Community Manager(s) - Belleville, IL
WHY DO WE SHOW EXPIRED LISTINGS?
We are currently looking for a couple or enthusiastc individuals to manage our famliy owned and operated manufactured home community with a great location in the St. Louis, Illinois suburbs (Belleville). You must be looking for stable, long term employment. This position will include a base salary, hourly compensation, aggressive commission structures ad a pension/401K program; no medical benefits are provided.
Applicants with property management or sales leasing experience are preferred (bilingual is a plus). An extensive community manager training program will be provided. Applicant will be responsible, for all phases of the operation of the Property, including, but not limited to, general administration, home sales, site leasing, Resident relations, collection of rents and control of all personnel and resources so that the Community is maintained at all times in good physical condition with a stabilized fiscal operation. Adhering to all applicable fair housing laws is mandatory for this position.
The following is meant to cover the majority of the tasks to be performed:
Management
- Consistently execute the required delinquency protocol
- Consistently execute the required rule violation protocol
- Ensure residents adhere to the community rules and regulations
- Responsible for oversight and management of the maintenance and home remodeling staff
- Physically examine the property on a regular basis
- Receive and resolve resident complaints
- Assist in planning resident activities
- Supervise other community employees
- Fill vacant home sites
- Handle all details of move-ins and move-outs
- Ensure that residents are provided with a clean, safe, well maintained community
- Work within the established budget and notify the management of any possible variations
- Report accidents and emergency situations to the home office immediately and prepare the proper reports
Administrative
- Collect payments and handle delinquent accounts
- Make deposits
- Record payments and record rent payments through property management software
- Adhere to all appropriate Company policies, including, but not limited to use of property management software system, petty cash reports, summary reports, and special accounting items
- Process invoices for payment
- Maintain proper safe storage of resident files and records
- Process utility readings at some locations
- Prepare proper community correspondence
- Prepare and process leases and related forms
- Undertake background check for new residents
- Purchase supplies for the community
Sales
- Show new and used inventory homes for sale, properly interview and follow up with sales prospects
- Execute marketing & advertising for homes for sale within the community
- Complete required documents for a home sale
- Adhere to all state retailer license laws, regulations, rules and guidelines

Managing Couple Wanted for Small Mobile Home Community - Tacoma, WA

A part-time managing couple is being sought for a small, neighborhood manufactured home community in Tacoma, WA.
In exchange for managerial duties, $1000 cash and a well-maintained, 1400sqft, 2bed/2bath/office mobile home will be provided (rental value of $1000/month). Retirement and medical coverage are not included. Commissions are possible. Position is ideal for a retired couple or couple working from home.
Applicants would have good people & organizational skills; be computer, email, and Microsoft software literate; be in adequate health to maintain landscaping; be capable of addressing routine maintenance/minor repairs; and be responsible for arranging/overseeing service vendors. A truck is handy. One, well-mannered pet - 25lbs or under - is welcome.
The position is, on average, 20 hours/week -- i.e. busier in the summer growing season and at the beginning of each month to post rent and issue invoices. Requires 2 set office hours per week, however a strong on-site presence is achieved by living in the community, walking the park daily, and use of a cell phone to respond to calls, emails, texts, etc. With monthly payment and housing value, the compensation averages out to about $25/hr. Bonuses based upon occupancy are available.

Cafe manager, vegan chef, kitchen manager - Bolton Valley, VT

Our beautiful Inn on a mountain top has been established for 50 years and is now under new management. There are 15 rooms, including a Hostel (Dorm room) and a family suite. We want to bring in a manager, cook, and server to open our Cafe. Vermont is a huge Vegan hot spot, and we want to get known for the best vegan food around. The chef will be familiar with a large palet of tasty vegan food with everything from spicy to comfort food, plus baked goods and the best vegan pizza around.
The couple we are seeking will fall in love with this adorable place and want to stay with us long term and eventually own the land with us.They will be eager to help us build up the business then share the profits with the Inn managers. You can have the rare opportunity of becoming a part owner in the Lotus Mountain Retreat. The long term vision is to buy the property and business so you and your family can work for something that will stabalize your future income and reap the benefits for as many years as the place is still standing. There is a small stipend paid monthly. As the business picks up you will be sharing the income from the Cafe with the Lotus Mountain Retreat business. There is a huge potential here, but starting off it's pretty simple. If you need additional income for personal vehicles, insurance, or bills it's easy to get other employement around here because it's a tourist area. However, your first prioriety must be to serve the Inn. Ideally, we'd like to attract a couple that already has an income like a retirement pension.
In addition: you are lucky to just get to be here in this beautiful place. We have a hot tub, sauna, yoga room, beautiful lounge with a large firepleace, georgeous view, and the best part is this place is blessed with special peaceful vibes. There are hiking and skiing trails starting right at our property. You are welcome to bring or plan events here as well to help with the income.
