One person must have management and/or bookkeeping experience; the other person must have experience in landscaping maintenance and minor repairs. They will also need to understand mechanical as the park is on septic and well. The systems run well, but do require daily checks. Person will eventually be certified through classes for small system water operator as well as septic maintenance provider. All schooling will be paid for by company and on-hand instruction will be provided by current manager. Candidates will have a professional appearance, be detail oriented, and organized. On-Site Manager
Job Description
The Manager's primary concern is to represent the company in a courteous and professional manner at all times, and to maintain a good working relationship between the residents, other park employees and the Owners.
Records. The Manager shall keep an accurate and up-to-date record of each tenant in the Park.
Rent Collection/Deposit. The Manager shall collect the monthly lot rental from each tenant in the Park, as well as any other moneys or charges from tenants due the Park. They will record this information into the monthly rent roll and deposit all monies in a timely manner. At month-end, Manager will forward monthly rent roll and deposit receipts to Owner.
Bookkeeping. Manager will ensure all monies deposited and entered onto the rent roll balance at all times. Within five days of a change in tenancy, Manager will issue a security deposit disbursement form to Owner for reimbursement to the tenant.
Petty Cash. Manager shall be responsible for a petty cash drawer. They will maintain petty cash records and disburse cash for miscellaneous items.
Lease Enforcement. The Manager shall be completely familiar with the provisions of the Lease Agreement and Park Rules and Regulations. The Manager shall be responsible to see that the tenants are at all times in compliance with the provisions of the lease and enforce these regulations on an impartial basis. In the event that a tenant is in violation of a lease provision the Manager shall act quickly and courteously to equitably enforce the lease.
Promotion. Until each lot is leased in the Park, the Manager shall actively promote the Park to all prospective tenants. Manager will advertise and promote the sale of park-owned homes and receive additional benefits for such sales.
Hours. The Manager's office hours shall be posted and open to the residents of the Park and to the public for a minimum of 7 hours each day (9:00 am -- 12:00 pm and 1:00 -- 5:00 pm), Monday through Friday, and weekends as necessary. Holidays recognized by Owner as paid days off are excepted. At all times during the day or the night when the Manager is physically present in the Park, the Manager shall be available to respond to emergencies within the Park.
Ongoing Maintenance and Repair. In addition to all other duties, the Manager shall be responsible for the ongoing upkeep, landscape, and maintenance of the Park, which includes, without limitation, the office/workshed and wellshed facility and its contents, mailbox stands, landscaping, tree trimming, fencing, , RV storage, waterlines, the lighting, streets, and the signage located throughout the Park. Manager shall also be responsible for the ongoing upkeep and maintenance of all machinery, vehicles, and equipment located in the Park. Opportunities for additional benefits for work performed outside of ordinary scope of work on case to case basis. The Manager shall further be responsible to make minor repairs and to help all tenants as the need arises on a continuing basis throughout the terms of this Agreement.
Other Duties. The Manager shall be responsible for other duties pertaining to the management and maintenance of the Park from time to time as requested by Owners.

