Manage Couple - Dallas, TX

We are looking for a modivated couple to live on site and run the daily management of a Self Storage property in Dallas. Compensation includes housing paid utilities , hourly pay and bonuses. This property has a nice 2 bedroom/1 bath apt with a 2 car garage and small yard.
You will be responsible for customer relations, collecting rents, renting units, promoting the property by marketing to the area, cleaning units, collections and auction management, and keeping the grounds clean, mowing and keeping the grounds free of weeds. This property does rent trucks so truck rental history is a plus. We need you to be a people person and most importantly a self starter. You need to both be computer literate. Campground Hosts Needed in Three Rivers State Park! - Sneads, FL
WHY DO WE SHOW EXPIRED LISTINGS?
We are in quiet Sneads, Florida and currently seeking resident volunteers willing to contribute 20 hours per week for minimum of 1 month and maximum of 4 months in exchange for a campsite this Summer and Fall (June through November 2018).
All sites are equipped with water, 30 & 50-amp electricity and sewage hookup. Come experience some of the best freshwater fishing in the state! Boating, wildlife viewing and simply relaxing are some of the activities you can experience during your service as a Campground Host at Three Rivers State Park. Responsibilities:
You will maintain sites and assist camper’s in our 28 site campground. There is one rental cabin to be cleaned as necessary. Work in the Ranger Station collecting fees and greeting park visitors. Campground maintenance to include cleaning fire rings and cleaning empty campsites. Mowing, as necessary. Provide assistance and answer visitor and camper questions. Provide assistance to park staff as necessary or directed. Will receive park training upon arrival for service.

Overview of Job
This position can be considered for any of our locations in Washington D.C, Rhode Island, Nebraska, North Florida, Central Florida or Louisiana.

- Live on-site in a Boys Town Family Home and provide direct care for 6-8 at-risk youth through creating a safe and loving family-style living environment
- Provide emotional support utilizing praise, positive feedback, affection and empathy to build ones self-confidence and respect
- Use rational problem solving techniques to teach youth critical thinking skills, assist with behavioral problems, counsel through personal issues and provide crisis intervention
- Plan, participate and provide opportunities for individual and family activities that are both educational and entertaining
- Display and teach parenting, family and relationship skills to youth, legal guardians and caretakers to create family engagement
- Maintain contact with both internal and external consumers agencies to obtain or provide information regarding youth’s behaviors, strategies and progress
- Prepare written records for household budgeting, tracking youth progress, reporting incidents/behaviors and document youth medical needs and appointments
- Teach and role model Boys Town values and ethical behaviors, as well as support and encourage participation in regular religious activities
- Supervise the activities of assigned Assistant Family-Teacher to aid in their development and success
- Manage the daily operating schedule of the home; assist with youth transportation needs, and overall household upkeep

Required Qualifications
- Be at least 21 years of age or older, except if applying for Washington D.C. due to contractual requirements one must be at least 22 years of age or older
- High School diploma or equivalent is required, some college credit is preferred
- Valid driver’s license with good driving record and ability to pass MVR Check
- Flexibility and willingness to work a wide array of hours, which includes days, evenings, weekends and holidays
- Ability to pass a thorough background check and reference verification procedure in order to determine one’s fitness to satisfactorily and safely care for youth
- Ability to attend a 2-weeks paid training in Omaha, Nebraska

Office
· Oversee day-to-day operations of the mobile home community, including community relations and staff supervision
· Collect rent and manage eviction process as necessary
· Advertise and fill vacancies and rentals to ensure 100% park occupancy
· Complete monthly reporting, including utility calculations
· Ensure up-to-date digital tenant files
· Enforce community rules and regulations, including reminding tenants and giving out notices
· Maintain wonderful community atmosphere by promoting positive resident relations
Maintenance
· Manage park appearances by up-keeping common areas, restrooms and recreational areas, and keeping them free of trash/debris
· Maintain all community landscaping: mowing, weeding, planting, leaf removal, etc.
· Conduct monthly utility meter readings
· Provide outstanding customer service to community members and vendors
· Cover all community maintenance, including (but not limited to): light remodeling, painting, carpet, appliance repair, door installation, bathroom fixtures, light interior plumbing, septic and well system
· Inspect property grounds and maintain property equipment daily
· Ensure curb appeal is maintained to the highest degree at all times
· Be, or become, familiar will septic and well systems

Office
· 2+ years property management experience
· Previous mobile home park experience is a major PLUS!
· Ability to effectively communicate with residents, vendors, employees and supervisors
· EXTREMELY comfortable with computers and computer programs, including e-mail, Microsoft Office, scanning, printing, PDFs
· Ability to read and write effectively
· Self-starter needing little day-to-day supervision
Maintenance
· 2+ years property management experience in maintenance
· Must have excellent time-management and organizational skills
· Ability to work with and manage all types of individuals
· Must multi-task and be able to properly prioritize tasks
· Knowledge of plumbing, well systems and septic a huge PLUS!
· Previous experience in light remodeling
· Attention to detail and high standards in regards to community aesthetics
· Self-starter needing little day-to-day supervision
