Manufacture Housing Community – Comstock Park, MI area
This position involves all aspects of office duties and park maintenance. The Park Manager should be comfortable with multi-tasking to handle the daily and monthly duties of the mobile home park. Prior experience in the mobile home industry or apartment management is preferred. This is a 81 unit park with 4 park owned rentals. This is a live-on site position suitable for a person or couple which includes a mobile home and utilities seperate from the office. A complete background check will be done. Job Overview
The Park Manager/Maintenance staff is expected to take full responsibility for all aspects of operating and maintaining the manufactured housing community and home remodeling and sales. Responsibilities include managing the operating income of the community, resident occupancy, curb appeal, community relationships, maintenance staff and maintaining positive resident and service provider relations.
The Property Manager position includes the following responsibilities:
• Leasing and marketing of mobile homes
• Completing leases and lease applications, maintaining resident records and files for leases, applications, rent deposits, security deposits, bank deposits, etc.
• Monitoring leases, maintenance orders, rent increases, late payments, collections, evictions, tenant move-ins and move-outs
• Providing excellent customer service to our residents
• Working closely with main Office Manager to ensure smooth running and operation of the park
Requirements
• Prior experience managing mobile home parks or apartments
• Excellent collection skills (collection calls, knocking on doors, letters, evictions)
• Experience working within a budget and minimizing costs
• Experienced negotiating with and managing subcontractors
• Strong communication skills
• Ability to manage office and maintenance staff effectively
Preferred
• Prior military or law enforcement experience is a plus.
Rustic Resort Manager -- Northern California

Big Bend Lodge consists of 9 efficiency cottages and a main house on the Eel River in Mendocino County in Northern California. The resort has provided groups of friends and families with an idyllic gathering spot for generations. The river provides a refreshing swim in the hot afternoons while the setting near the cabins is optimized for socializing and sharing meals in small groups or large.
The Resort Manager will live in the furnished main house, and will have property management as well as guest management responsibilities. The resort is highly seasonal such that on-site guest management is currently only required during the summer months. We are therefore looking for a candidate who can commit from mid-May to mid-September 2011. An interest in residing at the lodge year round is negotiable as we are looking towards developing more spring, fall and winter business in the future. Please be clear on your preference for summer only or an interest in exploring year round in your cover letter.
Resort Manager will have full responsibility for the 9 cottage resort including routine maintenance and grounds care of roughly 16 acres. Bookkeeping and office management experience required. Housekeeping is subcontracted and will be overseen and occasionally assisted by the manager. This could provide an opportunity for additional income if the manager prefers to fully cover housekeeping duties. There is also a handy person who will be supervised by the manager. The manager will be expected to prioritize tasks and oversee the timely execution of them for both housekeeping and the handy person.
Bookkeeping and Office Management experience required. Candidates must have basic bookkeeping and computer skills, including a solid familiarity with Word and Excel documents. The manager will be overseeing online registration of guests and must have proficient written communication skills for responding to online inquiries.
Hospitality Skills are vital to the management of this resort. The Resort Manager is the “face” of the resort. Some guests who have been coming every year, some for a decade or more, look forward to the camaraderie with fellow guests as well as the owners and/or manager. Manager must be enthusiastic and be a “people-person” with excellent hosting skills. Manager must demonstrate empathy, charisma, and a sense of urgency and intuition to anticipate guests’ needs. Manager may need to act as concierge when weekly guests need activity suggestions, especially after the initial few days of stay. Manager must also be able to intuit when guests would prefer privacy and be able to be "invisible" while still being able to quickly respond to any needs that arise. Experience in customer service is required. Experience in Hotel Management is preferred.
Supervisory Skills–ability to supervise a housekeeper and handy person as well as manage all vendors, contractors, etc.
Jack or Jill-of-all-Trades– plumbing, electrical, carpentry... a general construction handy person. Manager may be compensated for work considered beyond normal daily operations.
*Employee will be responsible for relocation expenses.

About The Property Manager Job:
Collect rents, post late notices (about 10/month), put ad on CraigsList and in newspaper when a park-owned home becomes available (about every other month), show the park-owned homes when they come available for rent, schedule outside vendors to make major repairs. Good record-keeping skills - each tenant's lease, notices, etc. must be kept properly filed. Please have professional appearance, and be courteous to our residents. This is a part-time position.
About The Maintenance Manager Job:
Hands-on general maintenance abilities, supervisory capabilities and the ability to meet timelines and schedules. Some, but not all, tasks are mowing common areas, rule enforcement, site inspections, installation of utility meters (about 30/year), swimming pool maintenance and open/closing, and subcontractor approval and supervision for major repairs. Please have professional appearance, and be courteous to our residents. This is a part-time position.
About The Compensation:
Free rent in double-wide mobile home plus utilities paid. Health benefits, paid vacations, and salary of approximately $40,000.

DESCRIPTION
We are seeking a motivated and enthusiastic working couple for an on-site Family Mobile Home Community Manager for a 105-space family mobile home community in Santa Barbara, California. The motivated team players will provide a hands-on approach in any necessary duties to accomplish the objectives and must have excellent people skills. The Managers' performance is crucial in maximizing the successful operation of the property and providing a safe and comfortable living community. One team member would be responsible for the overall maintenance of the park as well as several other properties and is a full-time position. The second team member would be a 3/4 time employee and be responsible for the majority of the office work on site without being at the other properties. Above all else, we are looking for a great working team!
We offer excellent compensation, in addition to a 3 bedroom/2 bathroom mobile home, with utilities (water, electric, gas and rubbish) for the Managers.
REQUIREMENTS
The Managers must live on-site in the Family Mobile Home Community. The successful candidates must be able to use a personal computer, including Quicken, Microsoft Word and Excel; and have diverse maintenance skills (e.g., light carpentry, painting, plumbing, etc). Previous mobile home park property management experience is required.
RESPONSIBILITIES
Duties include but are not limited to:
Review and screen potential tenant applicants
Enforce Park rules
Rent collection and deposits (no cash or credit/debit cards)
Eviction process if necessary
Prepare monthly reports for the owner and bookkeeper
Maintain organized resident files
Property inspections, record keeping and violation notices
Park maintenance (construction skills are helpful here)
Promote positive resident relations through quarterly newsletters, follow through on issues, Park neatness, etc.
