Manage this wonderful Dude Ranch with several full-time employees and part-time employees.  Resort has horseback riding,  hay rides. raffting, swimming pool, hiking,  offers 3 meals a day family style. Couples MUST have...  hotel-resort or guest ranch management experience....must enjoy horses (there are 2 fulltime ranglers on staff)..be computer savvy...understand the operation of a commercial kitchen...be creative as you are responsible for internet sales and being the Ranch Activities Director.  This is very HANDS-ON; you are  to ensure the guests have a wonderful-safe-meaningful stay while respecting the land and wild life.

Position pays $50,000 +,  a nice bonus plan,  comes with home and all utlities.  You should have your own car or truck; ranch has a truck for ranch business.

The Self-Storage Manager is an energetic, outgoing self-starter who has excellent sales, marketing and customer service skills. RESPONSIBILITIES AND DUTIES INCLUDE AND NOT LIMITED TO:

Sales, marketing, occupancy, and delinquency management of the facility

General management of the office including but not limited to opening and closing the office on time each day, keeping and balancing petty cash, making daily bank deposits and preparing daily, weekly and monthly reports as required by management

Becoming proficient with SiteLink, PPI, PC Charge and Falcon Gate software

 Renting and cleaning self-storage units as well as actively selling moving and packing supplies.

Learning phone protocol & consistently score above 80% on monthly Mystery Shops

Providing outstanding customer service including assessing and resolving customer problems and professionally handling telephone and walk-in inquiries

Maximizing rental income through learned revenue optimization techniques

Controlling operating expenses through judicious spending and sensible utility usage per Market standards

Performing ongoing local area marketing to increase traffic. Tracking marketing leads to optimize future marketing efforts. Organizing marketing events to promote your property

 Preparing units for auction as prescribed by law, and approved by management

 Effectively communicating with management and fellow team members

Maintaining property appearance and cleanliness including minor maintenance, removing trash, debris, cigarette butts, nails, broken glass, screws etc.

Performing daily lock checks as well as visual inspection

Ideal candidates will have:

 Prior self-storage experience, preferred but not required

Customer service, retail sales, marketing, general office and telephone skills a plus

Good organizational skills and basic knowledge of self-storage industry law

Ability to pay close attention to detail

Microsoft Office applications required

Experience doing minor repairs, painting etc.

Willing to relocate to Dallas/Ft Worth area to live on property

Reliable transportation

Physically able to lift 50 pounds and spend extended periods of time outdoors

FEATURED JOB OPENING: Self Storage Resident Manager Team - Louisville, KY

Storage Management / Store Team/Couple - Dallas/Fortworth/San Antonio/Austin-Texas

We are interested in either a very driven single property manager qualified to do all tasks listed in the job description or a two person team or couple to maximize the rental potential of a self storage facility location and oversee all aspects of storage transactions, customer service, rentals, record-keeping and security. These individuals will be responsible for the efficient and effective operations of the store through general property maintenance, a strong desire to grow the business,through outside the box thinking, developing effecting branding and marketing strategies, a positive attitude that reflects a desire to maintain the highest level of customer service and respect for internal and external customers.

 Both individuals must be able to conduct themselves professionally while servicing customers and both must have the ability to perform office duties. Additional responsibilities include community involvement through marketing initiatives.

 One individual must be able to perform office duties as well as light maintenance on property such as removal of weeds, light electrically, light plumbing, cleaning units, fixing doors and removing debris. This person must be endure exerting up to  50 lbs of force occasionally and/or up to 20 lbs of force frequently and/or up to 10 lbs of force constantly to move objects.

This position requires a valid driver’s license and maintain a good driving record to operate motor vehicles with both types of transmission (automatic or standard).

Additional skills a plus:
