VINTAGE TRAILER PARK HOST COUPLE WANTED
Private vintage trailer park in rural San Diego mountains looking for live-in camp host couple. Qualities desired: suave, friendly, creative people with attention to detail (i.e. noticing broken water lines). The park is for recreation purposes only – there are no full time residents (except hosts).
This is a shared position so although hosts may live on-site full time, hosts will only need to be on-duty for two weeks at a time (two weeks on, two weeks off duty). Tasks include: security rounds, stocking bathrooms, monitoring water system, being present at night should something arise (most of your time will be your own because other staff does management, repair and maintenance). Pets allowed. Selected candidates must have their own trailer. Year-round trailer site and utilities are provided in exchange for minimal hosting responsibilities. THIS IS AN UNPAID POSITION; however, during summer months limited paid work may be available onsite. Hosts may have other employment but must be available overnight when on duty. The town of Julian is 3 miles away and there are paid employment opportunities in town. Start date Nov 1, 2016 if possible.

Seeking a couple to become Resident Managers for a 484 unit locally family owned self storage facility. Be team members in assisting to maintain and manage all areas of the storage facilities.
ESSENTIAL DUTIES ANDRESPONSIBLITIES
Manage the rental office four(4) days a week from 9amto 7pm(10 hour days).
Process payments (cash, checks, credit cards)
Answer phone for inquires and payments
Assist walk-in individuals with inquires and payments
Complete rental agreements
Enter new agreements or tenant updates in computer
Process daily mail
Keep common office areas clean and organized
Compile daily end of day deposit and report
Other office duties as requested (such as possible bank run)
Daily red lock management for tenants paying late (on days working office)
A minimum of once a day visual inspection of lot and all unit doors/locks
Conduct general light maintenance of storage facility as needed
Lawn mowing and snow removal in cooperation with other co-workers
Light duty including cleaning out abandon units, some lifting
Limited ladder work with alarms and lights
Vacate units as tenants move out - sweeping, spraying and trash outs as needed
SUPERVISORY RESPONSIBILIES
Not Applicable - part of a group that self manages and reports to business owner
QUALIFICATIONS
Ability to use a computer or the openness to learn the office systems
Valid Driver's License (ability to drive company vehicles for snow or other duties)
Basic math skills and cash management
EDUCATION and/or EXPERIENCE
None required - ability to learn and to communicate with co-workers.
LANGUAGE SKILLS
Ability to interpret and work from oral and written notes while dealing with a variety of clients/tenants, vendors, and co-workers,

Ranch Responsibilities
- Manage ranch business operations in a timely manner, ensuring utility and other Accounts Payable billing statements and expense reports are delivered to the Las Vegas Accounting Staff on regularly scheduled intervals.
- Manage all special permits and Public Water Systems policies and procedures.
- Provide weekly report to the property owner regarding any property or equipment deficiencies or malfunctions and develop plans to coordinate the appropriate action.
- Source vendors, supplies, equipment and machinery to find best price.
- Participation in landscape and building design projects. Ensure the health and diversity of natural plant life.
- Maintain seasonal greenhouse.
- Supervise and direct maintenance crews engaged in landscape, facility cleaning, maintenance and repair. The actual crew members may vary from season to season.
- Ensure facilities are “Guest Ready” at all times.
- Ensure water and power utilities are working and available at all times.
- The ability to professionally articulate and distribute meeting notes and share information with local authorities, various government agencies, fire prevention organizations, and construction consultants.
- Responsible for phone communication to and from the Ranch.
Ranch Management Qualifications
- Ability to communicate well in English and Spanish with maintenance crews, employees, consultants, construction trade personnel, and leasees.
- Ability to lift 25-50 lbs. and perform rigorous tasks frequently.
- Solid background and knowledge of horticulture, landscape design, irrigation / drip systems, and property maintenance.
- Mindset should be one of appreciation regarding conservation issues as they relate to the Ranch.
- Focus on the creation of beautiful grounds and facilities.
- Possession of a clean and Valid Nevada Driver’s License.
- Possession of a valid Nevada Health Card.
- Willing to participate in a background investigation as appropriate to employment in proximity to children.
- Demonstrate leadership skills and the ability to motivate and coordinate teams by communicating and working effectively with grounds crew and various vendors.
Compensation Highlights
Upon final selection there will be a 90-day probationary period. Nevada is a right to work State.
- This position is categorized as a 1099 position. Checks are disbursed twice per month.