Caretakers - Farm - Kapoho, HI

We are looking for an honest, dependable and stable couple or small family to be the caretaker(s) at our 7 acre off-grid farm in Kapoho, Puna District, on the Big Island of Hawaii.
We have about 7 acres, of which around half has been cleared of forest. We have a certain amount of fruit trees growing, and keep adding more. We also have a large vegetable garden which is producing some great crops. We currently have ten chickens which are laying about 4-5 eggs a day. We plan on continuing to increase the amount of food we grow, and to make the place as self-sufficient as reasonably possible.
The caretakers responsibilities are mainly in the following areas:
Mowing, weed-whacking, weeding, mulching, composting, harvesting, some basic building maintenance, keeping the fast-growing invasive species in check, assisting with our vacation rental from time to time, and almost certainly some other new project that we have not even thought of yet!
The couple/family suitable for the position will:
1. Be able to work with or without supervision.
2. Be strong enough to handle a variety of power tools and to move heavy objects such as rocks and logs when needed.
3. Have good communication skills. 4. Have at least one person available most of the time to deal with any and all of the different kind of situations which arise in off-the-grid living.
5. Not smoke tobacco or marijuana.
6. Appreciate the natural quiet of this area and will not wish to pollute it with noise. We live in a very quiet neighborhood where we greatly appreciate the sound of nature, and we would like our caretaker(s) to respect that.
In return for work on the farm, we offer the following accommodations:
A 16ft by 16ft off-the-grid cabin with solar electricity, hot and cold running water, shared refrigerator, composting toilet, outdoor shower, kitchen with 2 burner gas stove, outdoor area with picnic table and many other great features. The place is quiet, private and extremely beautiful. You really have to see it to appreciate it. Plus we are close to the ocean, a natural warm pond, and many other natural treasures.
This is a work trade for accomodation only. We do not offer any money as part of the deal, although you will be provided some quantity of fruits, vegetables and possibly meats when there is enough to share, which is usually.
That said, if you are dependable, hard working and a little creative, there are definitely opportunities in the area to make money.
Our preference is to find people who are really happy here and who make it their home for an extended period of time, with a minimum commitment of 6 months.

1 Manager & 1 Front Desk Clerk Needed; Wage + RV Site Incl for our Motel & Campground by Glacier National Park - Columbia Falls, MT

Locally owned motel and campground within 15 miles of West Entrance of Glacier National Park seeks 1 2nd Shift Manager (full-time) and 1 Front Desk Clerk (part-time) to oversee our property May-September 2014. Each candidate MUST have a minimum of working at least 1 year working front desk for a hotel/motel or campground or pls do not apply. The Manager would work approximately 38 hours a week covering 2nd shift 2:30/3:00-10:30pm Wednesday-Sunday; then on-call Monday/Tuesday to cover if the FDC is sick. The FDC would work approximately 32 hours a week covering 2nd shift Wednesday/Thursday, on-call Friday, and 1st shift (7am-3pm) Saturday/Sunday. This would allow for the possibility of you having Mondays and Tuesdays off together. You will be responsible for everything arising during each of your shifts including: checking guests in/out; reviewing daily transactions; processing phone and email sales; and providing travel and local information to guests. The Manager would prepare the night audit, post work schedules weekly, oversee any staff or guest issues 2nd shift, on-call for questions 2nd shift from other staff, walk the property several times nightly to interact with guests and inspect cleanliness of property, contact late guests re after-hour procedures; proper closure of lobby at 10:30pm; and answer the phone after hours two nights a week (Saturday/Sunday). The FDC during 1st shift in addition to the tasks named above is also responsible for breakfast service set-up, re-stocking and clean-up, along with guest interaction by sending our guests off with a smile to enjoy their day. Our property has 29 guest suites all individually decorated with plasma TVs, microwaves, refers, heater/AC, and private bath, to sleep 2-6 depending on the type accommodation; 14 full hook-up RV lots; 3 camping cabins; and July-Labor Day we also have 2 camping tipis and 2 camping wall tents. Property amenities include 24-hour laundromat with ice, snack and soda machines; his/her RV restrooms and showers; community firepit; bbqs; miniature golf; frisbee golf; giant yard yahtzee and scrabble; badmitton; game area with pingpong, foosball and sandbox; swingset and teeter totter. We consider ourselves budget lodging, but want every guest to be impressed with our amazing customer service and property amenities -- not to mention our proximity to the 4th most visited National Park in the United States with more than 2 Million visitors annually. We already have an amazing 1st Shift Manager and full-time Maintenance Tech year-round so just need to have the perfect couple to finish out our team -- and we would love to have returning staff. Wage is $12/hour each + free RV lot with full hook-up, 30 amp, and expanded cable. You must have your own RV if you wanted to live on-site. Children of staff are not permitted to use property amenities naturally. Our property is dog friendly so would allow 1-2 dogs; no cats or other pets.
