FEATURED JOB OPENING: Superintendant Couple - Ontario

The Superintendent Team consists of two individuals who live on-site, both performing some of the tasks required to operate and maintain the property. This position includes evening, weekend and on-call shifts.
FUNCTIONAL RESPONSIBILITIES
Leasing
- Follow all leasing service delivery processes and ensures that quality assurance objectives are met.
- Respond to telephone and “walk-in” inquiries for rental information.
- Arranges and conducts showings of available homes to prospective residents at their convenience.
- Complete Rental Applications, Tenancy Agreements, Tenancy Amendments, Renewals, and associated documents with customers.
- Runs credit reports and conducts reference checks for rental applicants.
Property Administration
- Follow all administrative service delivery processes and ensures that quality assurance objectives are met.
- Administer all written correspondence with residents.
- Receive rental payments, batches receipts in system, prepares and deliver deposits to bank.
- Monitors accounts receivable and follows collection processes to resolve outstanding amounts.
- Receives invoices for payment, matches them to completed work orders and batches them for payment.
- Must enjoy working in a fast paced environment
Property Operations – Maintenance
- Follows all property maintenance service delivery processes and ensures that quality assurance objectives are met.
- Inspects the entire property daily and addresses or resolves any noted deficiencies.
- Completes exterior and parking area litter picks as scheduled and ensures that the property is free of litter on an on-going basis.
- Complete daily building mechanical inspections and records readings.
- Performs fire systems tests and equipment inspections as scheduled and maintains fire equipment log.
- Maintains safe conditions in garbage storage areas and changes compactor bins.
- Performs common area repairs and maintenance, including preventative maintenance; replacing ventilation filters, touch-up painting, etc.
- Performs in-suite repairs and maintenance for occupied suites.
- Performs turnover suite repairs and maintenance.
- Allows access to, monitors and/or assists tradespeople, and inspects their work to ensure satisfactory completion.
QUALIFICATIONS
- Minimum Grade12 education, relevant post secondary education an asset
- Strong people kills
- Excellent sales and closing ability
- Solid computer proficiency
- Previous Property Management or related industry
- Valid DL and exclusive use of a reliable vehicle
- Previous experience in Property Management considered an asset
- Valid Driver’s License and vehicle required

Stable, mature couple needed for long-term live-in position. Must have excellent cooking skills, excellent organizational skills, be clean, detail oriented, with formal serving ability. Must be cheerful, eager to please. Includes daily hands-on cooking, cleaning, laundry, handyman, driving, shopping, or anything requested by the owners. (THIS IS NOT A PROPERTY MANAGEMENT JOB)
It is primarily a weekend house, but large and service demanding especially during the season. Flexibility is required - not a 9-5 job. Two days off during a week. There are three children here (cared for by nannies), and a cat and a dog. Pet friendly.

Both candidates must speak English and have valid drivers license.
The hands on duties of the Couple may include but not be limited to:
Cook/Housekeeper:
- usual domestic duties, cleaning, laundry/ironing, shopping.
- cooking and serving meals for the family. Sometimes more if guests at house with substantial dinner or lunch parties. It is essential that one or other of the couple is a good cook!
- feeding pets (1 dog and 1 cat)
- looking after the house and contents when the family is away
-driving: errands, shopping
Handyman/other:
- essential: ability to drive car.
- formal serving required
- house cleaning, vacuuming, floors, toilets
- general maintenance around the house, care of vehicles
- light handyman “projects”
- driving with errands, airport runs, some driving between locations, possible some driving in the evenings to parties or events.
Hours
24 hour on call but generally 40-50 hours throughout the week, (2 days off per week during a week), but with regular weekend working. Some weeks, there will be little to do except for cleaning and maintenance while at other times there will be more activity with lots of guests to look after. It is very important that the couple are available over holiday periods if needed.

Compensation:
Salary negotiable based upon experience, but in the neighborhood of $75 - $80,000 to start.

Job Description
Family Teaching Couple
Function:
This is a regular, full-time, exempt position. This is a live in position. Couples are responsible for the daily care of five youths, transportation, academic maintenance, behavioral management, social skills training, maintaining communication with youth’s family and youth advocacy. Couples will be responsible for conducting a continuous learning program as integral part of the home life. The training is inclusive of all areas of personal growth and directed toward the youth becoming more self-sufficient, developing self-control and discipline all aspect of his/her life, promoting positive social relationships, improving family relationships and advancing academically. This training process is to be done utilizing the Family Teaching Model.
Duties:
- Daily maintenance
- Assure that the kitchen is supplied with appropriate food items
- Assure the preparation of meals and snacks that meet USDA food nutrition requirements
- Prepare meals and assisting youth in meal preparation
- Assure that youth have proper and appropriate clothing for each setting that the youth may be in
- Assure that youth maintain proper hygiene and have necessary hygiene equipment available
- Assure that the home environment is safe, clean and secure
- Assure that youth receive proper medical and dental care
- Transport youth to all appointments, work sites, recreational settings, family homes, etc.
- Behavioral Management
- Participate in the development of treatment contracts which reflect youth’s needs
- Maintain a learning environment for youth in care
- Address youth’s behaviors in the context of the Family Teaching Model
- Encourage youth’s appropriate behaviors through the use of a variety of positive reinforcement techniques
- Communicate with youth regarding areas of need or concern in a non-judgmental solution finding process
- Insure that each youth is involved in the numerous decision making situations that accompany living in the community through a the use of a structured self-government program in the home
Assist youth in developing meaningful relationships with peers and adults
- Improve the parent/child relationship
- Community Outreach
- Develop positive public relations with community organizations
- Intervene with community on behalf of the youth
- Advocate for youth in a variety of community settings
- Develop vocational and academic planning with youth for the youth’s future
- Paperwork and documentation
- Maintain financial records for funds used in the home

Qualifications
- Bachelor’s degree preferable
- At least two years experience working with adolescents in a similar setting, preferably in the Teaching Family Model
- No criminal history
- Completed and approved MMPI**
- Ability to be insured by KPCCC auto insurance company
Supervision: Directly supervised by Program Manager.
Schedule:Dependent on home hired to work in.
