SUMMARY Responsible for physical security, maintenance, greater property and affiliated properties, including houses, adjacent buildings and facilities, grounds, animals, equipment, machinery, and security/utility systems. Also responsible for a variety of domestic services in houses.
DUTIES/RESPONSIBILITIES, other duties may be assigned. 1. Provides security and care for property at Double 4 Ranch. 2. The normal work week is five and one–half days per week. During the times Family and/or guests are present, days off will be arranged in advance so that they will not conflict. This would allow days off during the week or as otherwise mutually agreed vacations and days off will be in accordance with the True companies’ policies. Vacations must be scheduled well in advance. Typically the full day off is a mutually agreed weekday in the middle of the week, (Wednesday) and Sunday being the partial day. 3. Performs routine and special security checks at the Double 4 Ranch area. 4. Monitors buildings and grounds to prevent unauthorized access. 5. Performs all required grounds keeping duties including, but not limited to, mowing, trimming, weeding, raking, planting, fertilizing, and watering, and maintains the watering systems. 6. Provides house cleaning, laundry and cooking on a regular basis. 7. Communicates at least weekly with a Partner at his convenience with status of properties. 8. Picks up the mail. 9. Handles light maintenance and repair for all the facilities. Provides preventive maintenance and minor repair work for all operating equipment. 10. Watches and listens for malfunctioning equipment, appliances, etc.; reports current problems or anticipated problems; repairs by own discretion or calls for outside service, as authorized. 11. Maintains the domestic water and sewer systems, water wells, irrigation system, and water lines. 12. Repairs and paints exteriors as needed. 13. Maintains fences and, when appropriate, builds new fences. 14. Hauls trash to appropriate landfill. 15. Provides transportation as needed. 16. Checks houses not less than every other day. 17. Does grocery, supplies and parts shopping as necessary. 18. Engages and supervises third party service providers authorized by Senior Partner in advance. 19. Resides in housing provided with immediate family only. Keeps house and yard in clean and orderly condition. House inspection shall be allowed given reasonable notice. 20. Keeps personal pets and other animals only as approved in advance on a case–by–case basis; adheres to condition that, in no case, will animals be allowed which are dangerous, uncontrolled, noisy, or interfere with people or other animals. 21. Keeps records of purchases such as groceries, supplies, parts, feed, seed, gasoline, etc., and submits on a regular basis; orders replacement stock as needed and authorized. 22. Communicates and cooperates with True family members, their guests, customers, and employees, outside service agents, and, if applicable, law enforcement agencies, in order to maintain a secure, courteous, and professional environment. 23. Performs other duties as may be assigned. 24. Recent fire on property so knowledge of reclamation desired, falling trees and seeding and corrosion control.
QUALIFICATIONS Positions are best suited for a couple who will live full time on the property in a single family dwelling. These jobs are suitable to very motivated people that are willing and able to complete many tasks and work without direct supervision on a diversified ranch. These are full time salaried positions complete with housing, utilities and full company benefits. This is a remote location several miles from Wheatland, WY. Must have some relevant work experience, handyman skills, cooking and household skills, equipment maintenance skills, must have valid driver’s license and good driving record, must have good communication and interpersonal skills, and must be willing to work extended hours and weekends. Complete credit and background check required. Must be physically able to work outdoors in all types of weather, on hard surfaces, and uneven terrain; must be able to climb to and work at heights of up to 25 feet; must be able to safely operate machinery, equipment, power and hand tools, and work safely with chemicals and cleaning agents; and must be able to perform moderate to heavy lifting and carrying of equipment, supplies, furniture, feed, and miscellaneous items weighing up to 75 pounds. Must have normal or correctable vision and hearing; must use safety equipment and wear protective clothing as required.
FEATURED JOB OPENING: Caretaker Couple Wanted - 200 acre Ranch on Lake Athens - Athens, TX

We are seeking an experienced, energetic, organized, and self-directed couple with a positive attitude. The couple will maintain the primary residence, the caretaker’s residence, guest house/garage, horse barn and stable, all outbuildings, grounds, equipment, and animals on a ranch.
This position is for a family’s second residence and requires that the couple live on site. A 2,000 s.f. 5-bedroom house, built in 2005, is provided for the job, as well as a Ford F150 pick up truck.
When the family is in residence or during special events, the schedule is flexible and can require long hours over holiday weeks or weekends. When the family is not in residence, schedule is a normal five day work week.
Responsibilities include but not limited to:
*Maintain the property to the highest standard.
*Provide security.
*Perform all required grounds keeping duties, including mowing and edging, light tree trimming, weeding, mulching, spring and fall clean-up.
*Maintain all vehicles including cars, trucks, tractor, ATVs, motorcycles, boats and jet skis.
*Handle preventive maintenance and repair on all buildings.
*Handle preventive maintenance and repair work for all equipment.
*Keep building exteriors clean; repair and paint building exteriors, as needed.
*Clean window and door seasonally.
*Maintain fences and gates.
*Keep property and equipment organized and clutter-free, including yard debris.
*Supervise and manage special improvement projects as directed by owner.
* Maintain boats, jet skis and the boat dock.
*Housekeeping
*Laundry duties, washing and ironing, as needed or twice daily when the family is in residence.
*Organize, manage and restock household inventories. Grocery and supply shopping, as needed.
*Care of fine furnishings, artwork and delicate surfaces and linens.
* Will be required to prepare, serve and clean up evening meals when family is in residence.
* Assist in clean up during special events and dinners, as required.
*Provide care and feeding for all farm animals, including horses and a camel.
*Cleaning barn and corral.
*Arrange for delivery and storage of hay each season,
*Purchase and restock other food including grain, as needed.
*Other duties, as assigned.
Requirements:
Valid driver’s license

Strong knowledge of plumbing, electrical and technical systems.
Ability to work with minimal direction.
Strong project follow through.
Strong knowledge of property maintenance.
Ability to pass thorough background check.

Work Camper position is for trade of 28 hours per week, which is four 7 hour shifts per week and these shifts can be divided in any combination for Work camper couples. Compensation is for your accommodations which include a full hookup site including utilities, propane deliveries, laundry, and a 10% General Store discount, but does NOT include pay. Additionally, Top of the Hill RV Resort pays a $250.00 bonus for committing to and completing a full year of service (one bonus for one year of 28 hours of weekly service being completed).

Owner is a semi-retired pastor who needs to be away on weekends (he still leads Sunday services for a small congregation in Minnesota), and, he would like to free up more of his time for his efforts to build a biblical study library in Forest City, IA.
Forest City is a small town with small town values, strong churches, a wonderful public school system, a fine Christian academy, and a 4-year college. There are many cultural and recreational activities in the area including fishing, hiking and cross-country skiing, concerts and sports activities. We are only 2 1/2 hours from professional sporting and cultural events in Minneapolis.
This two-person position involves front desk duties, management duties, repair, maintenance and lawn care. A long-term partnership relationship with the owner is possible. Salary is modest but an onsite apartment is provided with all utilities including cable TV and WiFi.
