Resident Manager TEAM (2 Persons) Manufactured Housing Community (Oregon) Resident Manager TEAM Job Responsibilities for Manufactured Housing Community: This position is very much like being the Mayor, Police Chief, Supervisor, Gardener, Maintenance and Civil Engineer. A multi-lingual ability, English/Spanish is preferred, but not necessary.
Work hours are full time Monday through Friday or as needed with weekends off. However, individuals must possess an attitude of self-motivation, problem-solving and hands-on approach to the task and objectives of the moment. Being able to prioritize work and budget for the community needs is essential. A daily inspection of the property is expected. Assist residents to maintain their property in a way that enhances the visual and physical comfort of the community at large by giving notice in a respectful manner that compliance with rules and regulations is necessary (this is where the Mayor/Police Chief sales skills come in handy).
Office Manager Duties: Public Interaction -- Answering the phone and assisting "walk-in" traffic. Thus, emotional maturity, being organized, efficient, diplomatic, being able to deal with a diverse population in a fair and ethical manner are absolutely necessary. Other office duties: Complete rental applications. Run credit checks. Know Laws and Park Rules. Off-site Management firm assists with these as well as working with attorneys if need be. Collect and post rent in an accurate manner. Basic computer skills to operate computerize office system designed for this application. Most of the activity of this nature occurs the last few days of each month and first 5 days of the following month so having the office open and being available is key. In between such activities, other notices such as "compliance issues" (late rent payment, yard maintenance, etc.) are delivered to the residents. Follow-up to these notices is a BIG factor in having residents comply and be happy at the same time. One must recognize that not all people are happy all the time so there are challenges in dealing with residents. Be responsible for petty cash, bank deposits, rental agreements, etc.
Maintenance is important and the individual will need a working understanding of electrical, plumbing, home repair and landscaping Gardening -- around the manager's unit and other common areas. Adding enhancements to beautify areas of the community is a bonus. ?Attend meetings to keep current on up-dates laws and to enhance one's own job performance.
A little bit about this community. This 100 space family mobile home community located in the Eugene area. Qualified candidates must pass a background check which includes, but not limited to, credit, criminal, eviction history and mandatory drug testing.
Qualifications: We are seeking an energetic, self motivated TEAM (2 PERSONS), who enjoy people, office work to include rent collections, enforcement of Rules & Regs, physical outdoor duties to include landscape maintenance and basic handyman services. Property Care Taker (Couple) - Port Lavaca, Texas, TX

We operate a 550 acre ranch with a lodge that we rent to duck hunters and fisherman for in season months and through airbnb weekend rentals for the remainder. Job description:
Day to day property maintenance, lawn care, handyman type activities, feed cattle, minor fencing repairs, greeting lodge guest, cleaning lodge between guest arrivals and departures. Cattle are worked by contact cowboys.
Generally, the owners for a period of one-two years plan to travel for 3-6 weeks and return for 2-4 weeks. The owners would coordinate with the successful candidates such that they would have several weeks per year of off duty time.
Great back bay sportsfishing. Corpus Christi, San Antonio, Austin and Houston all within 3 hour drive.
Compensation:
Private lodging and all utilities provided. In addition, a percentage of lodge income will be paid on quarterly basis, which should generate an additional $200-400/month. It is estimated that the total management time will be 20-30 hours a week.
Timing will be the 4th quarter of 2017. We will begin builidng the accomodations for the successful candidate.
This position is ideally suited for a retired couple looking for a 1-2 year asignment with longer term potential if the opportunity works for all parties.

We are looking for an energetic and motivated couple with a strong work ethic to live on site and manage the day to day operations of a mid-size self storage faility and Uhaul. The position requires the couple live on site. The couple will work together running the office and maintaining the upkeep of the property. Managers responsibilities will be renting units to new tenants, taking payments, processing move outs and lien auctions. Both must be computer literate and internet familiar.
Managers will also be responsible for the safe keeping of all monies coming into facility and make regular deposits to the bank. Successful managers will work proactively on marketing and advertising. Managers will communicate with owners on a regular basis. Property managers will be responsible for doing a security check in the morning and evening making sure that nothing looks distrubed or out of place and that units are generally secure. Managers will also maintain the cleanliness and neatness of all vacant units and the property in general, making sure that all trash and debris are removed, grass is cut and weeds are treated. A daily inspection would be required. Normal maintenance and upkeep is included. All applicants will be subject to a criminal background check, credit check, and drug screening.
