales area, conducting sales in our mobile uniform store.
Receive inventory, stock, clean and maintain clean professional mobile store.
Build and maintain strong relationships with key customers to achieve sales goals.

Requires traveling for a week at a time. The company pays for expenses.
Maintain hours of service logs as required by FMCSA.
Plan and optimize driving routes for efficient sales visits.
(1) team member must hold a CDL Class A. (We are willing to provide training to the right candidate if needed.)
Driver CDL Holder must have a clean driving history and current DOT Medical certificate.
CDL holders will be responsible for following all FMCSA Regulations as DOT requires.
Monitor Truck & Trailer daily for defects, schedule and maintain regular maintenance.
Qualifications:
Proven experience in sales, preferably in a regional or territory management role.
Experience in account management and maintaining a high level of customer satisfaction.
Excellent customer service skills with the ability to build rapport and maintain relationships.
Excellent sense of direction and the ability to take and follow directions.
Maintain a professional appearance and demeanor while working without direct supervision.
Competent in basic technical skills such as computer skills, internet, email etc.
Possess the physical ability to lift 25-50 lbs.

This is a Profit-Sharing Payroll. Training pay is also available during the training period.
Biweekly advances given on profit sharing, these are non-taxable and are taken back from profit sharing total as it is an advance:
Couple Team - $700 each bi-weekly.
Teams can elect to NOT receive this advance if they wish.
Profit Sharing to be paid based on sales from 28% to 32%, depending on sales.
%’s above is split equally between teams.
Profit Sharing to be paid on the 10th of the following month.
Expenses of fuel, meals and lodging from the previous month to be taken from profit.
Any facility rebates issued, to be taken from profit the current month.
Any write’s off incurred will be charged back on the profit sharing the month we receive those.

We are looking for a manager and assistant manager couple to live on site at the property. Applicants are required to live on the property and should have experience in sales, marketing, bookkeeping, minor computer skills, and maintenance. We are looking for a very friendly, enthusiastic couple that will be able to meet the public well and be able to fill up the vacant units. Friendly, outgoing personality will be a big factor in our decision. We will need an independent person that is good at meeting people and will take initiative to make acquaintances throughout the community. The manager and assistant manager will work as a team to cover the office hours (Monday through Saturday 10-6) and to clean and take care of the property. There will be some light maintenance which will include cleaning units, repairing drywall, picking up trash, etc. We are looking for a long term, stable arrangement.
The property is very nice and comes with a 2-bedroom 1-bath apartment that includes all utilities and appliances. One small pet is okay, however, there is a $500.00 pet deposit.

Duties and responsibilities of the Storage Manager and Assistant Manager
- Leasing units

- Arrange and schedule marketing
- Answer phone calls and convert them into visits to the property.
- Make community connections and contacts
- Promote Referral program
- Cover the office hours of 10:00 AM to 6:00 PM – Monday through Saturday
Amenities
- Apartment – 2-bedroom 1-bath apartment approx. 1000 square feet in size. Office is attached to the apartment. All appliances are furnished in the apartment including washer and dryer. Attached one car garage.
- Gas allowance – Due to making daily bank deposits, we provide a gas allowance of $100.00 per month.
- Electric, water, trash are included.
- Holidays are paid. These holidays included are Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas, and New Years Day.
- Two days off a week/If we have the coverage
- No commute time.

Care of Residents and Home:
- Oversee Management of medications and ensure proper documentation is done daily
- Manage Health/Mental/Dental care responsibilities for residents, as necessary
- Provide training in Life skills
- Support of residents volunteering, employment, and activities
- Ensure proper care and maintenance of assigned buildings, grounds, and vehicle
Essential Functions Residential House Manager:
- Develop residents' Individual Implementation Plan, including identifying measurable goals, to meet goals outlined in the Individual Support Plans.
- Update all staff on residents’ goals and changes in plans.
- Maintain resident records using agency-approved software.
- Maintain open communication with the resident’s care team, including natural supports, guardians, legal representatives, Waiver Support Coordinators, and other providers, as applicable. Attending meetings requested by any member of staff or support team.
- Fosters positive relationship between support staff and residents
- Completes all required reporting for funders within required timeframes, including billing, quarterly and annual reports, and other mandated requirements.
- Monitors Daily Service Logs to ensure each day is documented for each resident
- Review resident monthly fund statements with residents, resolve and report all discrepancies to the supervisor
- Promote the health, safety, and wellness of all residents. Review medication records monthly to ensure compliance with all rules and regulations. Promptly report medication error
- Schedule and conduct monthly emergency drills and review documentation of drills, respond to any potential issues or concerns
- Conduct and schedule monthly house meetings with residents and staff.
- Monitor program funds; including preparing and maintaining balance sheets of house expenditures, ensure receipts and statements balance and expenditure reports are sent to accounting monthly
- Prepare and distribute monthly paperwork
- Prepare and schedule monthly staff meetings
- Organize house meetings
- Assures the implementation of training of staff through onboarding, staff meetings, in-services, and other training opportunities. Ensures required training is completed annually and at expiration
- Provide leadership and direction in promoting the concepts, beliefs, and purpose of the program and organization
- Create a hospitable and professional work environment and function as a positive role model for residents and staff.
- Supervision of residential staff
- Maintain confidentiality and follow all HIPPA guidelines
- Other related duties as assigned.
Physical Requirements
- Must be in good physical, mental, and emotional health and able to assist residents and staff, as needed.
- Able to bend, reach, lift, drive, use cleaning supplies, and assist with yard maintenance.
General Qualifications
- Meet all the employment qualifications and pass all background screenings. This includes a Level II and Local background, and drug screenings.
- Successful completion of all initial and annual training.

Education, Experience and Skills Required

- One year of college from an accredited college or university and three years of documented direct experience in working with recipients with developmental disabilities
OR
- Four years of direct professional experience working with individual with Intellectual and Developmental disabilities may substitute for college on a year for year basis.
- Must be at least 25 years of age.
- Must hold a current valid driver’s license and have a good driving record.
- Ability to manage time, set priorities and to organize and follow structured routines.
- Must demonstrate exceptional problem solving and customer service skills.
