Spend your summer in the beautiful northwoods of Wisconsin as a resident manager at one of the Northern Highland American Legion State Forest's rustic campgrounds. Resident manager responsibilities include registering campers, collecting fees, selling admission stickers, providing information, daily toilet cleaning, picking litter, painting, lawn mowing, and other campground maintenance. Candidates must have strong customer service skills, be friendly, energetic, self-motivated, able to work independently, able to handle money accurately, and have basic cleaning and maintenance skills.
This is a paid position running from approximately May 19-October 14, 40 hours per week from May through Labor Day, 20 hours per week after Labor Day. A campsite is provided free of charge. There are NO electric, water, or sewer hookups. A small generator is provided for battery charging/meeting basic electricity needs. Generator use is allowed 10am-5pm daily.

The managers will ensure smooth daily operation of two self-storage facilities and a multi-tenant warehouse in Pittsburg, KS and is responsible for, but not limited, to the following:
- Rental of storage units/increasing occupancy
- Managing accounts receivables (collections)
- Merchandise sales

SUMMARY
The Self-Storage Property Manager is an energetic, outgoing self-starter who has excellent sales, marketing and customer service skills. He/she aggressively contributes to profitability by developing and maintaining mutually beneficial business relationships and being committed to customer satisfaction. This level manager pays close attention to detail and has general accounting, marketing and basic computer skills.
Employee shall perform all services appropriate to the position and within the duties and responsibilities described below. The Employee shall devote Employee's best efforts and attention to the performance of their duties. For and in consideration of the compensation specified below, Employee's duties consist of, but are not limited to:
RESPONSIBILITIES AND DUTIES
* Employee reports directly to his/ her District Manager.
*Responsible for the sales, marketing, occupancy, and delinquency management of the facility.
*Keeping the facility rented at optimum levels by effectively utilizing advertising, promotional and customer relation skills as approved by management
*Provides outstanding customer service including assessing and resolving customer problems and professionally handling telephone and walk-in inquiries
*Shows, rents and cleans self-storage units as well as actively selling and maintaining supplies of moving and packing materials
*Maintains all required tenant documentation in a neat and orderly manner as directed by management
*Controls delinquencies through telephone contact and letters on a scheduled basis including sending out monthly invoices
*Cleans space(s) as vacated, hallways, and grounds as needed. Cleans office and restrooms daily. Makes regular assessment of the condition of the property and resolves maintenance and cleaning issues.
*Maintains a neat, clean, safe and secure facility including minor maintenance and daily lock checks as well as visual inspection daily
* Report all necessary repairs, present/projected vacancies, accidents, and changes of tenancy to Regional Manager immediately following discovery.
*General management of the office including but not limited to opening and closing the office on time each day, keeping and balancing petty cash, making bank deposits and preparing daily, weekly and monthly reports as required by management

*Hire and train additional staff (under the direction and supervision of the Regional Manager).
*Assist in preparing units for auction, vacate as prescribed by law, and approved by management

WORKSKILLS
Basic computer operation required. Candidate must understand and be proficient in MS Word, Excel, and Outlook. Preferably experience using a self-storage software application but not required. Understanding of an automated gate system preferred but not required.
EXPERIENCE - QUALIFICATIONS
Customer service, retail sales, marketing, general office and telephone skills are all requirements for this position. This is not an entry level position; candidates must have experience in the categories listed above.
Prior self-storage experience preferred but not required.
Good organizational skills and basic accounting practices. Successful record of accomplishment of sales and marketing skills in the self-storage or retail industry. General office functions and experiences required. The applicant must have the ability to pay close attention to detail.

HS Diploma and some college preferred

WORK ENVIRONMENT
We offer a professional work environment that rarely requires you to work nights. Typical hours are 9AM - 6PM. Weekends and some holidays are required. HOURS AND DAYS OF WORK
In performance of the duties described, Employee shall work according to the schedule, as follows; Full time Employees (34-40 hours/week), will work five (5) out of seven (7) days of the week with a minimum of one-half (1/2) hour off for every six hours worked or one (1) hour off for every eight (8) hours worked for lunch. A ten (10) minute rest period for each four hours of work or major portion thereof is also required.
