This is a position for a couple who take pride in the property, enjoy interacting with other people, have good marketing skills, have office experience (filling out on-line and printed forms, maintaining files, etc.), and at least one person has good minor maintenance skills and can monitor the property and make preventatiave maintenance recommendations.
The compensation package (described below) corresponds to compensation for managing a larger complex. This is an ideal position for resident managers interested in downsizing from a larger complex. This cat friendly complex does not have resident dogs.
Duties and responsibilities include:
Renting:
Staging apartments
Responding to ad inquiries
Showing apartments
Completing leasing documents
Administration and Community Relations:
Collecting rents and maintaining rent collection records
Enforcing house rules
Taking care of resident requests in a timely manner
Promoting positive resident relations
Submitting monthly minor maintenance report
Maintaining on-site resident and property files
Supervising service, cleaning, and major maintenance providers
Property Maintenance such as:
Swimming pool maintenance
Laundry room cleaning
Common area cleanup
Minor building mainteannce (e.g. light bulbs, door locks, light timers)
Minor plumbing repairs (e.g. replace garbage disposals)
Minor electrical repairs (e.g. replace light fixtures, switches)
Monitor automatic sprinklers (landscape is maintained by gardening service)
Work Schedule
Approximately 30 flexible hours a week, 6 days off a month, 2 weeks annual vacation. The on-site Assistant Resident Manager covers when the Resident Managers are on days off and vacation. There is no leasing office so hours are flexible. Managers have four tool/work rooms.
Compensation Package
Salary comparable to salary for 70 unit complex, plus 2BR 1BA apartment, utilities including phones and high-speed internet, 100% employer paid medical insurance, paid vacation.

Commercial Property Management Opportunity in Central Oregon offered to a prospective Resident Manager Team consisting of a couple. Included is a one bedroom/ one- bathroom managerial apartment that is nonsmoking/no pets, rent and utilities included for the duration of employment. Our economy brand motel, is located middle of town in Prineville, Oregon. Adjacent to the property is a combined bar and diner that share the parking lot. Prineville is a cowboy town that starts buzzing in late Spring and winds down early Fall. Activities through this busy season ranges from local softball teams, gem and fur shows, hiking/cycling tourists, and the Summer end Rodeo Finals. Year-round the weather is typical of a high desert region: summers are warm, winters are moderate. The town is undergoing renovations and there are commercial construction projects in the area.
The prospective Resident Manager Team would have experience conducting business while maintaining and operating a commercial and/or franchised lodging property to its maximum potential and reducing cost/increasing value when arranging for maintenance. Ability to speak in Spanish and or finding ways to communicate and coordinate with the largely Spanish-speaking housekeeping staff is expected.
Valued qualities would be honesty, self-motivated, goal-oriented, customer focused, hard-working, and possess a skill set to handle all aspects of commercial lodging operations including revenue management and sales/marketing.
General responsibilities include, but are not limited to the following:
Manage and motivate staff to create/maintain a family culture with focus on exceeding customer expectations.
Maintain property and guest rooms per standards outlined in Choice Hotel’s Room Condition training—which will be made available through Choice University, Choice Hotel’s learning/training platform.
Attain and maintain training certifications through Choice University platform—a cost that is absorbed by the company.
Working as a team to ensure coverage of the property’s business matters and maintenance of the resources and supply needed to keep operations running smoothly. If one person is watching the desk, another is getting the tools/groceries needed for repairs or laundry/breakfast service, if one person needs to rest the other is managing the front office business matters, etc.
Develop a strong trust relationship with senior management by providing transparency in reporting and daily communication.
Maintain professional relationships with surrounding businesses and customers staying at property. Fraternizing with customers is not advised—one of the reasons we are seeking a couple.
Ensure the property is up to professional standards—clean continental breakfast area, clean and repaired parking lot, replacing fused bulbs, all locks and windows functioning, etc.
Compensation includes negotiable salary and incentives on online review ratings. Open to discuss how we can help each other for a mutually beneficial relationship.
Manager Couple Needed ASAP - Houston, TX

We have 107 sites which include 2 park models and 5 RV rentals. The full-time management couple is responsible for all phases of RV Park operations.
Our campground is 1 mile from NRG Stadium and 3 miles from Texas Medical Center. The park mostly caters to the medical community and events when in town. Campground Manager Reservation System experience is a plus. A clean driver’s license is required to drive the shuttle to and from Texas Medical Center.
